This multi-level town home gives everyone plenty of space to enjoy your Steamboat vacation. With Yampa Valley views, the Sleeping Giant, and the Rollingstone Golf course enjoying a sunset every night will be breath taking! The top and main floor is the heart of this amazing home. The fully equipped kitchen includes stainless steel over sized appliances, island bar with bar stools, a 6 person dining table and the deck has a gas grill.  The cozy living room has a flat screen TV, with a plush leather and material couch. There are 2 living areas and 2 decks, one is covered and has a hot tub and is right off of the second living room. The second living room is equipped with a game table, leather sleeper sofa, and flat screen TV.

Just off the living room is a large bedroom with an attached bathroom. It has a Queen bed, Yampa Valley views, and a closet. Right past the bathroom is another Queen bedroom with a closet.  The Laundry Room is separated on a mid level with a full size washer and dryer for your ultimate convenience.

The second Master bedroom has 2 queen beds, large closet, valley views, and connected bathroom with a bathtub. Up to the second level is the Immaculate Master bedroom. The King Bed, looks to the Gas in room fireplace, walk into the massive closet with plenty of room for his and hers. The master bathroom has a Jacuzzi bathtub, glass enclosed shower, double vanity sinks and separate toilet room. There is also a 2 car garage so you don`t have to brush snow off of your car each morning.

* Reservations are for quiet residential vacation accommodations only. Therefore, parties, receptions, luaus, and similar events are strictly prohibited. No additional people beyond the maximum occupancy of the house are allowed on or in the rental property at any time unless disclosed to and agreed upon by (URL HIDDEN) in writing.

* The number of adults and children staying at the rental must be listed below. If the number of the guests in your group changes, this must be communicated in writing to (URL HIDDEN) Additional guests beyond those identified at the time of booking are not permitted and will result in an additional fee of $100 per person/per night. (URL HIDDEN) does not verbally confirm additional guests. Additional guests must be approved by (URL HIDDEN) in writing.
* Guest`s reservation is accepted for one family or group of individuals for this accommodation only and, unless disclosed to and agreed upon by (URL HIDDEN) will not be used in combination with other accommodations.
* Quiet hours are from 8pm until 8am. Guest`s use of the rental is subject to local noise ordinances, therefore loud amplified music is not allowed. Noise complaints are subject to local law enforcement intervention. Law enforcement intervention will be deemed by (URL HIDDEN) to be a breach of this Agreement and shall authorize termination of Guest occupancy of the rental.

* The rental shall be in the same condition upon departure as at check-in, normal wear and tear excepted. * Guest may not sublet the unit or assign this Agreement.

* Guest may cook only in areas specifically designated for cooking in the unit.

* Guest must immediately notify (URL HIDDEN) of any fire or other damage or injury to the rental or any person on the rental property.
* Guest shall be liable for all acts of his family, invitees, employees, or other persons invited or allowed onto the rental property by Guest.

* Guest shall be responsible to return all keys and gate or garage door openers upon departure. Lost keys or garage door openers will be charged to the Guest, usually $50 per room key and $50 per pool key.

* Guest shall abide by the House Rules of the Owner and the Homeowners Association as provided to Guest upon check-in.
* Guest shall not bring any pets into the rental or onto the rental property.
* Guest understands that (URL HIDDEN) cannot and does not guarantee that adjacent properties will be free from disturbances or not be under construction, being repaired or maintained in any way, or that State construction projects will not be in progress around the rental unit. Construction on adjacent or nearby properties is not a valid reason for termination of this agreement nor is it a reason for the refund of any monies to Guest.

* Non Smoking Properties: Colorado is now a non smoking state. All condos are non-smoking inside and outside. You are only able to smoke at least 15 feet away from any door or window opening. If there is any evidence of smoking, you are responsible for all additional expenses for the restoration of the property.

* Lost or Stolen Items: (URL HIDDEN) is not responsible for any personal items which may be lost or stolen from your rental. Always lock all of the doors and windows when you leave the property (even if you are not on the ground floor).

Great house with beautiful views and nice amenities. Photos aren't completely accurate because one of the rooms shown with bunk beds no longer has bunk beds. Also there is no A/C so hot summer months it is not realistic to be able stay in the house in the middle of the day as many rooms get over 80 degrees at midday. Other than the heat really enjoyed our stay.

Retreatia communicated often and in great detail prior to our stay. The unit fit 14 people comfortably, and it had breathtaking views of Steamboat. The top floor is a fabulous gathering area for large groups! There is a connecting door to the next door unit on each of the four floors. Be sure to keep these locked during your stay.

This was a very nice place to say, and the views (especially at sunset) were fantastic. One item to note, which the pictures do not really capture is the number of stairs involved with this condo. It should have been expected, however the photos make it seem more cohesive. The living areas are spacious and the main kitchen/living/dining room is great, however if you are traveling with smaller children the stairs may be a problem. Overall, our group had a great stay and the management company did a great job of reaching out to make sure we had everything we needed. When we asked for an extended check-out time, they gave us a 3 hour extension with any additional fees which was very much appreciated. The only other item to note is the pictures showed a room with 2 sets of bunk beds which had been replaced. We were traveling as a group of 2 families with 4 younger children so we were counting on using this room for the kids. We were able to re-arrange, however had to do so upon arrival which made things slightly more complicated. It ultimately did not negatively effect our stay, however the photos should be updated to reflect the current layout of the condo.

Loved this house. We had 10 people, and everyone had a room or bed to themselves. The views from this place were incredible, too. Highly recommend. Lots of stairs in the house, but there is an elevator. All in all, can't wait to stay here again!

When we arrived, the ground floor bedroom was flooded and had a terrible smell. Retreatia didn't attempt to mitigate this until after our check-in time. While not their fault that the drainage system didn't work and the foudation leaked, they were difficult to work with to reconcile the issue and left us with a property with less bed space than we had reserved. Some of our guests didn't have a bed. The manager left the property before the cleaners came and didn't ensure the job was compete. Again not Retreatia's fault the instance occurred but they were completely unprofessional to deal with while trying to mitigate the issue. Further the property was listed inaccurately. A media room was advertised but when we arrive this room did not exist.

The review is not accurate at all! There was a small piece of carpet that got wet by water coming from the melting snow through the foundation for the property. The affected area was in the bottom bedroom and was 8 ft by 2 ft only. We immediately took are of it and had a carpet cleaning company come and clean and deodorize the room. It was done immediately and did not affect the guests stay at all as the people who were staying in this bedroom have not arrived yet. All was completely done by 5:30 - hour and half after the normal check in time. The home was a back to back and it was discovered by the housekeeping inspector at 3 pm , so the issue was very small and we were able to mitigate it right away. The bed configuration has not changed at all- I am astonished by the statement! The guest tried to ask for a huge refund because of this small inconvenience , which we declined, hence the review ....
