To consider your reservation final we require our guests to sign our rental agreement which we will email directly to you from our personal web site once the booking has been accepted. Meanwhile you can view a generic copy of the agreement under our "House Rules."

AWD OR 4WD IS REQUIRED TO PARK ON PROPERTY
Our driveway / access road is gravel and steep in spots and requires AWD or 4WD vehicles to travel up and down the road. If you decide to park at the top of our driveway it is a 5 minute walk down to the cottage an(URL HIDDEN)minute walk back up.
FREE On-property Parking is provided for AWD OR 4WD vehicles. Free parking is available for 2 wheel drive vehicles at the top of our access road.
CLEATOR ROAD SHUTTLE
Are you nervous about driving down our access road? Do you have physical conditions that would exclude you from the walking up and down the driveway? Inquire about our Cleator Road Shuttle. This is a $40 service to assist you with your arrival and departure. Please schedule at least 5 days in advance. The availability to schedule our shuttle driver is not guaranteed.

The Lazy Bowen Hideaway and The Lazy B Petite Suite are remotely poised on a cliff just above the Beach. Access to the Beach and the neighborhood Boat Dock is 1 minute down the trail, ideal for Swimming, Boating, Fishing or Kayaking. The Dock is available May – September.
Bowen Island is perfect for outdoor enthusiasts. Enjoy a round of Golf at the 9 hole Bowen Golf course. Rent a Kayak for lessons or a trip around Bowen. Hiking trails abound or Bike the hills of the island for a great workout.
Bowen Island is situated near many other destinations. A trip from Rural Bowen Island to downtown Vancouver is only a 20 minute ferry ride and a 20 minute drive. Or catch the Water Taxi for a 30 minute boat trip to Granville Island. Snow skiing is a 90 minute drive up the new Sea to Sky Highway to Whistler or 30 minutes to Cypress Ski Resort.
Vancouver International Airport is a 60 minute drive plus the 20 minute ferry ride from Bowen Island.

I am always just a phone call or an email away.
Guests are required to digitally sign our rental agreement that will be emailed to you directly. Once your Airbnb booking is accepted we will share emails and you be emailed the HIDEAWAY RENTAL AGREEMENT. We will then require you to complete and "accept" the rental agreement. Once the Accepted rental agreement is received we will confirm your reservation.

LAZY BOWEN HIDEAWAY RENTAL AGREEMENT
Named Guests only are authorized to stay in the Lazy Bowen Hideaway.
Receipt of your accepted rental agreement is required to reserve your dates.
Check-in is as early as 3:00 pm (please no early check-in)
Check-out is as late as 11:00 am (please no late check-out)
DAY GUEST POLICY
Occupancy is limited to the named and approved guests as per your reservation request including infants, children and visitors. Violation of this policy will result in immediate eviction without compensation and complete retention of your security deposit.
Airbnb – your security deposit is collected through the Airbnb portal and charged only if damage or a violation of the rental agreement is found.
RESERVATIONS ARE NOT CONSIDERED FINAL WITHOUT PAYMENT
Late arrival or early departure does not warrant any refund of rent or deposit.
STORM POLICY/ROAD CONDITIONS OR CLOSURES /FERRY CANCELLATIONS
No refunds will be given for snow, storms, road closures or adverse conditions, or ferry cancellations.

Strict Cancellation policy: 50% refund up until 1 week prior to arrival. No refunds for cancellations 7 days or less.

AWD OR 4WD VEHICLE IS REQUIRED TO DRIVE DOWN CLEATOR ROAD TO THE COTTAGE
Navigation down to the cottage requires a 4-wheel or All-wheel drive vehicle. A medium size 4-wheel drive vehicle such as a Ford Explorer or smaller is recommended. If your vehicle is a full size truck or larger we suggest parking at the top of the road unless you are experienced at making tight turns in your vehicle. We recommend walking down the road first before attempting the drive.
Cleator road is:
•a loose gravel road
•steep in spots
•with 3 tight turns
•All wheel drive or 4 wheel drive is required.
•Confidence is required.
A minimum fine of $500 will be assessed plus the cost of the road repair to those that ignore this requirement.
See the separate mailing of Cleator Road driving instructions for more detailed driving tips. Please call me if you have any questions about navigating Cleator Road. It is the challenge of the road that maintains the privacy of the Lazy Bowen Hideaway.
I UNDERSTAND THAT DRIVING A 2WD VEHICLE DOWN CLEATOR ROAD IS A MINIMUM $500 FINE PLUS THE COST TO REPAIR THE ROAD.
2wd PARKING LOCATION: Angle park along Eagle Cliff Road 1 bush past Cleator Road. Please do not park in front of the mail boxes.
The Property is medium-high bank waterfront property. The cliff / water side of the property is not fenced. Parental supervision is required if Children choose to play on the cliff / water side of the Property. If the Guest chooses to allow their children to play on the cliff / water side of the Property the Guest(s) do so at their own risk and accept all responsibility for any injuries that might occur.
As a condition of the rental, the Guest agrees that the rental and use of the Property is entirely at the Guests own risk including, as applicable, the use of stair access to the yard and decks, and the Guest agrees to hold harmless Jan Stevens from and against any and all claims, actions or damages arising from the use of the Property on account of Personal injury or property damage sustained by the Guest and its invitees as a result of any cause arising out of this Agreement.
The location of the entry key will be defined in your welcome packet.
WE have a keyless entry with access codes. The access codes will be emailed 5 days prior to your arrival.
PLEASE REMOVE YOUR SHOES
When entering the cottage please remove your shoes. It helps to protect the wood floors and reduces the noise transferred to the Lazy B Petite Suite. We suggested packing Flip Flops, Crocks, or slippers as they are perfect for the wood floors and reduces the foot fall noise transference.
LAZY BOWEN HIDEAWAY & LAZY B WATERFRONT SUITE - A COTTAGE / DUPLEX
The ground floor Lazy B Waterfront Suite & the upper Lazy Bowen Hideaway are self-contained with separate entrances, decks, and parking areas. The Lazy B Waterfront Suite may or may not have guests during your stay. Similar to a B&B, normal conversation voices and normal TV volumes are required. Quiet Time is required between 10pm and 9am so everyone can enjoy the quiet tranquility of the Lazy Bowen Hideaway. Excessive noise at any time is grounds for eviction.
Excessive noise, parties, illegal drugs, illegal firearms, etc. are grounds for immediate termination of this contract by both parties and the guests agree to vacate the premises within a reasonable amount of time, not to exceed 2 hours of notification of the violation by either owner/authorized agent or police
EXTREME FIRE HAZARD WARNING
No outdoor fires of any kind: no beach fires, no bonfires, no burning.
WOOD BURNING FIREPLACE
~ May - September: No fires in the fireplace.
~ October - April: Fires in the fireplace are allowed assuming there has been a good rainfall and while firewood supplies last.
FIREWOOD: We supply a limited amount of firewood (4 logs) for your evening fires while supply lasts. You are welcome to provide additional DRIED AND SEASONED WOOD.
NEVER burn wet wood or beach wood gathered from the surrounding area. This creates dangerous creosote deposits in the fireplace and chimney.
NON SMOKING PROPERTY
The Lazy Bowen Hideaway is a non-smoking PROPERTY. Please no smoking indoors or outdoors on the property. When smoking outdoors OFF PROPERTY use extreme caution. Always use a fire proof container to dispose of ashes and cigarettes. NEVER FLICK ASHES OR CIGARETTE BUTTS INTO THE BUSHES OR ONTO THE TRAIL. Smoking of any kind is not allowed anywhere on the property and is reason for immediate eviction.
WATER CONSERVATION AND SEPTIC SYSTEM GUIDELINES
This remote old cottage uses a septic system for grey water and sewage disposal that is just above the beach. It is essential to keep the water flow into the septic tank to a minimum. The guidelines are as follows:
~ Please dispose of coffee grounds in the trashcan --do not dump coffee grounds down the sink(URL HIDDEN) Do not pour fats and oils down the drain. They can build up and clog the septic tank pipes.
~ Do use non-chlorine, biodegradable and non-toxic cleaning products. .(URL HIDDEN) Put paper towels, tissue, cigarette butts, disposable diapers, sanitary napkins, tampons and other material in the trash can, not the toilet.
~ Do not overload the septic system. Early morning and bedtime are peak water use times in the bathroom. Stagger your use times.
~ Short showers and shallow baths are appreciated.
~ When using the restroom share the flush. If it is Yellow let it mellow. If it is brown flush it down.
~ Do not use bleach or other anti-bacterial cleansers. If you must use bleach please toss the bleach water out onto the trail.
PLEASE CONSERVE WATER for the Islands sake
~ When washing dishes please be aware of water conservation and minimizing water flow to the septic. Please keep the water stream to a trickle.
~ The dishtowels are in the lowest drawer just to the left of the sink.
Toilet Tissue and Paper Towels
Additional paper towels and toilet tissue can be found in the master closet on the top shelf.
ORGANIC WASTE, RECYCLING, AND TRASH IS MANDATORY
We realize that the trash regulations are detailed. If you feel you cannot comply feel free to bag all of your trash and remove it from Bowen in your own vehicle.
The separation of organic waste, non-organic trash and recyclables is required by the Bowen Island Municipality. Guests are required to follow the guidelines below:
We provide an organics pail to separate your organic trash (see photo to the right). It can be found under the kitchen sink. When the compost pail is full please empty it into the Black trash can with the ORGANICS Permit in the Lazy Bowen Hideaway parking area.

Please rinse, clean, and crush all recyclables. Please sort recyclables into the white bins on the outside of the house. Items such as newspaper, clean paper, plastic bottles, bags, metal, beer and pop cans, glass, batteries, and egg cartons are accepted.
ALL OTHER TRASH
(Non-organic or non-recyclable) Collect the rest of your trash in the provided stainless steel kitchen trash can. Additional kitchen trash liners can be found in the entry cabinet on the right side. When full, tie off your trash bag and place in the NAVY blue trash can with the NON-Organics permit located in our Hideaway parking area.
Trash, recycling, and organic waste directions can be found posted in the entry cabinet.
Please use the beach towels for sunning and beach use. Please do not use the bathroom towels as beach towels.
We supply towels, shampoo, conditioner, shower gel, and a hair dryer.
The kitchen is supplied with the basics such as salt, pepper, various other spices, cooking oil, tea, a bit of flour, and sugar. You will need to stock the fridge and cupboards for your complete meals. Help yourself to whatever is stored in the refrigerator. Please check the pull dates.
NEW AEG Kitchen Stove Please refer to the AEG manual kept in the drawer to the left.
NEW Convection Oven If you are not familiar with cooking using convection here are some tips:
1.Reduce the temperature 25 degrees and cook the same length of time as a normal oven setting. OR
2.Use your normal oven setting and reduce your cooking time by 25% - check for doneness.
With the price of power we are hoping to reduce our power bill with our new convection oven.
PET POLICY (dogs only)
$12 per dog per night - maximum 2 dogs
No animal, bird or other pet shall be kept on the Property, even temporarily, without the written consent of Jan Stevens.
~ BARKING / GROWLING DOGS ARE NOT ALLOWED. Guests will be asked to leave if their barking / growling dog is not controlled. No refund will be given for unused days and time.
~ Pets must be at least 1 year or older.
~ Guests must clean up after their pets whether on the property, beach, or along Cleator Road. Please dispose waste in a tightly sealed plastic bag and place in the outdoor trash can.
~ Dogs are to be leashed at all times when on the summer time boat dock.
~ Pets are not allowed on furniture at any time. Any evidence of pets on furniture may incur extra cleaning fees.
~ All pets are to be treated with a topical flea and tick repellent three days prior to arrival.
~ Pets must not cause damage to premises or furnishings. If damages are caused, the cost of the damage may be charged to the guest.
~Pet will not be left unattended for an undue length of time, either indoors or out. Pet will not be left unattended on balcony, patio, or porch.
~Please provide your own towels for drying off your dog.
~ Homeowner assumes no responsibility for illness or injury that may occur to pets or humans while on the premises.
The Guest shall be solely responsible for the pet while on the property.
SUMMER TIME COMMUNITY EAGLECLIFF DOCK
The Eagle Cliff neighborhood dock is available to our above Named Guests approximately the middle of May through the end of September. Dates will vary.
~The dock is for our Guests use for swimming, sun bathing, and fishing.
~Please share the dock and be respectful of others as this is an Eaglecliff Community dock
~ Please No loud noise or music.
~ Dogs are to be leashed and controlled at all times on the dock.
~Sorry, the kayaks and row boats do not belong to the Lazy Bowen Hideaway and are not for guests use.
~Arriving by boat? The dock is for loading and unloading only. There is a 30 minute tie up limit. Extended moorage must be anchored off of the dock with your own anchor. Overnight boat moorage is available in Snug Cove.
There is not a phone installed in the Lazy Bowen Hideaway. Guests are responsible for their own phone service. Cell phone service connections at the house are very good.
COMPUTER CABLE CONNECTION
There is a wireless internet connection available to you while staying at the Lazy Bowen. If you would like to connect via a cable, the connection is in the front bedroom to the right of the bed.
WEBER PROPANE BBQ
The Weber Propane BBQ is located on the DINING ROOM deck. Each guest is required to clean the BBQ. We have provided an iron bristle brush and spray bottle to clean the grill. Cleaning is most effective when the grates are hot. Please be conscientious of conserving the propane and remember to turn Off the propane when done. Because of the very dry conditions and remote location extreme caution needs to be taken when using the BBQ. Please be alert and attentive to the BBQ at all times. DO NOT LEAVE THE BBQ UNATTENDED
CHECK OUT PROCEDURES
Our housekeepers will arrive at 11 am ready to clean.
As if you are at your own home, prepare for the housekeepers by tidying up before your departure. We don't mean vacuuming or dusting but a general putting away, putting pillows back, removing collected rocks and shells, that kind of thing.
We are proud of our team of outstanding Bowen housekeepers…showing them gratitude for their good work is appreciated.
• Please wash the dishes, glasses, flatware, pots and pans and put them away. At the very least, start the dishwasher early as the cycle takes approximately 2 hours. The housekeepers can put the clean dishes away.
• Remove any leftover food from the refrigerator.
• Remove the garbage, recycling, and the organics to the proper trash can in the Hideaway parking area/ trash center. *We realize that the trash regulations are detailed. If you feel you cannot comply feel free to bag all of your trash and remove it from Bowen in your own vehicle.
• Leave the beds unmade and as-is so our cleaners will know which linens to launder.
• Used towels and cloths can be tossed into the bottom of the bath tub.
• If you have moved the furniture or lamps please place them back in their original locations.
• Before you leave please turn the thermostats down to 10 or in the warmer months turn to “off” and turn off all the lights. We are doing our part to conserve power.
• Before you leave please sign the guest book.........we love reading about your stay.
• Upon exiting lock the door and pull it closed behind you.

Hi there, I am a dual citizen, Canadian and US, living the majority of my time in sunny Henderson, Nevada. For over 30 years I have been designing interiors for hundreds of clients in the southern Nevada, California and as far east as Massachusetts. We love spending about 2 months out of the year on Bowen Island whether upgrading, maintaining, deep cleaning, or relaxing we feel as though we have the best of both worlds.
