The space

Welcome to our special beach place. Our family has been enjoying this property for decades, and now we would like to share it with you. We offer a three bedroom, 2 bath – 1200+ square foot unit, facing 100% directly on the ocean, with 35 feet of frontage on a private balcony. The balcony has two redwood lounge chairs, a redwood table that seats 6, plus additional seating. Most importantly, the balcony affords a beautiful private ocean view to savor 24 hours a day.

Camelot Condominium is located in N. Ocean City, one mile from Fenwick. There is an Olympic size swimming pool – (the largest in Ocean City) with a lifeguard during the day, a tennis court, lovely garden areas, and an award winning bridge walk to the beach. You can access the beach from either side of the building, and it takes all of 4 minutes to get from your unit to the sand. There is an outside shower and foot wash for your convenience. You will not only find the unit to be lovely, but the grounds as well. Directly by the north entrance to the beach, there is a rental stand offering umbrellas, boogie boards, chairs etc. You can rent by the day or week, and avoid bringing all your stuff from home. Just show up and play. We also include beach chairs and other ammenities with the rental.

In addition, to the beach, there are endless opportunities for boating, sailing, fishing, fly boarding, water skiing, paddle boarding, kayaking etc., just 10-20 minutes from your front door. When you are done with a fun filled day, there are numerous dining opportunities close by, with everything from fine dining to great little local spots.

As you enter the unit, there are two bedrooms to either side of you. The bedroom to your right has a king bed, with dresser, and the bedroom to your left offers two doubles, plus a dresser. This is a great room for kids, or adults who want a little more room than twin beds could offer. Each room has direct access to its own bathroom, and provides closets with ample room to store your things during your stay. The room with the king has more closet space.

As you walk further down the hall, on your left you find hall access to one of the bathrooms, and a laundry room, equipped with a full size washer and dryer, laundry sink, drying racks, and hooks to hang your things after a busy beach day.

Don’t miss the junior hammerhead shark and stingray waiting to say hello…yes they are real – caught by my dad. Please enjoy, but do not touch! Under the fish is a chest full of puzzles, and a few games. No guarantee that all the pieces are there – but some of them are vintage to be sure! You will find lots of books around the condo. Feel free to read and enjoy. If they are paperback, feel free to take it with you. If you want to leave a good book, they are always welcome. There is not a lot of serious fiction, or nonfiction here – mostly light summer reads. Please be aware that most of the books are intended for adults, and may not be appropriate for younger kids.

A little further down the hall is the kitchen on your left, and the third bedroom (or den if you prefer) on your right. The kitchen is equipped with refrigerator, stove/oven, dishwasher, disposal, microwave, coffee maker, as well as a French press, toaster and small hand mixer. This is not a gourmet kitchen, but it is fully equipped with everything you need to make great food you can enjoy ocean side on the balcony. There are plenty of extras so you can add a little flair to your table and presentation. We leave basic fridge condiments, unopened grocery/canned and limited spices items to share. We ask that you do the same when you leave. Feel free to use what is there, and please replace whatever you use up.

Now for the best part – well before you actually enter the living room, you will see the ocean ahead. In fact, you will probably want to go to the balcony directly upon arrival. Take a few minutes and enjoy the view and sounds. The living/dining room/balcony area is the very best part of the unit. The dining table seats 6 comfortably. (We move chairs back and forth from the balcony, depending on where we need them. There are a total of eight dining chairs.) The dining table is also great for board games, puzzles and cards.

There is a pass through between the kitchen and seating area, so everyone is always part of the action. There is a full ocean view from the kitchen.

The living room has a comfy leather sofa, a swivel chair with ottoman, and three other chairs, so there is plenty of room for everyone. With the slider door open you can hear the sound of the surf all day and night.
There is a smart TV with Comcast service in the living room. Free, secure Wi-Fi is provided. There is a small, older TV in the den that is set up for DVD’s- great for the kids. There is a small collection of DVD's you are welcome to use. There is no cable service in that room.

The den/third bedroom- This room can be used either way. If you want an extra place for the kids to hang out, it is perfect. If you need the extra space for sleeping, there is an old trundle bed with mini mattresses – more like futons. This room is better for kids or teens. It works fine for adults as well, if they are flexible about expectations. The room has a closet and small dresser. This room is darker and cozy, and can be opened to the living room if desired. The room has its own entrance off the hall, and direct access to its bathroom, which is shared with the master bedroom. This bathroom is the bigger of the two.

Bath – each bathroom will be equipped with two rolls of toilet paper per bathroom for full week rentals – one roll per bathroom for long weekends.) There will be one small soap in the shower/bath. Liquid soap is provided on both bathroom sinks. It will be full upon arrival. The tubs are will be spotless and clean, but please note that there is a little residue, especially in the smaller bathroom, from years of use.
Kitchen – There will be one roll of paper towels and a new sponge provided. Dishwasher pods are under the sink. There are two dispensers by the sink – one with hand soap, and one with dish liquid.

Trash and garbage bags will be provided - please use them.

Guest access

The entire unit is yours to enjoy. You will also have access to the olympic pool with diving board, tennis court, outside showers/foot bath by beach, two parking places, and lovely bridge to the beach.

Interaction with guests

I am on the west coast, so cannot greet your personally. However, I will be available by phone, should you need anything during your stay. There will be a welcome book on the dining table with suggestions for restaurants and entertainment.

Other things to note

There are additional ammenities,Like beach gear, included in the rental at no charge. Towels and linens are included at an additional fee of $85. This fee will show up as part of your cleaning fee ($110), for a total of $195. Beach chairs, boogie boards, tennis rackets, sand toys, books and games etc. are available for you to enjoy. House Rules, Information and Considerations:

We hope you have a great stay. These are some things to know to make your visit pleasant, and to maintain compliance with the condo association/house rules.

Please – NO SMOKING inside, on the balcony, stairwells, or in front of the unit.

The primary guest listed on the contract must be over 25. ID may be requested at checkin. The unit is not available for house parties. Families are preferred. Groups of friends may be considered, on a case by case basis.

No guests allowed in the unit who are not on the rental agreement. This building is mostly owner occupied. We want to respect occupancy rules both for building harmony, and for our guests' experience. We realize you may have friends in town. I am not concerned if you have another couple, or family over for dinner one evening. Anything beyond that is not allowed. No additional overnight guests, and no parties please.

No pets – they are not allowed for guests or tenants in the building – not even as visitors.

Please supervise your children at all times in the ocean, pool, elevators and on the balcony. This is a very safe, family friendly building. Your kids are welcome to explore and enjoy it. However, kids should not play in the stairwells, and should be respectful of the property and condo rules at all times. Skateboards/bikes are not allowed in the breezeway between buildings.

This unit is not “child safe" for very young children. There are plugs for electrical outIets, and a couple of cabinet locks provided for your use. They are located under the sink in the master bathroom. If you have young children, please feel free to move breakable items, or make other changes you feel are important for their safety. Please do the best you can to put things back as you found them when you depart. Please also be aware that there are cleaning agents under the sinks at floor level, and in the laundry room.

Pool passes are on the hook in the kitchen by the fire extinguisher. You will need to have a pass for each person, every time you use the pool. All pool rules must be followed.

Tennis Courts – are on a first come, first served basis.

Parking passes are on the counter near the pool passes. You will need one on each car on the dash, during your entire stay. The parking lot is patrolled regularly. Please do not forget to replace the parking passes on the kitchen counter before you check out. We will need them for the next guest. Please note that commercial trucks, RV's and extra large pick up trucks are not allowed to park on the property.

Please keep all wet or damp items in the bathrooms or laundry room. Nothing may hang on the balcony rails to dry – condo rules.

Please do not sit on furniture when wearing sunscreen.

Please respect any “do not use" marked items.

There are puzzles and games in the chest in the hall. Please enjoy and replace everything in its correct box after each use. There is a puzzle mat in the third bedroom closet. Some of the games and puzzles are old. Hopefully all pieces are there – no promises.

If any damages or spills/stains occur, please call me as soon as possible. We are in this together. They sooner we can address the problem, the less cost and time it may take to solve.

Please do not put anything in the kitchen sinks except very small food particles. Please do not put anything other than tiolet paper in the tiolets. If a plumber is required, and they pull anything out of the systems, including excess sand, you will be charged for the service call and any repairs necessary.

Please help yourself to any books in the unit. If you like, feel free to take or leave one when you depart. For parents, please know that some of the books may not be not suitable for elementary school readers.

Please keep food, and any drinks except water, out of bedrooms. Please try to limit food consumption to the dining tables, particularly for young children.

Beach Gear -There are six beach chairs for your use. Three are located in the master closet, and three are in the storage locker, marked 703 - in the parking garage under the building, along with sand toys. There are two boogie boards, two tennis rackets (old but fine for hitting with kids), a whiffle bat/ball, and assorted old toys in the third bedroom closet. Feel free to enjoy everything. All we ask is that you clean, dry, and replace every item as found, before you depart. Please do not put wet or damp items back into the closets when you depart.

Footwash and Shower- there is an outside foot wash and shower in between the two buildings by the beach access. Please clean all beach items prior to bringing them back into the unit. Please let items dry by the front door, before bringing them inside. Please be respectful and leave space for others to pass. Condo rules request that everyone shower off sand and sunscreen before entering the pool.

Your personal beach gear – if you bring a lot of gear with you, please store it in your car if at all possible. There is limited space in the unit for additional beach gear. If you need to bring anything upstairs, please follow the same cleaning rules noted above.

There are four beach towels for your use on top of the dryer. If you choose to use them, please wash and dry them before departure. Please do not take any bath towels or blankets out of the condo to the beach, or anywhere else. You will be charged for any missing/stained blankets/towels. There will also be a charge for any cleaning necessary due to your unauthorized use of these items. (see charges outlined below)

Missing Items/Damages/Stains – there will be charges for missing/damaged items, or things not left in a clean/dry condition. If you have a problem during your stay, please call me. We certainly intend to be reasonable. (see charges outlined below)

Balcony- Please be respectful of the neighbors when on the balcony. Keep music sources inside the unit. Please use language appropriate to children who may be on other balconies.

Night Hours – Please maintain quiet hours after 11 pm. You will find this building to be very private and quiet. Very little sound travels between the units, so you should have no trouble with those around you. However, please be respectful.

Reann was an amazing host. Extremely communicative & accommodating. There was a problem with an outlet in the bathroom just prior to our arrival and she did an amazing job of keeping us informed of the problem & generously compensating us for any inconvenience. The arrangement of bedrooms & bathrooms makes the space very flexible so it can work well for lots of different groups & combinations of people. Worked great for our group of a 40-something couple w/ 10-yr-old son & 2 senior citizens. The space is very nice & inviting; nothing fancy but very comfortable. The large, ocean-front balcony is perfect. It is large with plenty of room & furniture for lounging, chatting & even a real table (not a bistro table) for eating! The condo building is very quiet. We heard little or no noise from the surrounding units. It is conveniently located & well-equipped. We especially appreciated having access to the utility sink & laundry room. It's also fantastic to have access to beach chairs, umbrella, sand toys, boogie boards, etc. instead of having to drag all of that along. Not having to bring those things along allowed us to all travel in one vehicle. The kitchen is well stocked with dishes & cookware. It is small though, which was a bit of a challenge for us. We tend to have more of a team approach to food prep & clean up, but there was really only room for one person at a time in the kitchen. We highly recommend this lovely spot.

Great, authentic beach experience at this oceanfront condo. Parking was easy and secure. Public spaces in the building are meticulous and updated. Worth noting too that the elevators were prompt, reliable and clean--this may seem like an odd comment but when six of you are back and forth from the beach to the kitchen, bathroom, etc all day it becomes something you notice and appreciate. Very family friendly and clean section of beach with attentive lifeguards. The unit could not have been stocked any better, especially the kitchen--thank you! We found ourselves using the welcome/information binder several times during the week as it was chock full of great local info. Plus, we really appreciated the comfortable mattresses, soft sheets and fluffy towels. Best of all was the 24/7 view and sounds of the ocean, we joked that we felt as if we were on a cruise ship because from the moment you walked in the condo and looked ahead you were staring at the ocean. Thanks again for a great week and for being such a thoughtful host.
