Welcome to the Franklin Oasis, our beautiful 2-bedroom, 1-bathroom home located in the very desirable Uptown neighborhood of Denver. This tastefully updated 1884 Victorian charmer is right off of Restaurant Row (17th Ave.), so there are plenty of restaurants and bars within walking distance. Easily access downtown and City Park, or drive 30 minutes for a day in the mountains!

The space

Our spacious home features all of the charm and character of an older home, but is updated with modern furniture and amenities for comfort and convenience. This is a 2-bedroom home, with a queen-sized bed in the master bedroom, and a twin-sized bed in the second bedroom that converts into a king. It also has a pull-out couch in the living room. It does accommodate 6 people, however the space is tight for 6 people. Our home features an LED TV with Roku and high-speed WiFi. Relax in the large Jacuzzi bathtub or on the swinging bench on the front porch. You'll find everything you need to cook in the fully stocked kitchen. There is a washer and dryer in the home, and we provide fresh towels and linens for our guests. We also provide laundry detergent, dishwashing detergent, an iron, ironing board, and a hair dryer. After a day out exploring everything Denver has to offer, kick back in the private backyard with lounge furniture and a grill.

Denver imposes a 10.75% Lodger’s Tax on reservations of fewer than 30 nights. It also charges an Occupational Privilege Tax on businesses operating in Denver that receive at least $500 for a calendar month. Hosts will be required to pay the Lodger’s Tax, Occupational Privilege Tax, and all other taxes associated with providing short-term rentals. It is up to the individual host to collect the necessary taxes.

Guest access

Guests will have access to our entire home, except the unfinished cellar/basement and the occupied carriage house off of the backyard. There is a fence dividing our home and the carriage house. Please do not cross this fence or disturb the tenant.

There is free street parking available. Parking is limited to 2 hours from 8:00am-6:00pm (excluding Sundays and holidays). You can park overnight, but we suggest parking on other streets where there are no parking limitations other than street sweeping, which occurs once per month.

Interaction with guests

A representative from our rental management company will be there to meet you at the time of check in. If any issues should arise during your stay, they will be available 24/7 to assist you.

We want you to feel as comfortable as possible in our home. Please don’t hesitate to contact us with any questions or for recommendations for dining or activities in Denver!

Other things to note

* Denver imposes a 10.75% Lodger’s Tax on reservations of fewer than 30 nights. This is something we must add to your reservation after booking, as Airbnb only adds State of Colorado taxes and it is the host's duty to add City of Denver taxes.

*150% of the cleaning fee will be charged for more stays lasting more than 10 nights*

*A late checkout fee of $40 will be charged to any guest who checks out past 11:00 am checkout time.

The house does not have central air conditioning, but there is a small window air conditioning unit. Please contact us if you need to arrange an earlier check in time. No early arrivals without prior approval.

*Please be aware that we are not liable for any accidents, injuries, or illnesses that occur while on the premises or its facilities. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise. We are also not responsible for personal items left behind from your stay* If any personal items are left at the property, we will do our best to recover them. However, there will be an automatic charge of $30 for any items that need to be shipped back to you from your stay (prices may vary for large items).

**Although marijuana is legal in the state of Colorado, we do not permit ANY smoking, vaping, etc of marijuana inside the home. You are welcome to use marijuana outside in our private back patio. If it is determined that a guest smoked marijuana inside the home, we will keep that security deposit to pay for extra cleaning.

Since marijuana is legal in the state of Colorado, guests may bring it sealed into the home legally. Therefore, we will not grant refunds for new guests if there is a smell of marijuana in the home. We will do our best to air out the home if someone previously brought marijuana on to the premises, but we will not allow you to cancel your reservation because of this.

This is not a party spot! Please treat our home as if it were your own. Absolutely no smoking of any kind inside the house. For your convenience, there are ashtrays and comfortable seating located in the backyard. Smoking inside of the property will result in deposit forfeiture.

No pets and no parties. Please be courteous to our neighbors and respect quiet hours after 10pm. $1000 FINE FOR VIOLATIONS!

• Shoes: Please remove shoes inside of the house. There is a shoe rack located at the front entry for your convenience.
• Outdoor Grill: Please clean grill after each use with the brush hanging from the grill.
• Extra Guests: Visitors and guests are allowed on the property, but a maximum of 6 people may stay the night. All guests staying the night in the home must be accounted for in the rental agreement. Please ask guests to leave by 9pm.
• Lock Box: Although we change the lockbox combination after every stay, please do not change the lockbox combination. Changing the combination will result in deposit forfeiture.
• Alarm: Although we change the alarm combination after every stay, please do not change the alarm code. Changing the code will result in deposit forfeiture.
• Upon check out, please turn off the A/C in the summer and leave the thermostat at 65 degrees in the winter. Please turn off all lights, lock all doors, and arm the alarm upon your departure. Any keys should be left in the lockbox.

Melbe's place was a good central location. Everything was a convienient walking distance. She pointed us in the direction for some good restaurants and things do in the area. Will stay there again next time I am in Denver. Great value.

It was beautiful and ideally located. My friends and I were able to enjoy the patio throughout the evening and we were able to walk to a fantastic restaurant that night-there were many options. I was able to find a cute little coffee shop and breakfast the next morning, as well as bike around Denver on one of the rent-a-bike stations right by the house. It's a a beautiful house, perfectly ideal for staying the night in Denver. The host was phenomenal and did a great job communicating. Would love to stay again. :).
