House Rules

Normal bedtime is 11 PM; breakfast is around 8 AM. This is NOT a place for night owls, club, disco or party goers.
Keep the bathrooms the way you found them; do not clog the toilets with excessive amounts of paper; clean the hair out of the drains after you shower/shampoo. Use the bathmats appropriately.
Ask to use the refrigerator, kitchen utensils, electrical outlets and appliances. Ask where and how to dispose of trash - we recycle paper, glass, metal, plastic, soda cans, etc.
No smoking and we have two small dogs

PROS: The location is great - right near lots of places to eat and things to see, and just a 8 minute walk from the Javits Center. The room is gigantic (huge living room), with plenty of room. The bathrooms (2x) were well-kept and clean. Towels, bedsheets, and pillows were provided. The price is right! CONS: There isn't much privacy as it's an open space (living room, kitchen, dining room are all one space). It's also quite noisy at night with lots of garbage trucks and typical NYC traffic on the street below, which you can hear pretty well (no soundproofing on the windows). The 11pm curfew was a bit annoying, but it is clearly indicated, so can't complain. (Just keep in mind it's enforced). There are also two dogs, which don't really bother anyone so they were fine too. You're sleeping on a giant leather circular couch, so if you need a real bed, I wouldn't recommend staying here.

There are six adjacent hotels which all have the same street noise. The pillows are normal Ralph Lauren brand purchased at Macy's plus there are throw pillows on the couch which wer available. Both guests expressed an aversion to TV, so I turned it off. The labsence of beds and SHARED space is stated in the description and clearly shown in the photos. Pano was speaking loudly on (SENSITIVE CONTENTS HIDDEN) until 2 am despite the 11 pm curfew. He did not need keys because I was always here to receive him. He is a complainer who expects hotel services at Airbnb prices. He left the bathtub filthy.

Howard and John were excellent hosts. They provided useful information on transportation and dining and I had some great conversations with them about New York, opera and their world travels. It was also nice of them to include breakfast both days I stayed there. I would definitely stay with them again if I were traveling by myself in the city. The location was also very conveniently located, two blocks from the nearest subway stop and seven blocks from Times Square.

If you want courteous and attentive hosts centrally located in Manhattan at a nice price, then you will want to book with Howard. This is a shared room, so you are sleeping on a couch but it is comfortable and your privacy is respected; there is a private bath. Breakfast is customized and Howard is wonderful at giving you a variety to choose from. His coffee is fresh, hot and good. If you want assistance navigating Gotham, you will have a concierge that truly cares that you understand how to get somewhere on time. It's especially nice when Howard and John want to know how your day went and if the restaurants were nice enough to recommend. Howard and John have a lifetime of experiences in the city and have paid close attention to the histories and current events to keep you in conversation as long as you want to talk.

Sorry about the air quality. If you had told us about it, we would have opened the window or turned the a/c on. I thought you were OK to have the ceiling fan going all night to provide air circulation.

Howard and John were most hospitable and helpful! Like a couple of southern gentlemen. But wait...Howard is a native New Yorker. Our first airbnb experience as well as our first trip to NYC. Made it all more interesting and unique! Making breakfast for us every morning was very welcoming to start each day! Thanks again so much and we look forward to visiting again!

We had great time with John and Howard, liked the hospitality. Loved their two cute and friendly pets ! Breakfast also nice , loved the Fruit mix. Best part : 5 minutes walk to Time Square.
