Charming two bedroom garden flat Kensal Rise

THE APARTMENT Our two bedroom flat is on the ground floor of a period property in Kensal Rise, North West London. We're located in a laid-back, urban area with plenty of good local restaurants, bars, cool interiors and fashion boutiques, a gorgeous flower shop called Scarlet & Violet, plus our favourite local haunt, the Lexi, a boutique cinema, which is a couple of minutes stroll from the flat. THE ACCOMMODATION There are two bedrooms. The master bedroom has a kingsize bed, which is suitable for two guests, a wardrobe, a chest of the drawers and a bookcase. The second bedroom has a kingsize bed, which sleeps another two people, plus hanging and shelf space. There is a third sleeping area which is suitable for a fifth guest. We can also provide a travel cot and high chair. The bathroom has a bath with overhead shower, a sink and WC. There is a large sitting room with two sofas and a coffee table and it's the perfect spot to kick back with a glass of wine or enjoy a refreshing cup of tea! The office space in the hallway is an additional sleeping zone. The kitchen/diner is well kitted out with a gas hob, electric oven, large American style fridge/freezer, a second drinks fridge, washing machine, ample chinaware, glassware and lots of pots and pans plus baking stuff. The kitchen leads out to large and leafy back garden with coal BBQ, firepit, and a selection of outdoor seating. In the warmer months the outdoor space becomes an extra room with different seating areas dotted around the garden including a lovely patio area with a dining table and chairs for six plus another table at the other end of the garden and an outdoor sofa. LOCAL ATTRACTIONS Centrally located just two miles from the centre of London, Kensal Rise is a short bus ride away the buzzing markets of Portobello and Notting Hill (hop on the 52) and a stroll away from lots of great local coffee shops including Cable, Gails and Taste of Chamberlayne, local gastro bars such as The Chamberlayne, and The Whippet - great bar snacks and also a good menu. Further down Chamberlayne Road, you'll find many more restaurants including Sacre Cuore, a pizzeria, Khas Lounge (our favourite place locally for curry), The Paradise (very lively, with the occasional celeb in situ, plus excellent restaurant) and The Parlour, another good eating and drinking spot. They offer a great weekend brunch and a mean Bloody Mary! If you want to cook and eat in Brooks Butchers offers a fantastic selection of meat, plus organic vegetables, preserved meats and lots of great deli items. We have a lovely local cinema called the Lexi, which has two screens and features arty and mainstream films where you can enjoy a drink while watching the latest releases. In the summer months the Nomad Cinema runs open air movies in Queens Park. WHERE TO SHOP LOCALLY Tesco on Chamberlayne Road in Kensal Rise for all your basic needs Brooks Brothers, Chamberlayne Road, organic meat, lovely choice of vegetables, great selection of cheese, fresh bread, plus lots of deli items Gails, Chamberlayne Road - take away coffee, plus lots of bread, cake, croissants, pastries and excellent granola! Rise & Vine, Chamberlayne Road, great selection of wine and beer. Vera's, Chamberlayne Road, for bread and pastries and various deli items where you can also sit in and have a coffee or tea and something to eat. Sainsbury's, Ladbroke Grove, best place to head if you are planning a major shopping expedition Sainsbury's Local, Salusbury Road, Queens Park, a smaller version of the above but it's pretty well stocked and you should find most things you need Co-op, Salusbury Road, has a good offering of organic produce Planet Organic, Salusbury Road - for all your organic shopping needs. M&S Food Hall, Salusbury Road, Queens Park, well stocked on deli items, meat, fish, and most groceries that you'll need. Angelo's, College Road, lovely Italian delicatessen where you can also enjoy a delicious coffee. Kensal Stores, College Road, organic shop with fruit, vegetables and a wide range of other organic products. We love their veggie samosas! FAMILY-FRIENDLY Queens Park is perfect for families and has a lovely café with tables inside and out, a large play area perfect for little ones to let off steam, mini-golf, a small petting zoo, a couple of table tennis tables and several tennis courts. And if you're keen on keeping fit, It's also a handy spot for an early morning jog. We are also close to Regent's canal, which runs behind the large Sainsburys and where you can amble or cycle and check out the sights from East to West. LOCAL TRANSPORT We have excellent transport links to central London and further afield. There is Kensal Rise train station, which connects with London Underground, and is just a five minute walk from the flat. The line goes from East to West London - so from the attractions of Stratford in the East (which includes the Olympic stadium ) to Kew Gardens and leafy Richmond in the West. There is also a direct train from Kensal Rise to the vast shopping attractions of Westfield Shopping Centre in Shepherd's Bush, West London. We are a 10 to 15 minute walk (depending on whether you march or amble) across a pretty park to Queen's Park station on the Bakerloo line, which is a 20 minute tube ride to city centre where you'll find lots of great shopping, restaurants, fun nightlife and theatre. There are numerous buses and night buses running into the centre of the city including the 52 which will take you to Kensington and onto Knightsbridge and the 6, which goes to Marble Arch and onto Green Park and Victoria. PARKING There is on street parking (with parking metres on two nearby streets and we can pre-arrange parking permits for our street for an extra charge) and tubes and trains run until midnight. You can park for free on our street up until 10am Monday to Friday and after 3pm and it's also free all day at the weekends. WHAT TO EXPECT A much loved flat that's spacious enough to sleep up to four adults plus a child. It's a little careworn in places - we think that's part of its charm! - and it's a warm and cosy spot that's ideal for families or a small group of friends and affordable enough just for two. We'll provide fresh bedlinen and towels on arrival plus a stock of tea, coffee and milk and if we can help you with anything else (eg restaurant recommendations or bookings, shopping in advance) please just ask!
