This retreat is minutes away from the West Entrance to Joshua Tree National Park and the village of Joshua Tree and the town of Yucca Valley. Nearby wildlife preserves, museums, thrift shops, restaurants such as Thai, Indian, Japanese, burgers and pizza, coffee houses. Food shopping, banks and hospital within a short drive. If you are intrigued by the many paintings displayed in the house, you can arrange with the artist owner to see his neighboring art studio/gallery.

Other things to note
The property is on a steep hill, access is by well used dirt road. Parents please consider before booking the safety of your young children playing outside on a steep hill with cactus, and critters, and whether this property is appropriate for your children. Alta Ave can be rough after rains, please go slow. Lost and Found: I will keep items left in the house for 1 week and gladly return to you if you contact me within that 1 week time period.
VACATION RENTAL AGREEMENT
1.GUEST agrees as follows:
PROPERTY: Guest rents, for vacation purposes only, the furnished real property and improvements described as: Turquoise Ridge, Yucca Valley, CA. The premises are a single family house with 3 bedrooms and 3 bathrooms and full kitchen. Guests to have two onsite garage parking spots reserved for their use during this rental period.
2.ARRIVAL AND DEPARTURE: Arrival check-in after 3pm and Departure by 11am unless otherwise agreed upon by owner.
3.AUTHORIZED USE AND GUESTS: The premises are for the sole use as a personal vacation residence by not more than 6 adults unless otherwise authorized by owner.
4.PAYMENTS: Guest agrees to pay rental in advance as using online AIRBNB reservation site.
5.RESERVATION:Property will be held upon full payment through online AIRBNB booking site.
6.SECURITY DEPOSIT: Security deposit will be held by owner and refunded within 3 days of the checkout date provided no deductions are made due to Damage to property or furnishings; dirt or other mess requiring excessive cleaning; or any other cost incurred by owner due to guest’s stay.
(URL HIDDEN) agrees that the rental fee is 50% refundable up until 1 week prior to arrival, except fees. Any unauthorized holding over by guest shall be subject to a charge of 2 times the daily rate plus additional damages incurred, but not limited to, the cost of alternative housing for guests displaced by guest’s holding over. Late check-outs (without prior approval) will be charged a $50.00 fee.
8.CLEANING:Premises will be delivered to guest in a clean condition. Upon termination of occupancy, guest will deliver the premises in the same condition less ordinary wear and tear. If guest does not return the premises in the same condition, an additional charge will be deducted from the security.
9.PETS:Pets are allowed. Charge for pets is $50.00.
10.NO SMOKING: No smoking is allowed on the premises.
11. HOUSEKEEPING:There is no daily housekeeping service.
11.CONDITION OF THE PREMISES:Guest has not viewed in person the premises prior to entering into this agreement. Guest shall, upon arrival, examine the premises, all furniture, furnishings, appliances, fixtures, and landscaping, and report immediately to the owner if they are in disrepair or not in working order.
12.UTILITIES:Owner is to pay for all utilities.
13.RULES, NO COMMERCIAL USE: Guest agrees to comply with any and all rules that are posted on the premises or delivered to the guest. Guest shall not and guests of guest shall not disturb, annoy, endanger, or interfere with neighbors; use the premises for any commercial or unlawful purpose including, but not limited to, using, manufacturing, selling, storing, or transporting illicit drugs or other contraband; violate any law or ordinance; commit waste or nuisance on or about the premises.
14.MAINTENANCE:Guest shall pay for all repairs or replacements caused by guest, their guests, excluding ordinary wear and tear, and pay for all damages to the premises as a result of failure to report a problem, malfunction or damage in a timely manner.
15.ALTERATIONS:Guest shall not make any alterations in or about the premises including but not limited to, moving furniture, painting, wallpapering, adding or changing locks, installing antenna or satellite dish(es), placing signs, displays or exhibits,, or using screws, fastening devices large nails or adhesive materials.
16.ENTRY:Owner and Owner’s representative shall have the right to enter the premises, at any time, for the purpose of repair and inspection. Owner shall exercise this right of access in a reasonable manner.
17.NO ASSIGNMENT OR SUBLETTING:Guest shall bot assign any interest in this agreement or sublet any part of the premises.If this agreement is assigned or sublet, the guests may be asked to leave the property immediately and guest will forfeits right of return of security deposit.
18.UNAVAILABILITY:If for any reason beyond the control of the owner, the premises become unavailable, the owner may cancel this agreement and refund in full to the guest all payments made.
19:KEYS:Upon termination of occupancy, Guest agrees to give owner all copies of keys, vacate the property empty of all persons, and vacate the garage of all vehicles.
20:PERSONAL PROPERTY AND INJURY:
A.Owner Insurance: Guest’s or their guests’ personal property including vehicles are not insured by owner against any loss or damage due to fire, theft, vandalism, rain, water, criminal or negligent acts of others or any other cause. Owner does not insure against personal injury to guest or guest of guest due to any reason.
B.Guest Insurance: Owner recommends that guest carry or obtain insurance to protect guest, guests and property for any loss or damage.
C.Indemnity and Hold Harmless: Guest agrees to indemnify defend and hold harmless Owner from all claims, disputes, litigation, costs and attorney fees resulting from loss, damage, or injury to guest, guests or their personal property.
Artist and educator Spelman Evans Downer has lived in Joshua Tree for 14 years. He enjoys the music and art scenes here in Joshua Tree as well as desert adventures in the Mojave Desert. Spelman is an art and photography professor at Copper Mountain Community College, with a successful exhibition career in New York City. He has led and taught photography adventures in Joshua Tree National Park and can advise unique locations to visit in and around the park.
