I would highly recommend not booking with Mark. From the booking process to actually arriving at the home, there was zero peace of mind, and the room itself was disgusting. From booking to arrival: 1. Mark never responded to my note about wanting to book this room. Given, there …

After 100’s of wonderful hosting experiences, this is the first review that we felt needed a response to a guest who indicated an extreme negative experience. Of note, as Brittany had no prior reviews linked to her account, this may have been Brittany’s first Airbnb experience, so I would like to address expectations and procedures that she references. In her review, Brittany did not mention that 1. She was contacted numerous times after she booked, at least a month ahead of time from us who had NEVER canceled a reservation 2. that she requested, at the last moment, to check in after midnight, 3. did not even call the host to indicate the alleged problems that she claims existed 4. was actually offered the master bedrooms in Dupont Circle townhouses at rates far below market rates even by Airbnb standards. Most, if not all these alleged problems that she had cited, could have easily be rectified during normal times in the day, if not at 1 am when she actually checked-in. Unfortunately, we did not live up to Brittany’s expectations of being a 24/7 hotel and she did not contact us at the time of her check-in to respond to her requests. We object to complaints about unclean torn sheets, and never had a complaint about this from the 100s of other guests who we had hosted, never had a chance to verify Brittany’s claims (and address it), despite absolutely knowing that linens in her room had definitively been cleaned and changed. She cancelled in the middle of the night without any indication to the host that she was doing so and consequently had a complete refund. Incidentally, she had made reference to us about host/guest ratings PRIOR to her check-in while simultaneous asking for a reduction in her rate. Brittany is incorrect about not having a door-lock on her individual room, which does exist on all rooms in this house. Regarding issues with security, Brittany mentions the lack of check-in procedures despite clear instructions on the booking page and our providing an entrance code the day before check-in (which she actually acknowledges). Her complaint about not having the security codes many days prior to arrival is inconsistent with security as that would not be secure to other guests. We deliberately provide codes just prior to arrival to ensure security for all guests, something that she should appreciate as our other guests do. Hotels do not usually provide room keys prior to check-in! We have never had an issue with check-ins from any other guest. Perhaps Brittany was anxious due to her unusual arrival time at 1 am and limited experience with Airbnb. We are sorry if Brittany thought our response was rude by not living up to what we believe are unrealistic expectations. We are also sorry that any guest would have a negative experience to write such a harsh review, but we are pleased to have been able to host 100’s of other guests who are professionals over the last number of years without incidence and with 100’s of positive reviews. We emphasize that we are not a short-term hotel or hostel offering 24/7 service, but a home for professional travelers who would like to book on average of weeks to months to live in a community. The vast majority of our guests are long-term and appreciate the flavor of a community household of diverse professionals and international travelers. We are sorry that Brittany did not fall into that category and appreciate our space. We welcome the traveler who would only stay with us in the rare times when we have space for a short period and hope to provide a positive experience and wish Brittany well.
House is clean and spacious. Kitchen very good for cooking. Bed very comfortable. U Street is very loud with car and bus noise; my room faced the front. I would not suggest this place for noise-sensitive folks -- I was aware of a lot of internal noise (creaky stairs, folks…

Thank you Sharon for being the first guest for this listing and we are sorry that you were inconvenienced by some of the kinks as we are ironing them out. We appreciate your comments so that we may address them. Since your note, we have undertaken the following immediate measures, door-locks have been installed for all rooms; amenities such as hair dryers and irons are available and indications are clearly made that this is a shared house. Of note, all guests are long-term, usually for several weeks to months. We hope to be able to host you again in the future.
