Get out of the hot crowded city and spend some time in the great outdoors in cozy, friendly Mammoth Lakes. Gateway to Yosemite and the Sierra Mountains, Mammoth has so much to do in the summer: mountain biking, mountain climbing & hiking, golfing, climbing wall / zip line, cable car to the 11053 foot high summit, fishing, water sports, natural hot springs. Great location near the first traffic light in town next to many great restaurants / Rite Aid just off Main Street and Old Mammoth Road.

We are located one block away from the free Town Trolley, the Red Line Shuttle, and Yosemite/YARTS public bus stop.

We are 2 1/2 blocks away from the CREST bus to Reno, Bishop, and Los Angeles.

Welcome to Krystal Villa East, our rustic mountain cabin with mountain views & many practical amenities to make it functional and fun. Krystal Villa East, upper unit with mountain views, is our ski home in the winter, but is available for your use in the summer.

The complex has a jacuzzi, sauna, pool and bar-b-q on the deck.

The comfortable condo has a fireplace with wood, balcony & a fully stocked kitchen with all appliances and a dishwasher.

There is a VHS/FM TV surround system in the living room, DVD/VHS/FM Radio TV in the master bedroom, TV in the loft, Cable-Modem high-speed wired & wireless internet, landline phones and cable on all three TVs.

The condo is fully furnished and has 2 bathrooms, 1 master bedroom with PillowTop queen bed, a loft with bunk beds & a queen bed, and a pull-out couch in the living room.

The rates already contain the 13% town taxes and the 1% TBID Tourism Assessment.

Check in is anytime after 4PM

No loud TV, Stereo, or loud noises of any kind between the hours of 10:00pm and 6:00am.
No idling of engines in parking areas during the above times.

At no time should smoke detectors be unplugged or have batteries removed because o smoky conditions within the building. Once smoke is cleared from the area the detector will silence itself. Removal of batteries, unplugging or otherwise rendering smoke detector inoperable may create a liability problem.

Trash container is part of the common area,
please observe the rules of locking it when finished.

Use of charcoal barbecues on decks is not permitted (per M.L.F.D). Small 5 lb. propane canisters are permitted.

GUEST CONFIRMATION AGREEMENT
(Terms and Conditions)

In consideration of the monies received and the mutual promises contained herein, the Owner, Steven Burkholder, hereby agrees to give a license to use the Property (Krystal Villa East [KVE], 137 Laurel Mountain Road, Unit 425, Mammoth Lakes, CA 93546) to the Licensee, on the property and dates described in the Final Confirmation letter and under the conditions stated herein.
Check-in is no earlier than 4:00 PM on arrival date and Check-out is NO LATER than 10:00 AM on the departure date.
NOTE: Early arrivals or late checkout may be arranged with written permission from Owner depending on availability and partial day fees depending on the times requested.

RESERVATION DEPOSIT / CANCELLATIO(URL HIDDEN)(If booking on any of our partner sites, their cancellation policies supersede below policies)
Reservations made within 60 days of arrival must be immediately paid in full or reservation will not be confirmed. Reservations made more than 60 days prior to arrival require a 50% Reservation Deposit to hold the dates. If payment is not received immediately, the booking can be cancelled without notice. 60 days before arrival, full balance is due or reservation is subject to cancellation.
If reservation is cancelled 60 days or more prior to arrival, a full refund will be processed. If cancelled less than 60 days prior to arrival, a refund will be issued only up to the amount that Owner was able to rent unit for.
Any and all cancellations will incur a $25 cancellation fee.

FEES AND TAXES
All rentals are subject to a $105 departure cleaning fee. All costs for rental of the unit are subject to a Town of Mammoth Lakes 13% tax & 1% TBID Town Tourism Assmt (Mammoth Business Tax Certificate #: 5933). Online bookings made with a credit card or (SENSITIVE CONTENTS HIDDEN) and are subject to a 3% reservation fee. This fee can be avoided using other payment methods.

SECURITY DEPOSIT
The property must be left in the exact condition that it was in when the Licensee arrived. Any damage must be reported to owner within 24 hours. Licensee takes full responsibility for all lost or broken items, and any damages to the Property of any kind. In lieu of a cash deposit, Owner uses a Damage Waiver Protection Policy. In addition, You hereby grant consent for Owner to charge your credit card in any amount of actual damages to the Property arising from your use of the Property, as well as for missing items, excessive clean-up, and, if necessary, the cost incurred in removing you from the Property above the amount covered by a purchased Damage Protection Policy or any security deposit paid.

SMOKE DETECTORS
Licensees are required to inspect and test all smoke detectors upon check-in and promptly report inoperative smoke detector(s) to Owner.

PROPERTY INSPECTIONS
Owner or KVE Property Management reserves the right to enter premises at any time for the purpose of effecting necessary inspections, repairs or maintenance.

NOTIFICATION
It is Licensee's sole responsibility to inspect the Property upon arrival. Licensee agrees to inspect the entire Property to ensure that it is free of hazards, and properly equipped. All problems, including inadequate cleaning and damage, must be reported in writing to Owner within 24 hours of check-in for prior guest to be held responsible. Licensee assumes the entire risk of injuries arising from use of the Property. Licensee will ensure that the Property has bathtub rubber mats, and that the Licensee takes reasonable measures to prevent slips in the bathroom, on staircases, steps, on balconies, and throughout the Property. Licensee agrees to take a higher degree of care in the use of the Property because of the age of the structures on the Property.

OCCUPANCY
The maximum number of occupants allowed in the Property is shown on your confirmation letter. Children over the age of 3 are counted. Overcrowding or misrepresentation is grounds for immediate revocation of the license to the Property, and removal of Licensee without refund. Parents may not book Property for their children. The Licensee must be present at the Property for the duration of the reservation, and takes full responsibility for the Property. Small children are the responsibility of the Licensee. The Property is generally older, and not necessarily 'child safe.' Children should not roam free on balconies; climb on furniture; or engage in other unsupervised activities. Some units are not fit for children under certain ages due to expensive/delicate furnishings and balconies with wide openings on the guard rail. Use is at your own risk. Although we love pets, new HOA rules prohibit pets for stays under 30 days and this is strictly enforced by our on-site manager.

RESTRICTIONS ON PROPERTY USE
Licensees are prohibited from engaging in any unlawful activity or any other activity that constitutes a nuisance. Violation of this provision will result in immediate eviction without refund, and licensee will be held liable for any damages to the Property, contents and grounds. Contractual Agreement with Homeowners Association requires that Licensee may not have pets in the unit or in vehicles parked on the property unless they have a written pet authorization showing the town pet rules that are enforced by onsite management.

We had a very comfortable stay at Stevens Place. The location is really good, and the apartment had everything we needed for our stay. We didn't meet Steven, that he phoned just after we arrived to make sure that everything was okay, which we really appreciated!

Steve was great, always getting back to me quickly and being flexible. The condo worked well for the 5 of us, my sister and her hubby and adult daughter stayed up in the loft with the second bathroom, my husband and I in the downstairs bedroom. The loft is open to the living room, so be aware that sound does travel both ways. Kitchen was well stocked for cooking, and the place was clean. Rustic describes it, as it really felt like you were staying at a family cabin, fairly dated in terms of furnishings, pretty well worn, but comfortable. Our only disappointment was that the pool was out of service, but luckily the hot tub was working. I think the rules may have changed now, but the big plus for us was being able to have my dogs with me...All in all a pleasant experience...oh, and the location is great, really in the middle of town, you can walk everywhere...thanks Steve!
