Nestled in peaceful picturesque rural/ suburban Chester County we are within driving distance to multiple corporate centers, night life, and shopping opportunities ranging from handcrafted Pennsylvania Dutch wares to Urban Outfitters & Neiman Marcus. The space

•Set back and secluded from the main road with no steps to climb, and a lock box for the key.

• Master Bedroom: TempurPedic memory foam Queen sized mattress (60” X 80”), dressers, executive vibrating massage chair that heats up, desk/ work station, direct entrance into bathroom.

•2nd bedroom- Queen size (60” X 80”) brass bed, dresser, desk, reading area

•3rd bedroom-Full size bed (53”X 75”), dresser, reading chair

•The bathroom is ADA (Americans Disability Act-Wheelchair) compliant with a 4' X 4' roll in shower, shower seat, and grab bars.

•Kitchen equipped with refrigerator, stove/oven, microwave, toaster, coffee maker with filters/coffee/sugar, pots/pans, plates, silverware. Condiments, spices, and oil are also stocked in the cabinets and farm fresh eggs in the refrigerator to start your stay.

•Large great room/main living room with Netflix/Hulu, comfortable seating and a real leather sofa

•Our “Tankless” on demand hot water heater eliminates the long waiting period standard hot water tanks take to refill with hot water. If you’re on the go and need to keep moving this is an exceptional feature you’ll appreciate.

•Maytag stacking washer and dryer with laundry soap and a counter top for folding clothes.

•Energy Efficient - Climate Controlled

•Radiant floor heat -preferred by many over forced hot air systems

•Central air conditioning

•Exercise on a Stationary bike

•An Air-to-Air Heat Exchanger control to let in fresh air is located on the inside wall of the bathroom need the light switch and door. (See house manual)

•Hosts have years of hospitality industry knowledge for a quality home away from home experience.

•A “Firefly sanctuary”, aka lighting bugs, in our garden. World renowned artist Lucy Sikes in a painting captured the fireflies in our garden at dusk during her stay. (See photograph of her painting in the listing photos.)

We personally built our home from a hand-hewn hardwood post and beam 1868 barn after dismantling and relocating it. The barn is now a 21st Century, State of the Art “Green"/ energy efficient, 2.5-story home. It won't matter whether your visit is in the heat and humidity of the summer or the frigid cold in the winter the environment is comfortable year-round.

Wi-fi is free and the pass code is provided through the AirBnb reservation system when your reservation is confirmed. Please feel free to contact us if by chance you have not gotten the pass code.

Guest access

Parking is private, free and off from the main road. There is a walkway with a slight that leads from the parking area to the entrance with a railing and motion sensor lighting.

Check-in is 3 PM or after. The lock box with key is on the wall on the right side next to the entry door. Airbnb will send you the lock box combination on your confirmation receipt.

Interaction with guests

We have fairly flexible schedules. We are involved in various activities but we enjoy interacting with our guests as time permits. It is important that your privacy be maintained. Let us know if you'd like an individual bedroom door key to lock your bedroom door.

AirBnb should send you a confirmation receipt prior to your arrival with the lock box combination, parking instructions, and Wifi pass code. Remember you can also refer to the section on "House Rules" for your parking instructions if by chance they do not arrive in Airbnb's confirmation receipt.

Other things to note

Our community has 24 hour police protection accessed through 911. An Urgent care center is 3-5 miles away, plus pharmacies, a regional airport, and a local dairy farm with fresh milk and eggs year round, and fresh seasonal produce.

Pennsylvania has a 6% room tax on stays of less than 28 days.

PARKING INSTRUCTIONS

There is a white mailbox at the entrance to our 150 ft. driveway. The address 2840 is on the post below the mailbox.
If our listing is handy there are two pictures that show the entrance with gravel driveway from the road. We live on a "flag lot" and our home is not visible from the road. Please, do not stop at any of the homes along the road. If you have any problems finding the driveway entrance at the white mail box, please send a text message to the cellphone number(s) provided by Airbnb when your booking is confirmed.

Go down the driveway until you reach the one story outbuilding and take the bend that goes to your left to our home. As you follow the bend to the left you will see a white propane tank on your left and the one story garage/office building on your right. Keep going and you will end in a parking area where the driveway stops.

Park perpendicular (facing the sidewalk) in front of the house. If by chance you have an extra-long vehicle please let me know and I will direct you to another parking space that will accommodate a long extended truck cab or other large vehicle.

There is a walkway in front of the house, follow it to your right when you are facing the house. There is a solid wood railing to hold on to as you walk down the slight incline to the entrance door.

A great, if somewhat isolated place to stay. The beds are comfortable - three doubles. All tiled floors - bring slippers:-) nice to find eggs and bread and butter and coffee awaiting. Thanks so much Bonnie. The kitchen is fully equipped and there is plenty of room to dine at table and then relax in the living area. I advise an arrival in daylight. Chadds Ford is fabulous. Terrific restaurants. About 30 minute drive from the house to the Brandywine Museum and studio tours. A BRILLIANT way to spend the day.

This place was great! The huge bedrooms and family room were fantastic. We appreciated the full kitchen and the host providing breakfast fixings for us that first day. The only small improvement we would make is to put a mirror in every bedroom. 5 adults trying to get ready for a wedding with only one mirror made it tense at times. We would definitely stay here again!!

It is a great and quiet place. Although it is a little bit to find, they sent us a note in detail on the direction. The rooms are quite big. And the kitchen has everything we need.
