Strickly no smoking inside or outside the house or anywhere on the premises. We run a healthy and well maintained bnb and like guests to feel the same way. Sorry, but we are not set up for pets. As a safety precaution, just a reminder to turn off all lights (except sensor light if out at night), electrical switches and heaters, when you leave the house. It does get cold in the mountains so to keep the heat in, close all windows, blinds and curtains at night and also keep the bathroom door closed as the open fan in the ceiling will suck out all the hot air. There is a fan heater in the bathroom to be used when you have a shower etc but not to be left on. Also, if you have muddy trekking shoes, please leave them in the kitchenette area. Feel free to wander amongst the garden area and use the garden seat. We also have some play equipment in the back area that is just for kids under 10yrs or less than 30kg. Use at own risk but you must supervise kids at all times as their is no soft landing just normal ground. You can also park in the driveway near the gate. Thank you for respecting our rules and hope to see you soon!

Nice cottage for 2 in a lovely quiet garden setting away from the highway and trains. Easy to self-cater. A good base for getting around the area, whether it be around to Mt Tomah gardens via the Norman Lindsay home and gallery or over to the Jenolan Caves - and not forgetting the local sights like Echo Point and the variety of walks both reasonably accessible and more vertically testing ones. Our late May-early June stay still saw lots of autumn colours. The Blue Mountains are chilly in winter so be prepared to wrap up. We had fine weather which helped with our walks but definitely needed to put the heater on when we got home. It should be lovely in spring and autumn. Don't know how hot summer gets up there. Plenty of fairly intellectual reading material in the bookshelves. TV worked fine to keep up with the news and the internet coped with the standard tasks. We were there for 6 days and although Watermark doesn't have a laundry, there is an excellent laundromat next to Aldi in nearby Katoomba. Abundant bird life and even a possum on the roof one night. However, the few kookaburras hardly made any noise. As always, you can invariably expect a good stay when there is a comfy bed and a hot shower! Would come back to stay again.

Larry's place is a cosy and conveniently located base for your explorations of the Blue Mountains. We stayed in The Library, a cottage with a lot of charm and an authentic feel.

Place was clean, cute and very comfortable. However it was seperated into two different parts on one house which was not described in the listing, it also had a kids playground in the backyard leading us to believe that the area may not be that private. Aside from that it was a nice stay and Larry was clear aboyar directions and easily communicative.

Don't take a book - there's plenty to read in the Library! The silence at night is profound in this part of North Leura, and it's a delightful space to completely cut off from the world and relax.

This is a great place full of charm and character. Unfortunately the weather was not kind to us but by having this place to relax in that did not matter. We walked into leura very easily and explored near by towns with our car. I would defiantly come back to the library.
