Sant'Anna Apartment is located in the Castello district, the area I live in, just a short walk from the Biennale d'Arte and Piazza San Marco. It is at the end of Via Garibaldi, which will allow you to experience the traditional atmosphere of Venice. Via Garibaldi was built in 1807 after burrowing the existing channel and connecting it to two deep channels lining it. It was called Via Eugenia in honor of Eugène de Beauharnais, then viceroy of Italy. The name was then changed to Strada Nuova Giardini, and finally in 1866, when the Italian army arrived in Venice, the road was dedicated to Giuseppe Garibaldi, whose memory was then erected the monument at the entrance of the Giardini . According to Napoleon and architect Antonio Selva, this road was created to give modernity and elegance to the city. Per arrivarci si può facilmente prendere il servizio pubblico linea 1, 4.1, 5.1, 6 da Piazzale Roma (terminal delle auto) o la linea 1, 4.1, 5.1 dalla Stazione Ferroviaria S. Lucia e scendere alla fermata Giardini. Se venite dall'aeroporto si può prendere il servizio pubblico Alilaguna (linea blu) e scendere alla fermata Arsenale. Da entrambe le fermate l’appartamento si raggiunge in 5 minuti.
Arrivi o partenze nella fascia oraria dalle 22:00 alle 7:00 devono essere concordati con il proprietario, il

Nicoletta's apartment is in such a wonderful location ! 2 min walk to the ferry station, 10 min walk to Plaza San Marco, 15-20min to Rialto depending on the crowds, we even walked to Ferrovia (train station) 45min walk passing through beautiful alleyways churches and all the beautiful sights Venezia has to offer !!! the small stalls of fresh fruit and seafood on the plaza hardly 1min walk from the apartment building was wonderful !!! Nicoletta had some goodies for us to enjoy on our arrival and the apartment is very spacious and comfortable for the four of us !!! We really enjoyed our visit to Venize and I highly recommend Nicoletta's apartment ! PS. Bare in mind that the building was built in 1807 and Nicoletta's apartment is on the second floor without an elevator.

Nicoletta's apartment is located in an amazing area full of little shops, restaurants & cafes, but at the same time very calm, an area beneath the big flow of tourists. We had lovely relaxing evenings in neighbourhood restaurants after strenuous & rewarding Biennale days. The apartment itself is just perfect -- spacious, full of light, quiet, spotless, excellently furnished, perfect for families, providing literally everything one can think of (including a bottle mineralwater in the fridge and other thing that are helpful when you arrive late in the evening, but also a dishwasher, washing machine & wlan). The whole flat makes a very fresh & new impression, and we felt so comfortable, felt really like at home there all of the time. We think Nicoletta is the most perfect host, helpful right from the beginning when we arrived quite late in the evening. She met us at the vaporetto station and guided us to the apartment in the dark, showing and explaining everything. Communication with her couldn't be any better ans easier, she was always there when we needed her, before and during our stay. And in the end when we had a very late flight back home she helped us with a very generous arrangement (regarding luggage and use of amenities) to fully enjoy our last day in Venice. The whole family agreed on the highest recommendation possible for that apartment and host, and a warm thank you for you, Nicoletta. We'll be back, for sure.

Nicoletta's clean, bright and spacious apartment was the perfect pick for our family of four. The Biennale sites are literally around the corner, as well as a fish monger, a butcher shop, a bakery, pastry shop and a nice little supermarket. Also, it was a joy to communicate with Nicoletta as she is an amiable and very obliging host. We'll be back for sure and will recommend her place especially to those visiting the Biennale, while still being at a walking distance from Venice's main tourist attractions and only a Vaporetto (the boat bus) stop away from the beach at the Lido.

As a family of 4 we had a fantastic stay at Nicoletta's apartment. It is very spacious, bright and airy and air conditioned which was essential in the scorching heat. Communication with Nicoletta was very easy over (SENSITIVE CONTENTS HIDDEN) both before and during our stay. She was there to meet us in the designated spot once we'd arrived by vaporetto from the airport. The area of the apartment (Castello) is lovely and chilled and a welcome tonic to the busy St Marks square and other Venice hotspots. There are, however, many restaurants and bars on the doorstop and also a small supermarket which closing at 10 every evening was very handy. Also a floating fruit and veg stand on the canal outside the front door! All in all a fab stay. We can't recommend the place enough and would definitely stay again should we come back to Venice. Nicoletta was a great host. She met us off the Vaporetto and she and her husband walked the three of us back to the apartment. We came mainly for La Biennale and the location suited us perfectly. Additionally, there were all the shops we needed right there so we managed some very good dinners at home as well as dinners out. It was a home! Full of care and comfort. Highly recommend.

We spent the month of June here, and enjoyed it quite a bit. The apartment tends towards the generic, and features a rather ordinary view of a courtyard, but it's well equipped, and the washer and AC made life considerably easier. We really liked the location, though: just beyond the northern end of Via Garibaldi, it's within easy walking distance of a number of restaurants and cafes, and a fish merchant, several green grocers, and a supermarket. And then there's the Biennale: if you're looking for a place that's close to both the Giardini and the Arsenale, this is a nice option.
