New hardwood floors and top of the line stainless steel appliances. Half a block from the street car and just steps away from French Quarter, Bourbon Street, Convention Center, Superdome and historic St. Charles Avenue.

The space

This condo is ideally located for Mardi Gras, Jazz fest, and all of the French Quarter festivals and events. Famous Royal Street which is renowned for antique shopping, art galleries, boutiques, and restaurants is only a short walk away, as is Bourbon Street and all of its entertainment, energy, and excitement.
The kitchen is fully equipped and furnished with all new appliances; you will have everything you need to put together great New Orleans Cuisine.

Other things to note

We provide towels, blankets and 100% cotton linens for the beds and sleeper sofas. We also provide shampoo/conditioner, shower gel and body lotion as a courtesy. Spa bathrobes and slipper will be available for each guest (enough for 5 people). Please do not remove the spa robes from the property (replacement fee will be charged) The spa slippers are your to keep!

We know everyone comes to New Orleans to enjoy themselves and have a good time. We encourage all guests to do so. Please remember though, that we are also a place of rest and relaxation. We strive very hard to maintain a very balanced ambiance to ensure all of our guests are able to enjoy their stay. We kindly ask all guests to please observe the following:

1. Smoking is not allowed anywhere on the condo (this includes balconies, hallways, stairways, and entry). Smoking in any condo will result in a cleaning/disinfecting fees of $300 or more.
2. All guests should come and go in a quiet respectful manner that does not intrude on any other guests' enjoyment. Quiet hours are between 11:00pm and 10:00am. We ask that you come and go with soft steps and quiet voices.
3. The condos are equipped with hardwood floors, please be mindful of guests below and refrain from walking with heels or hard soles excessively.
4. All guests must be registered. We should already have the names of all guests occupying apartments before you arrive. If we do not have a person's name, we will not consider them a guest. (Especially important in the case of a lockout or emergency.)
5. Balconies, courtyards, and condos are for the exclusive use of registered guests only. Glassware is not allowed on balconies. Guests should never hang off or lean over balconies. Dangerous or unsafe activities are not allowed on balconies. Guests should always use common sense and good judgment in their behavior.
6. Parties or gatherings of any type are not allowed in the condo, courtyard, or balconies. Please do not use the property as a gathering place for others not staying here. There are several bars very close by which can be used for this purpose.
7. Please do not share your access code with anyone not staying here; this includes friends, family, and especially DELIVERY PERSONS. Please meet all delivery persons at the front door.
8. Loud, rude, obnoxious, disrespectful, or disorderly behavior is not allowed at any time. We will give one courtesy warning for any such behavior. If such behavior continues, you and your party will be evicted without refund. If necessary, we will call NOPD for assistance.
9. We will bill for any permanently stained/ruined towels and linens. For your convenience we have provided makeup removal pads in the condo. Linens, blankets, bathrobes and towels are not to be removed from the condo. Please do not take these items to parks or festivals.
10. Normal cleaning fees are included in all rental rates, and you are not required to clean before checking out, however we will bill for any excessive/abnormal cleaning, damages, or missing items, or service calls.
Below are the prices we will charge for specific missing items:
Large towels- $55 each
Medium towels- $45 each
Hand towels- $25 each
Bathrobes- $150 each
Sheet sets- $125 each
Blankets- $75 each
Pillows- $75 each
Pillow cases- $75 each
11. Downtown/CBD plumbing is very old and clogs very easily. Please do not ever flush anything other than toilet paper, regardless of what any packaging may say ESPECIALLY make-up wipes or any feminine products.
12. We are not responsible for any lost, stolen, or left behind items. Please make sure to check the property to ensure you have all your belongings before you check out.
13. Rooftops and fire escapes are for emergencies only and are not to be used for any other reason. Any violation of this rule will result in immediate eviction without refund.

Really excellent condo, perfectly positioned in a very nice neighbourhood. I would absolutely recommend this place to anyone. Next time I am in New Orleans I will hopefully be lucky enough to stay here again.

Spent fun weekend here for Saints/Pelicans game, Voodoo fest and Halloween!!Great location, close proximity to everything, easy check in, no complaints.

This condo is really beautiful. It has high ceilings and beautiful hardwood floors. It's on a very quiet street, a 10 min walk to the French Quarter, however you do hear the Garden District Street Car from the condo living room - but not so much the bedroom at all. The shower is great, I didn't realize that a washer and dryer was provided! Nice if that's what you need. I would book this property again without any reservation. It was a very pleasant place to spend time.

The apartment was lovely and clean. The appliances are very nice and the kitchen area large enough to comfortably cook meals. The host also responded to our email regarding an issue almost immediately and very quickly resolved the problem. The apartment is located right by the trolley car line, within walking distance to both the French quarter, the business district and the warehouse district. I would highly recommend this apartment.

This apartment is beautifully maintained and well furnished. It is very walkable but due to weather we had to Uber often. But, because of centrality, our rate was only about $7 every time. Highly recommended.
