House Rules

KITCHEN:
Only the small appliances that belong to the house, are shared. Any food, dishes, small appliances, or kitchenware stored in a tenants personal designated area are NOT to be borrowed.
Clean up after yourself before leaving the kitchen.
Cover food stored in the refrigerator and do not allow leftover food to stay in the fridge more than a week.
Check the dishwasher. If it's empty or dirty, put your dishes in. Otherwise, unload your clean dishes, put them away, and rinse your dirty dishes before putting them in the sink.
Be courteous to the meal prep time for other tenants.
LIVING ROOM:
The living room is available for gathering, visiting, and socializing. It is not a place to nap or lie down.
Tenants should not EXPECT quiet enjoyment in the living room, as this is a higher traffic area.
LAUNDRY AREA:
Free laundry facilities are provided for tenants only. Tenants may not provide outside laundry services, regardless of if it's for compensation or as a courtesy to someone else.
Tenants need to provide their own washing products.
Unless doing laundry, tenants will not keep baskets, clothes, or products in the laundry area.

COMPUTER AREA:
This area is available for tenants to use on a first come first serve basis. Please clean up your work space before leaving.
BACKYARD, POOL, HOT TUB, AND PATIO:
There is absolutely NO expectation of privacy in the back yard.
No children under 15 are allowed in the area without direct adult tenant supervision.
No glass off of the patio area.
Clean up after yourself before leaving the area.
No reckless behavior in or around the pool.
While there are no specific pool hours, care should be given to noise and light after 10 p.m.
No sex in the pool or hot tub.
Use of the pool, hot tub, firepit, grill, or seating area is a privilege generously extended at great expense and risk.
ANY BEHAVIOR THAT PUTS THE PROPERTY, EQUIPMENT, OTHER PEOPLE, OR THE OWNER'S LIABILITY AT RISK WILL RESULT IN THE IMMEDIATE FORFEITURE OF ACCESS PRIVILEGES AND THE TERMINATION OF TENANCY.
PARKING:
If you have been given a parking spot, use only that spot. Your guests may park behind you, but they may not block any other spaces, regardless of the presence of a vehicle.

INDIVIDUAL TENANCY IS SUBJECT TO THE ONGOING ABILITY OF PEACEFULL, SAFE COHABITATION FOR EVERY ONE. BEHAVIOR OR CONDITIONS THAT JEOPARDIZE THAT WILL RESULT IN IMMEDIATE LEASE TERMINATION.
1. Tenants shall perform no redecoration, maintenance repairs or replace equipment without the written approval of the landlord. Contact Sam or the property manager for any maintenance issues.
2. Hostile, offensive or excessively loud language is absolutely prohibited on the Premises. Tenant obligates himself and his guests, not to do or permit to be done anything that will annoy, harass, embarrass, offend or inconvenience any of the other tenants or occupants. When in doubt, err on the side of polite.
3. The use of musical instruments, radios, televisions, or computers shall not be operated so as to harass, annoy or inconvenience any other tenant. Quiet hours between 10:00 o'clock PM until 8:00 o'clock AM will be observed.
4.Tenants shall have no dogs, cats, or other animals on the premises without written permission of the Landlord.
5. Tenants shall not throw or sweep any items or debris from any window or door. Food garbage may not be kept in any area of the house other than the kitchen or outside containers.
6. The rented premises shall be used and occupied only as a private residence and no business of any kind shall be conducted from them.
ONLY OCCUPANTS LISTED ON THE APPLICATION FOR TENANCY AND LEASE SHALL OCCUPY THE ROOM. ANY DEVIATION FROM THIS SHALL AUTOMATICALLY TERMINATE THIS LEASE/RENTAL AGREEMENT.
7. Tenant shall not store any combustible, flammable or explosive substance on or about the premises.
8. Tenant shall not make any changes in electrical wiring nor overload the electrical systems nor run any exposed wires for electrical appliances or fixtures.
9. No additional or replacement locks of any type will be installed on any door without the written permission of Landlord.
10. No unauthorized window coverings or obstructions.
The following items shall not be considered as natural wear and tear to the premises, but shall be considered as damage to the premises and subsequently the cost of repair will be deducted from any security deposit.
A. Holes in walls and woodwork.
B. Careless care of paint in the apartment.
C. Spray painting or marking on interior/exterior walls.
D. Damage to carpeting, utility pipes, wiring, plumbing, light fixtures, or any other fixture or appurtenances, walls floors or ceilings.
E. Damage done to seeded area and shrubs around apartment such as digging, uprooting, trampling, etc...
F. Water damage caused by overflow of kitchen/bathroom sinks, bathtub, wash machine or by failure to close windows or doors during inclement weather, thereby exposing interior of apartment to elements.
G. Broken windows/glass: windows, storm windows, storm doors, etc...
H. Failure of tenant to leave room and furnishings clean upon termination of this lease/rental agreement.
I. Failure of tenant to regularly clean and maintain carpeting.
INVOLVEMENT IN ANY ILLEGAL DRUG ACTIVITY WILL BE AUTOMATIC GROUNDS FOR TERMINATION OF THIS LEASE/RENTAL AGREEMENT. THIS RULE WILL BE STRICTLY ENFORCED, WITH NO EXCEPTIONS.
Tenants shall observe all rules and regulations, which may be hereafter set forth by the landlord in reference to the use of the premises leased/rented here, in addition to these rules and regulations set forth herein. Landlord reserves the right, at their sole option, to amend or revoke any of these rules or regulations, in and all such amendments, revocations, or new rules and regulations shall become a part of this lease/rental agreement as of their effective date. Violation of these rules or regulations, or any part of them, by the tenant will be just cause for the landlord to invoke the remedies enumerated in the lease/rental agreement in regards to these rules and regulations or to declare a forfeiture of the lease/rental agreement as in any case of forfeiture. Any notice as to amending or revoking any of these rules or regulations in whole or in part, or to adopt new ones, shall be effective upon notice of same being sent to the tenant by the landlord in the form as set forth in this lease/rental agreement for serving of notices by landlord on tenant, or some may in addition thereto, become effective, upon the date same are posted in visible common area.

The host was very hospitable. Made my family feel welcomed. They answered all my questions right away. This was my first time and it won't be my last. My sister lives very close and I would prefer to stay here. The listing exactly how it was described. It was a home away from home with roommates that I rarely saw. The neighborhood was quite and cute. It was very close to a Walmart, khol's, golf course, airport, most important it was 4 min away from my sisters house. We will come again.

The host was very communicative from the moment of my booking. The house was very easy to find, and I had no trouble letting myself in and finding my room. The instructions for the home were all clear and concise and I had no difficulties figuring anything out once I was there. The few permanent tenants were very friendly and helpful and I enjoyed meeting them and sharing the house with them. My room, bed, and bathroom were quite spacious and very comfortable. I loved having the Kurig coffee machine in my room stocked well with good coffees and teas. The host responded almost immediately by text with any questions I had. I enjoyed my stay and would not hesitate to recommend Casa Meas. This was my first Airbnb experience and it was a positive one!

Sam has a great place. The room was clean, the shower was amazing, and the property rather comfortable. We worked on the sofa in the backyard, enjoyed the jacuzzi, and slept well. Stocked to the rafters with coffee, this place was even better than advertised. The other tenants were friendly and we socialized each day.

We really enjoyed our stay at Sam’s place. We had a very large room with an extra large walk-in closet that we were able to use as another bedroom for our son! Sam was very generous with treats and other amenities. He was very communicative and set up the hot tub for us very night! The backyard with hot tub and pool is a great place to chill out after a long day of site-seeing. We used his place as our base camp for our Spring Training and site seeing activities.

You will be sharing the house with three housemates; only your bedroom is lockable space. The three there when we visited were new to the house, so the rental aspect seems a little itinerant. We received instructions from the owner, but these were filled with errors and omissions. The door code was wrong; luckily the housemates let us in. We tried turning on the hot tub following instructions sent. Then we left. The tub stayed very cold. We later asked one of the housemates, who showed us an additional button on a cryptic panel that had to be pushed to get the heater running. The tub never got beyond warm that night. The room is described as a Jacuzzi, but is large tub. So, my wife decided to have a bath since we hadn't gotten the hot tub hot. The tub reached 4" full, and water turned cold. Very disappointed. We awoke the first morning and discovered that the cartridges for the in-room coffee maker did not fit. We bummed coffee from one of the renters. I contacted the owner and new cartridges were waiting when we returned later that day, but it seemed too late. That night, we set the tub heating, and we set it up correctly. When we checked it three hours later is was warm-bath. I could have texted for additional instructions, but the panel was so complex, I just kept trying different button combinations and finally gave up. On that last night, I set the heater up again, and the heater/pump turned on, but when we went out to use it, the whole system had switched itself off, - the tub was cold On the second day noticed our fridge starting to fail (50°) and we all had to cram into the housemate's fridge. Other issues: - The pool is not heated. The pictures show the hot tub emptying into the pool, so we assumed it was heated thereby. The housemates indicated that the owner won't spend any money on such things, and there was no way to turn on the pool heater. The description doesn't say heated, but it should be noted that it's very cold. - There was a used bar of soap in the shower—not cleaned. - There are web cams everywhere outside, and much of the house seems to be remotely controlled: Pool and thermostats. Not sure who was watching what. Changing room temp required a text or call to Alaska. - There are no coat hangars - Wifi did not work upon arrival, and there were no instructions provided. The housemates offered a password, but until I had reset the internet router, we could not connect at all. I don't like to spend my vacation texting and coordinating and fixing. This rental is very much a work in progress. It might have been better if I had called the owner with every issue big and small, but we were on vacation and expected things to work. Will not rent there...

Todd, Thank you for your feedback and my apologies for the inconveniences your experienced. Obviously we wanted you to have a positive and enjoyable experience just like all the guest before you. We provide a beautiful, secure, safe home for people to come, relax and enjoy. We also hire a maid service for cleaning and I will consult with them about the bar of soap you mentioned. In addition the pool and hot tub are professionally maintained for guest comfort and safety. The pool and hot tub have been working perfectly and there is a professional pool service that keeps everything up to top standards. The guests that were there just before you even left a nice review about the pool and yard. You are correct that the pool is not heated artificially and in the summer will reach temperatures of 95 degrees and will need to be cooled. I will update the site to reflect the pool is naturally heated as of now. There is a remote control for all the pool functions but it only works from the house vicinity not off site. The thermostats at the house have all just been upgraded to the new Sensi units from Emerson which are programmable and can be operated locally or remotely. I have used them and with a simple press of a button you can change the temperature. They can be remotely monitored or changed as with all new top of the line smart home controllers. The door code worked for the guests before you and for the person delivering your coffee and I used it myself the week before you arrived. The Code has not been changes so I'm not sure what the problem is but will double check it to make sure it's in perfect condition. The new hi-tech thermostats and the remote control for the pool will get a nice little dummy instruction card made so future guests will know how to operate them with ease. Most guests enjoy the peace of mind knowing a security system is installed around the parameter of the house. The day you arrived a new hot water heater was installed because the old one started leaking, perhaps the installer did not turn the temp up but we will get it taken care of right away. No Idea there was a problem with the refrigerator as I used it the week before and so do the guest. If only you had communicated this to me we would have sent a technician out to look at it. The WIFI pass word and directions were and are on the Airbnb site and available once you book so I will try and make it more obvious upon booking to read the "house info" section for future guests. It should also be noted that there are 3 redundant available WIFI networks and the password I provided right away when you were having connectivity issues. While I can understand your frustration I find your feedback to be somewhat harsh and one sided since you had my cell phone before arriving and could have contacted me at any time if there was a problem. Such as with the wrong Kiurig cups for the brand new coffee maker in your room which were delivered while you were out and within a few hours. I was not notified of any other issues until you left your feedback which I find to be very inconsiderate because there is nothing more we want than to make your stay a good one. Your comments/opinions and assumptions that you posted are very misleading and inaccurate. Only one tenant is new and all are both back ground and credit checked before being allowed to stay. Your comment about the owner not wanting to spend any money is obviously your attempt to intentionally leave damaging feedback without having to take any responsibility for the comments. As the owner I want the experience of every one of my guests to an excellent experience. The amount of money spent on the house is very evident in the top of the line security, door locks, thermostats, micro fiber bedding, new Kurig coffee machine, plush bath robes, landscaped yard and house interior as well as the $100,000 worth of solar equipment being store and prepped for installation this fall. While your feed back will allow us to make the home a better place for the future but I would have to now change my review/opinion of you as a guest to a negative and warn other Airbnb host to beware. We could have taken care of any and all of your issues quickly and easily if only you had communicated them to us. Best regards, Sam
