This is a recently updated 30 feet long 1970 Motorhome:) It has pretty much everything new but I kept some of the vintage elements.
It has independent access and it is in the same location of the other listings I have on here.

The space

If you are a mean person, super critical, high maintenance, with OCD about cleanness, racist, if you listen stupid racist comment by mean Uber driver about the neighborhood , if you are scared about harmless homeless, scared by seeing citizen walking on the sidewalk and maybe being little dark skin than you. if you want to pay super-cheap but after bitching that the neighborhood was not fancy , PLEASE PLEASE PLEASE do me and yourself and the rest of the world and do NOT book here!
If you are a caring person, good heart, love the sharing economy and easygoing PLEASE PLEASE PLEASE it will be a pleasure for me having you as guests!

Frequently Asked Questions:

Q: Is parking free? A: Yes, parking is free off street whenever you find a spot :) I do park off street myself!

Q: How far from Downtown/Convention Center/ Gaslamp? A: 25 minutes walking or about $5 UBER or LYFT ( Lyft is cheaper )

Q: Can I check in before 3 pm? A: If you want, you can drop off the luggage after 12 but you have to leave and come back anytime after 3pm so we can prepare the place.

Q: Hi Nico why the shower water is warm but not super crazy hot almost burning? A: Because Airbnb is about sharing we all share the same tank-less water heater. In the same way it happens in every family if everyone is taking a shower at the same time the pressure and the temperature of the water will drop a bit. Please do not be bitchy about it with me or in the review, be nice. Warm water it is also better for the environment since it takes less energy to be made. So please be nice to me to mater nature and to yourself and enjoy your staying :)

The floor has a beautiful laminate wood floor and wall and ceiling are painted light white/cream color. Plenty of natural light with the windows all around and the possibility to control the temperature thanks to the 1 ceiling a/c cold air unit located in the entry room . To heat the space there are 2 portable electric heater.

There is a mini-fridge, a microwave and a double sink so you can prepare your own food and safe some money :)

Best features is the fact that you will be able to self check in anytime after 3 pm.
I recently update this really nice space with a brand new bathroom that has:
An Ikea futon that becomes a full size bed for 2 people, windows for natural lights and fresh air, a separate room with 2 single beds, a vintage shower box, ad updated toilet, a double sink, microwave, a minifridge, a full size wall mirror, closet space and drawers, an heater.
5th and 6th guests (if present ) will sleep on the upper bunk beds (please look at the pictures ) Not very spacious but it is still a deal plus you will be with all your friends :)
Also there is a table with 4 stools so you can eat or plan your trip around with total relax.
You will find soymilk, a selection of cookies and tea bags :)

The space has independent access from the side of the main house and it is located at the very end of the backyard.
The access is from the very end backyard ( common space) where are present table with chairs, chaise long and an in-ground Jacuzzi for your pleasure :)

The washer and dryer is in the main house. Please contact me if you need it :)

IMPORTANT: We live on the site and there a there are security cameras so we ask that you respect our space as this is our home that we take great pride in! Please be honest with the number of people staying in the unit as time of booking, or you will be subject to a $500 fee, plus the deposit won't be returned :)

The space has independent access from the right side of the main house, using the metal green door and it is located at the very end of the backyard.
The access is from the backyard ( common space ) where are present table with chairs, chaise long and an in-ground Jacuzzi for your pleasure :)
As you can see from the pics there is a mini-fridge, a microwave and a kitchen sink that allows you to cook you own meal :)

Interaction with guests

The backyard and Jacuzzi is in common so we may meet out there :)

It will cost around $6 to go downtown using a service like UBER.

- We are clean, professional and respectful people and we like quiet and clean guests.
- Pets are not allowed.
- No smoke in the house. You can smoke in the back yard patio.
- No Jacuzzi after 9 pm to not disturb the neighbor
- You shall keep your food and your drink in the fridge present in your room.
- You can control the garden lights using the outside white switch located on the side of the house little after the green door.

This was an excellent stop for us! We were in #3, which is all the way in the back of the property. It was very quiet and comfortable, and an excellent atmosphere.

Nico's tiny home is tiny and cute as described but could do with a bit of TLC. The hot tub makes it pretty unique but we think a bit of care and attention to the decor would make a big difference. Perhaps some more kitchen-y stuff! The location is perfect if you have a car as you're a 10 minute drive from the centre of San Diego, and only $5-6 by Uber or Lyft if you want to go for a few drinks. There is a lovely coffee shop (Imperial Grounds) just across the street, a supermarket to find all your Mexican sweet cravings and a Mexican street food place (Tamales) just a bit further west along Imperial Avenue. We'd definitely recommend Nico's place if you're travelling on a small budget but just be wary if you're alone (particularly a girl alone) as it can feel a bit "local"!

I only stayed in third "tiny home" for a night and unfortunately my experience was overall not good. As an Airbnb host myself I know it's a lot of work to upkeep the space that's being rented out but I don't think this was kept to high standards. Upon arriving a very large cockroach was on the wall and was too fast to kill- it hid behind a board so we slept with the lights on because my sister was freaked out about it. There were also cobwebs and a couple of dead small bugs on the wall. The location was convenient to where we were wanting to go (little Italy) but the area made us vet cautious because it didn't seem like the safest neighborhood. The tiny home is actually a converted mobile home and the walls are extremely thin. We could hear our neighbors talking and would hear them come in/out of their tiny home. The pros- Check-in / out was easy so that was good and the price was cheap. I guess I got what I paid for.

really cool little set up, exactly what we needed as a last minute booking and only a $12 uber from downtown, parking was easy and host was really easy to communicate with and he even let us check in a little early, all in all a great place to stay when looking for something quick and easy! Will most likely stay there again when I am next in town!

Actually it's little different from what I expected. In toilet, light doesn't work so it was too dark to use it at night. But I like the location. It was quiet and really local place!

The nice thing about the place is that it is in close proximity to many attractions in SD. It is clean but has minimal accommodations. The neighborhood did not feel safe enough for me as a woman to walk around at night. In our particular unit, one of the AC's did not work and we were not in range of the wifi. Considering that we booked quite close to our arrival date, I don't think the price was fair for the value we got.
