Other things to note
Please take a moment to read and understand the house rules to ensure you have a pleasant and relaxing stay. I provide a lot of details in the house roles so that you have clarity and peace of mind, knowing what to expect for those occasional circumstances that may arise. Pay close attention to House Rules and Seattle City Codes on noise - you can be subject to civil and/or criminal penalties for excess noise. Audible noise is strictly prohibited between 10pm and 7am.
I hope you have a relaxing, pleasant and enjoyable stay. To make your entire stay a pleasant one and to avoid surprises upon check out, please review the following House Rules that are part of your contract agreement.
CLEANING FEE: Two cleaners spend up to 4 hrs each after every stay to keep the place in immaculate, sparkling clean condition. The cleaning fee covers things such as sanitizing bathrooms, dusting, laundry for linens, making beds and similar duties to prepare the house for the next guest. It does not cover clean up from parties, excessive trash, piles of dishes, etc. If the house is left in disarray, excessive cleaning is charged at $80/hour and you agree to pay this out of the deposit or through Airbnb billing if necessary.
NO SMOKING: No smoking - of anything including cigarettes, cigars, pot, pipes, nothing - anywhere on the premises including the yards, period. The house is low allergen, pet and smoke free. Upon determination that smoking has occurred in the house, you hereby agree to be charged and pay a non-refundable $250 fee for decontaminating and cleaning the smells. Please respect the house and future guests and do not smoke in or around the house.
NO PETS / ANIMALS: Thank you for your understanding. If you bring a pet in violation of the terms, you agree to pay a minimum $250 non-refundable charge for cleaning plus any damages.
TRASH AND RECYCLING: Please comply with Seattle's strict recycling, trash and food waste program. Specifics are clearly posted in the kitchen and bins are labeled. If you stay over a Monday night, you are responsible for putting out the trash/recycling for Tuesday AM pick up.
NOISE: STRICT NOISE CURFEW 10PM TO 7AM This is a quiet residential neighborhood. Absolutely no parties, loud music, etc. If you can hear music or guests outside the house when the doors are closed, it is too loud. Seattle Municipal Codes reminders are posted prominently in the house but you can be cited by Seattle Police and fined $500.
VISITORS: Visitors to the house not included in the guest count in this agreement must be pre-authorized (just text or email, response is quick!) There can be no more than four people in the house. Visitors must leave the premises by 10pm weekdays, 11pm weekends and under no circumstances should visitors stay overnight.
FIRES in the Fireplace: Do not use the wood stove for fires. If you burn wood in the fireplace, check to ensure the flue is open. Starting a fire with the flue closed causes the house to fill with smoke, and if this occurs the house must be taken off the market for several days and decontaminated. You are responsible for cleaning costs and lost rent. Please remove ash into provided bucket, ensure they are cool and dispose in yard waste bin. If you do not clean out the fireplace, there will be additional cleaning charge of $25.00 due to the added time paid to the cleaners.
FURNITURE, FIXTURES, ROOM DECOR and DAMAGES: We have furnished the house with designer quality goods, furniture and fixtures for your enjoyment. Please treat the premises as you would being a guest in anyone's home - use coasters for drinks, if you move something put it back where you found it, etc. Accidental damages can occur to surfaces, rugs, floors and furniture when you are unfamiliar with them and spill, place hot items on them, and so on. Please familiarize yourself with Airbnb's damage and insurance policy, you are responsible for any damages to the premises.
MACBOOK PRO for Guest Use: There is an older model Macbook Pro available for guest use (internet browsing, webmail, etc). While its a laptop, do not remove from premises for any reason. Please consider this a "bonus", not a guaranteed amenity when booking!
DEPARTING THE HOUSE: Please leave the house in a similar condition as you find it - a good rule of thumb is to tidy up as you would leaving a friend's or family member's house. Please remember:
- Hand wash pots & pans, and start the dishwasher using dish washer machine soap (not liquid dishwashing soap!) before departing.
- If you moved anything, put it back where you found it.
- If anything was broken, scratched, damaged etc during your stay please let me know.
MISC: I want your stay to be peaceful and uninterrupted. With the volume of bookings, it may sometimes be necessary to schedule a yard cleaning service or other maintenance during "business hours" between 9am - 5pm Monday to Friday. If a service is required during your stay you will be given at least 24 hours advance notice, notwithstanding emergencies.
In the middle of my third lifetime and best yet. We have lived all over the world but will always have a home in Seattle. And now we have two! We use this home as our getaway place and live downtown to enjoying the vibrancy that is Seattle.
I love anything and anywhere in Italy. Long for much more time to spend in Paris. It's a great city to just hang. Have lived in Sydney and London for several years. Enjoyed many trips to New Zealand. Travel all over Europe. Have been to 48 of the United States. Enjoyed trips to Bangkok and Hong Kong. I'm spending my honeymoon in The Maldives, Singapore, and back to Hong Kong, I have a wanderlust in me!
