The space

Very comfortable brand new futon mattress. Nice size room including a small desk area. Large double wide closet with hangers for guest use during visit. In wall shelving available for clothing storage. New hardwood floors. Cable hook up in room, Free wi-fi and Internet service. Freshly painted. 2nd floor of single family home. Free parking on quiet cul-de-sac. Jack Russell Terriers that might want to visit and say hello. NOTE: We have hot water! Be sure to set the temperature on the bath or shower - before stepping into the tub. Acknowledgement of rules and legal identification will need to be present and signed upon arrival.

Clean sheets provided at check in - and your are expected to launder weekly and return to your bed.

Guest access

1) Full size kitchen - quick and easy meals only because kitchen is shared with others.
2) Kitchen dishes, pots and pans. Cleaning up completely after self. I always say if you leave in better condition - you can't go wrong.
3) Shared Zen style bathroom with deep bath tub. Remember to always clean after yourself.
4) Small personalized size fridge at an extra cost - if interested.($5 weekly)
5) Free Wi-Fi
6) Only guest will have access to upstairs shared bathroom and rented bedroom. No sleep overs or entertaining in bedrooms.
7)Gardens and sitting areas around the house available for hanging out with friends
8) Laundry facilities are available -1 load maximum per day (because it is shared with other people)
8) Room cleaning services - at an extra fee. $10 weekly and includes laundering of sheets. You are otherwise expected to keep your room clean & free of food crumbs.
9) Laundry Cleaning - at an extra fee ($5 per load). You are given clean sheets for bed upon arrival. You will be expected to launder your own sheets weekly.
10) 1 clean towel daily. Just toss dirty towel down laundry shoot.
11)Additional smaller room also available across hall for extra $. Inquire if interested.
12) free parking on the street. We live on cul-de-sac so plenty of street parking available.

Interaction with guests

We enjoy our guest. They are always welcome to sit in the kitchen, use the table area, and converse. Guest are often out visiting the many area sites, or hanging out in their rooms.
I will always respond to guest reservation requests in less than 24 hours (usually in a few hours - but always less than 24 hours).

Other things to note

This house is being sold and will be actively on the market starting June 1st. This is why the price is so reasonable. If you stay here you will need to keep your room "show room" worthy. Not always fun - but sadly important in this situation. It would also be important that you abide by the same rules the real estate agent has imposed on us: which is- If there is a "house showing" we all need to load into the car (dogs and all) and be gone for a while. Sorry, but this is why the price is currently so reasonable. If the house sells, we may not be able to complete your contract. The house gardens are 99% perennials & there is always something new in bloom. On site we have multiple blueberry bushes, Rasberry bushes, fig trees, grape vines, and kiwi vines. The daffodils,
Crocus, Christmas rose, snowdrops,
And more are plentiful in the spring.
The lilies, lambs ear, roses, iris, and others bloom during the summer; while mums, hosta, astilbe,and others bloom in the Fall. Hammock is usually set up by late spring and available for use. We have 2 Jack Russell Terriers - so being. Dog lover is a MUST.

You are renting a room. This is not a "Bed and Breakfast. The rate I charge is VERY CHEAP for what you get. So PLEASE read all of the rules and abide by them.
Included in rate: Room, heat/AC, hot water, electricity, daily clean towels, use of the kitchen, bathroom, laundry facilities and you don't even have to take out the trash or recycling. So read ALL of the rules and abide by them ALL:
It is a law in Howard County that residential homes must rent for a minimum of 30+ nights. Residential home owners are not allow to compete with hotels. Confirmed guests (people I have offered space to) are permitted upstairs and in their perspective bedrooms. No entertaining of unconfirmed guests upstairs or in bedrooms.
Please always clean up after yourself. That means bathrooms, kitchen, etc...
Cleaning services are available - but at an extra charge. If I have to clean up after you - I will charge you. I had a renter who loved to cook. They would leave the stove greasy, counters stained , cabinets sticky and more. Needless to say - they were charged
Cleaning fees for not being respectful of my home. No smoking in the house - but accepted In designated smoking area in back yard. We are not alcohol drinkers, but don't mind if others drink - as long as it's in moderation (be responsible). We prefer guest are in by 11 pm at the latest. We have other guests in the house and wish to be respectful of their quiet time. We do not share any supplies: you buy your own soap, groceries, spices, toothpaste, deodorant- etc.
I have had 1 renter so far who helped them self to my food, lotions, spices, cooking oils and more. This is not acceptable. If you are taking without permission it's called stealing - and you will be evicted. If I can't trust you in my home - you will not stay. It's that simple. Can you tell that the thief-renter made me a bit angry? I'd like to NOT repeat that situation EVER!!!
NOTE: We have hot water. Please be sure to set the temperature - starting with the cold water and slowly adding the hot water to bath, shower or sink before exposure. Setting the temperature high allows for everyone in this nice size 4 Bedroom house to get a decent shower - and still have water remaining for your laundry & dishwasher needs. You may use the dishes, pots & pans in our full size kitchen. Please always clean up after yourself. If you leave the kitchen in better condition than you found it - you can never go wrong.Thanks. Keyless entry is available for confirmed guest & codes are not to be shared with anyone for everyone's security.
There is a Laundry Machine available
For guest use....but you'll need to supply your own deterrent; And/or Laundry services are available for guests - at a small extra fee ($5 per load). Guest will be provided with one fresh clean towel daily. Just toss the dirty towel in Laundry shoot (located in hall bathroom) when done. You will be expected to laundered your own sheets weekly & clean your own room. Sheet cleaning services available at the small fee of $5 weekly. FREE parking on the street. We live on a cul-de-sac so parking is plentiful. Bathrooms are cleaned bi-weekly - so be sure to clean up after yourself. If you would like your room cleaned (dusted, mopped, trash emptied) there is a small fee of $10 weekly. Just ask and we are happy to assist (so for an extra $15 weekly you can have a load of laundry done and your room cleaned as noted above). Guest may rent a small personal fridge at $5 weekly. I will make room in our fridge ;allowing you one shelf for groceries. If you need more space - you will need to rent the fridge. I must ask that you don't eat in your rooms or use any "heat" (I.e. :hot plates, coffee makers, or fire of any kind. Just trying to avoid ants and fire hazards). We try to anticipate your needs in advance - but if you are in need of anything not already mentioned - feel free to ask.

If you ruin anything in this house: i.e. I had a renter who scrapped up the walls going up the stairs with their bags, left spice stains all over my counters, and more. If you ruin anything - I will keep your security deposit and charge you for any surplus. Please simply respect my home & pay for any damage you may have caused.

NOTE: All Amenities available when in working conditions. Sometime things do break and we expect only patience in these situations. It's never fun for us to deal with broken home items either. This is not an expected occurrence. Things do, however, happen. Thanks for understanding!

Susan was an amazing host. She is the epitome of hospitality, kindness, and good manners. I stayed in her yellow room for two nights and was completely comfortable. The room and bathroom we're clean, well furnished, well lit and warm. I would without a doubt stay in her home again and you should too! I believe in leaving good reviews got good people and Susan is one of the best!
