The location and collection of villas is widely acknowledged as being some of the best PV has to offer due to the unparalleled location and the gorgeous architectural details of our enclave of villas. This is authentic coastal Mexico -- all the modern luxuries in a stunning setting. It is our paradise and home away from home, and we take great pride in sharing it with our guests! The villa is yours! From front to back and top to bottom! I am always available by email. We also have a property manager in PV, a housekeeper, gardener/pool boy, and regular maintenance services. As a result any issue that comes up can typically be handled quite swiftly by our local staff. Our maid cleans twice weekly as a part of our rate, the pool/garden service occurs every other day, so guests typically have someone to help them and talk to, with any needed manner. Our staff has been with us for many many years and are quite skilled and experienced in serving our guests. This villa is on Puerto Vallarta's South Shore, which is set among mountains covered in a lush jungle next to Banderas Bay. It's an upscale area filled with incredible nature and luxurious homes. Some of the best beaches are right outside the door. Our secluded and exclusive gated villa community is just moments from Puerto Vallarta's charming and historic Romantic Zone, minutes from town and only ten miles from Puerto Vallarta Airport. Cabs are readily available and for $7 you are in town in ten minutes. The coastal road bus stops in front of our villa enclave every 15 minutes, and for $0.50 you can be in town in 10 minutes flat!! Private parking is included. The villas have security on the premises from 7PM to 7AM every day. Any problems or questions that arise in the evening, can be handled by our security staff. For families with small children, we have pack-n-play cribs, boogie boards, beach towels, and other gear needed for guests who love the beach!

Have fun with the whole family at this beautiful town, and have a real Mexican experience, you will enjoy the sound of wild, you can go to our beautiful beach close by(5 min walking) where you can take a tour to one of the attractions here, los arcos de mismaloya,also you can visit our next little town Boca de Tomatlan which is 5 min away driving or take a bus right in front of the house, there you can take a water taxi that can take you to different beaches. Casa Patricia is a beautiful luxury villa nestled at the top of secure, gated Lomas de Mismaloya, just south of Puerto Vallarta. This spectacular multilevel estate is located above Mismaloya Beach and consists of 4 luxurious bedroom suites, a separate additional bedroom, and a 'game room' with attached bath and two large futons, 7 bathrooms and a half bath. The Palm Tree House at Casitas Patz was designed to live in connection with nature from comfort and beauty. It is surrounded by the tropical jungle and steps from a beautiful beach only known by locals. On one side of the house, you can also enjoy some small waterfalls with natural ponds to cool off and enjoy the sound of running water. The water is completely natural, chemical free. everything about the Villa was perfection. The view was outstanding and it was just a very peaceful place to stay. the pool was fantastic and since the hot tub motor had blown which was no fault of Kevin and Christian, they were great and heated up the pool for us every night. can't say enough good things about the place and the hosts. And I absolutely adore their cat!

Thanks to Jackie! Condo was perfect for our stay! It is clean and well kept with a great pool area. Jackie was quick to respond to any questions. Staff is very helpful. The view from the balcony was breathtaking. Mismaloya is a great place to stay as it is a quaint village only a short bus ride to Puerto Vallarta.

We stayed at Harmony’s condo for two weeks and absolutely loved it. The condo was well stocked with everything we needed for our vacation, including plenty of bath towels, facecloths, beach chairs, life jackets, etc. The beach is stunning beautiful with plentiful of lounge chairs provided by the condo, with umbrellas. Would highly Recommend!!

Gina's home is very well furnished and stocked with everything you will need for your stay and had excellent accommodations for our family of four. We felt very comfortable and safe. The Host is very responsive to your questions and needs. The pool is awesome, heated as stated; we visited in March. We found the town of Mismaloya because of this home. While visiting we fell in love with the area. Locals are very kind and it is not too touristy. Casa Hibiscus is perched on the side of a mountain with a breathtaking view. The walk down is doable, the trip back up the hill we did by taxi, which was extremely easy to find and very inexpensive. Thank you for having us!

The house has a stunning location. Peaceful and away from the noise and clutter of the city, but close enough to restaurants if desired- 3 minutes from a great restaurant- Maria Cuquita and 30 minutes from Puerto Vallarta. It is such a special place. We will definitely be returning. We had one small issue. There is a picture that shows a ramp with access to the ocean. This is not accurate, the ramps is old and the boards are missing, there are only rusty screws left. Again not a reason to miss this stunning place as you can access the beach by driving a few minutes in either direction. We were able to access the ocean via climbing down through the rocks. A minor issue, but that pic should be removed. Would definitely recommend that all visitors be above the age of 8 or so.

Our month long stay at Larry’s place was perfect in every way. Five stars across the board. We are sixty three and sixty six and we exercise daily so the steep hill up to the building and the many gradual stairs down to the unit were considered by us to be a good workout. The view of Mismaloya beach, the ocean and the mountains was spectacular. Larry was a super host, easy to talk to and so pleasant. Thank you Larry, we would love to come back again.
