Check-in time is 4PM - 8PM, or by prior agreement.

Please respect the apartment and look after it as if it were your own. Take care not to stain or damage the walls or floors.

Anything that is broken should be replaced before leaving, or paid to be replaced.

Please wash all used plates, cups etc. and put these back in the cupboards.

All windows should be closed when you are not in the apartment.

Please place all used towels in a pile on the bathroom floor before you check out.

IF THE KEY REMOTE FOR THE CAR PARK IS LOST OR TAKEN AWAY A £100 CHARGE WILL BE TAKEN FROM YOUR SECURITY DEPOSIT.

Blair Angus is a fully self-contained apartment within a shared tenement, and is situated on the ground floor, with level access throughout.

Each of rooms are accessed from hall area, except the en-suite shower-room which is off the master bedroom.
Our usual configuration is -
- master bedroom with queen sized bed and
- twin bedroom with 2 single beds.
- We also have a comfortable lounge with a fully fitted kitchen off it, which includes a dining area,
- a family bathroom accessed from the hall and
- an en-suite shower with toilet and hand-basin off the master bedroom
The master bed can be split, and the twin beds in the second bedroom can be joined together, for a small extra charge,. We can also supply cots and high chairs - again, there is a small extra charge.

Full central heating and lots of hot water.

Guest access

This is a fully self-contained apartment. You will be provided with a key to access the apartment and the garage. There is also a small, shared, courtyard to the rear of the apartments.

Interaction with guests

We are pleased to help and advise our guests - advance holiday planning and advice provided. Friendly, interactive hosts and family management.
In the majority of cases we've already exchanged a few e-mails with our guests, before their arrival.

Other things to note

We need to know in advance when you expect to arrive, please. Generally we will have someone waiting to welcome you, but we have contingency arrangements available, to accommodate very early or late arrivals (we do need to agree this is advance).

Thus contract confers on you a right to occupy the apartment for a holiday only.
Acceptance of Conditions -by making a booking you accept these conditions on behalf of all the members of your party. You also accept responsibility for paying for the account for the whole stay. You must be at least 18 years old to book.
Numbers of guests - The number of occupants must not exceed the number on the booking form. You may not increase or change the guests without our agreement. We are legally required to know the names of each the guests in your party.
WE HAVE A STRICT NO PARTY POLICY and we also ask you to respect the other occupants of the building and keep noise to a reasonable level in the evening.
Arrival and Departures – Our usual check in time is any time after 4pm and the apartment must be vacated by 11am on the day of departure, unless we otherwise agree.
Keys – We meet and welcome our guests.
Vehicles are parked at guests' own risk.
Cancellations - You must make cancellation directly with us and confirm in writing or by e-mail.
We strongly recommend that you take out cancellation insurance.
Security and cleanliness – The hirer undertakes to leave the premises secure when left and will leave the premises in a clean and tidy condition. We reserve the right to charge for an unreasonable amount of cleaning at the end of the hire.
Smoking – Is not permitted within the flat. If this is disregarded, we reserve the right to make an additional charge for extra cleaning
Pets –We regret animals cannot generally be accommodated. Please enquire if you have a guide dog.
Damage to property - In the event that the owners' property of the flat is deliberately, or negligently, damaged by you or any member of your party, you will be fully liable for the repair or replacement of the property in question.
Unreasonable Behaviour -The hirer undertakes to prevent any member of their party from causing a nuisance or disturbance to other residents or neighbours.
Fire safety regulations - Candles or fireworks may not be used within the apartment.
Our liability to you will always be limited to the return of payments already received by us.
Access - We reserve the right of access to the apartment at any reasonable time during your stay.
Applicable Law - These terms and conditions, and the contract constituted by them, are governed by, and shall be constituted in accordance with, the laws of Scotland.

Whilst we're new to Airbnb - we've been welcoming guests for quite a few years and getting some great feedback - check us out on TripAdvisor or look at our web-site (Atholl Brae).
We love to travel, too - looking for the real world - both in Scotland and out there in the bigger world - listening to new people and hearing their ideas. On a regular basis, I'll be out walking around the hills and glens in the Scottish Borders, or running - but not too far, nor too fast........
We are very definitely a foodie family - I love all sorts of tastes, but not too spicy for me, please - Edinburgh has a fantastic selection of restaurants - although we also enjoy lots of great meals in our home.
I always have a book, usually several, on my kindle and even on my phone - so there's a selection box of historical novels, travel books and Nordic noir on there just now.
