NINOVAN "Our House" in Cheyenne Indian is a River retreat vacation rental on the Saint John's River. The 4 bedroom 2 bath home is caught between Florida's many sandy Beaches, Cape Canaveral's amazing inventions, and Orlando's Amusement Parks.
A quiet house with a large cabin feel, tucked away from the hustle and bustle of Orlando and Daytona Beach but is within short driving distances from some of Florida's amazing springs and nature walks! The house boast an amazing view of the Saint John's river, the Lake Monroe Conservation area, and an intriguing historical Indian mound. The house has an unbelievable 130 feet of water front that looks as natural as it was when the house was built in 1949. Every room is flooded with natural light which gives a nature enthusiasts every opportunity to observe the constant flow of Florida's wildlife from wild turkeys, large cranes, gorgeous painted buntings, red cardinals, and of course the Florida alligators! This home is ideal for large families who love the outdoors; however, it also is set up for those who need their own space. Each bedroom is accessed through a large screened in patio which is an idea place to watch the sunrise each morning. The bathrooms are set up jack-and-jill style between two bedrooms on the first floor and two bedrooms on the second floor. There is also a library area, set loft style, above the living room overlooking the amazing view and those below. The library has a small selection of books however there is table seating, a sleeping area, and wireless internet available for those who want to get away but need to still be connected. There is also a large capacity washer and dryer set up in the breezeway for all the clothes that will need to be washed for all your outdoor adventures. The home is within walking distance to an outdoor waterfront restaurant that hosts, on occasion, live music and serves your basic grill style food which includes gator. In addition, the home is adjacent to a full service marina which is great for boating enthusiasts. Being adjacent to the marina renters who bring their own boat, with insurance, have the option to use the Sanford Boat Works facilities which includes their boat ramp, covered docking amenities, fuel dock, and their low key clubhouse that has a well maintained pool and gaming area. The use of the Sanford Boats Works facilities is an additional cost that is paid directly to the Marina. Information can be provided on request. Although the use of the marina is a boon there are public boat ramps not far from the home and more than adequate parking for more than one trailer on the property; therefore, everyone can enjoy the river, Lake Monroe, and even Lake Jesup. In addition, there is room for a family to park their RV without obstructing the view from the home. The possibilities are endless for family fun vacation!

Rules & Regulations | Ninovan on the Shore
Property Description: The rental property is privately owned and their furnishings reflect the individual owner's tastes & desires. It is the responsibility of the Guest to ensure that the property meets their requirements for space, accommodations, physical conditions and amenities.
Rental Periods: During the winter seasons, reservations are for full weeks only. During the Summer, Value and Off seasons, partial stays are allowed.
Maximum Occupancy: The maximum occupancy allowed in the rental property is as stated in the property description and shall not be exceeded at any time unless otherwise notified. Occupancy counts include children of all ages and guests of the renter.
Houseparties: Tenancy is for family groups only. Non-family groups include, but are not limited to, groups of high school and college age people. Houseparties organized to celebrate graduation, proms, fraternity, sorority or other school functions are specifically not allowed. Houseparties will be evicted immediately without refund. Any group renting this property under false pretenses shall be immediately evicted without any refund. Identification shall be presented if requested. Guest signing this Agreement shall be 25 or more years old and actually take possession of the property.
Pets: Only dogs and/or cats are permitted for a $75 per pet, non-refundable pet fee.
Inoperative Equipment: Appliances, air conditioners, TVs, dvd players, fireplaces, cable TV service, internet service, etc. are not guaranteed to be operational nor will refunds be given in the event of failure. Ninovan will make every good faith effort to have any inoperative equipment repaired as quickly as possible. Replacements are not provided. Should a repairman make a call to a property & find the problem was due to tenant oversight or neglect, such as failure to secure the accordion door in an elevator, the charge for the service call will be deducted from the damage deposit or charged to your credit card.
No Smoking & Smoke Free Properties: Use of cigarettes, pipes and cigars is prohibited inside properties listed as "NO SMOKING" or "SMOKE FREE." Please do not discard smoking debris on the Indian mound or in the yard. Failure to observe this prohibition shall result in forfeiture of damage deposit &/or immediate eviction.Guest will be held accountable for any damages including, but not limited to, extra cleaning of linens, carpet, etc. to make the property smoke free.
Cleaning: Guest is responsible for completion of the items on the Ninovan check-out procedures list issued to Guest at check-in, including but not limited to, washing all dishes, making beds, emptying and discarding all food from refrigerator & cabinets, closing and locking windows and doors. Guest shall place all trash inside trash cart and follow the specific trash schedule for that property. Guest understands that Ninovan will charge Guest for failure to do the above items and also for picking up any garbage left by the trash service.
Articles left behind: Finding your forgotten items is often difficult. If you forget something, please call us immediately. We will do our best to find your item(s), but cannot guarantee this. We are not responsible for anything left in the rental unit. A minimum of $10 plus postage will be charged to ship any items left behind. After 30 days, all lost and found items are donated to a local charity.
Telephones: The property phone number is printed on your rental agreement. Any long distance calls should be charged to your calling card or credit card. You may wish to bring your cell phone or a prepaid calling card with you. If a toll call appears on the owner's bill for the dates you were in the property, you will be billed a $5 per call service charge in addition to the amount of the calls.
Parking: Please consult with us prior to bringing boats, trailers, campers, motor homes, etc. There is available space for all!
Grills: Grilling is not permitted on decks, walkways, porches, in garages or carports, near siding or under the house. Please use the driveway or designated area for grilling out. Grills are not guaranteed to be available or functioning due to our harsh, corrosive environment. Guest is responsible for any fuel, grilling tools, and any damages that may occur to grill or result from using grill during tenancy. If a grill is furnished, Guest is responsible for dumping the cooled ashes and thoroughly cleaning grill upon departure so the next guest finds it ready to use. Guest is also responsible for disposing of any unwanted grills that they take to the property.
Indian Mound: Please do litter on our Indian Mound! You will be fined for littering.
Lock-Out Service: During business hours we can provide assistance to you free of charge. However, after hours there are charges for Ninovan personnel to come unlock the door - $5 before 6:00am and $10 after 11:00 pm. Fee is payable in cash at time service is rendered to the responding rental agent.
Thermostats for heating and cooling shall not be set below 72 nor above 75 degrees. The refrigerator temperature dial shall not be set to anything other than mid range. The cost of unnecessary repairman service calls shall be charged to Guest.
Routine Maintenance: It may be necessary to enter the property during reasonable hours to service equipment or make repairs. No courtesy calls are given.
