You can walk toFineshade woods and Rockingham Forest & the village of Kingscliffe ,straight from the farm . Lots of room for dogs & a secure garden at the back . The walking, biking is all off road. It has fantastic views and brilliant sunsets. The accommodation is all single story with spacious rooms.

Luxury apartment with outstanding views

We created a self catering studio apartment from our hay loft during the lockdown of 2020. In the heart of the Welland Valley in Leicestershire there are are wonderful views up the hill to Nevill Holt (home of the Nevill Holt Opera Festival) and from the sofa you will be able to watch the sun setting behind the hill. In the churchyard, neighbouring the award winning and brilliant Railway Inn, this 18th century Ketton stone cottage is a very special place to come and stay with friends and family. We have the Rutland Vineyard, a ten minute drive to both Rutland Water and Burghley House in Stamford, “England’s most attractive town” according to John Betjeman. We have wonderful walks and an incredible food scene: Hambleton Hall, Hitchen’s Barn and The Olive Branch are the best. You’ll love the stone!

Our cosy space offers tiny living with luxury. We are confident that our small yet mighty space will meet your needs offering a comfy double bed, shower room, snuggly sofa and a fully fitted kitchen and inspire you on what can be created in a small space. Our cosy space is a renovated garage situated next to our house but you will have your own private entrance and lock safe. Parking is also available. Dogs are very welcome but please add them onto the booking as there is a charge .

Forget your worries in this spacious and serene space set in the pretty Village of Brigstock. Our friendly local, The Old Three Cocks is just a few steps away - perfect for a drink & a bite. Fermyn Woods Country Park is a short walk away, rich in flowers birds and butterflies including Hawfinches and Purple Emperor Butterflies. The area has many gastro pubs, gardens and various markets to explore. We are happy to make recommendations to suit you as well as our favourite!

Oak Tree Annexe

Oak Tree Annexe is set in a secluded and secure walled garden. You can park for free directly outside the house and will be staying in one of Rutland’s most desirable villages. Set on the fabulous cycle route around the water and with access to great walks directly from the house or a short drive away it’s a perfect location for exploring Rutland. Our village pub is a 3 minute stroll, serves food 7 days a week and offers our guests a 10% discount on their meals.
