Next to the swimming pool, Casa Piscina is a large 2 bedroom suite, on one level, with a large private garden.

It consists of a large living room, inc kitchen, with a double sofa-bed, a bathroom and a cute bedroom with 2 bunk-beds – a single bedroom can be placed in this room. Then, diagonally across the garden, there is another ensuite double bedroom (which can be a twin bedroom, by request).

Huge French windows open directly onto the lawned garden that catches the sun all day.

Bought by a wealthy Roman, the tiny village now consists of 5 luxury suites, restored to the highest standard and equipped with everything you can imagine that befits a mediaeval setting.

Casa Piscina is in Aquaiura, a hill-top village, along the Valnerina.

One of five cottages, each of which is at a discreet distance from the other and has its own private garden and/or terrace. This arrangement ensures maximum privacy for all the guests. And, none is more than a 1 minute walk to the large pool.

There is also a Veranda, in the midst of the borgo, consisting of a large sitting/dining room with a double sofa-bed, a fully fitted kitchen with dish-washer and a shower room. There is a vine-covered pergola, a pizza oven and a BBQ. The Veranda can be used as an extension for your friends who may wish to visit you and stay for a night or so. And/or, it is used by the guests to meet each other on neutral territory and to eat together without messing up their own cottage !!

To date, Aquaiura has been a secret place for world famous celebrities, seeking solace and discretion. Now, however, Aquaiura has been launched onto the holiday rental market so that you too can experience living like a celebrity – but, not at celebrity rates. Go on, pamper yourselves!

Acquaiura was built around the year 1000 AD along the Flaminia route, which departs from Rome towards the North of Italy. It was populated by countrymen and the site was a refreshment place for the troops and the messengers of the Pope along the route towards the North of Italy and Rome.

In the centre is a church built in honour of San Michele Arcangelo in 1500 AD.

Aquaiura is probably the 2nd oldest inhabited village in Umbria, after San Mamiliano. Both these villages are off the Flaminia, the main road that leads directly to the heart of the mediaeval city of Spoleto, a tiny city that pre-dates Rome.

LOCATION.....

Leaving Spoleto and turning right onto the Flaminia, you follow the beautiful, sweeping curves of the Flaminia, mountains and valleys, dipping below the road, as you wind your way upwards towards Aquaiura. After 6.5 kms, you leave the Flaminia and wend your way upwards for a further 5 minutes until you come to a stop at Aquaiura.

Acquaiura is at 750 meters above sea level, and, it is surrounded by mountains and woods. It is 120 km from Rome, 200 km from Florence, 50 km from Perugia and 7 km from Spoleto, a medieval town with many works of art, cultural activities and a vast selection of restaurants.

Aquaiura is the ideal location to visit the center of Italy (Umbria, Toscana, Marche and Lazio) and to enjoy a truly natural and exquisitely beautiful environment.

ACTIVITIES.....

In the immediate vicinity to Aquaiura, there are many artistic and cultural events eg the Spoleto Festival and Umbria Jazz in July. Indeed, there are cultural events all round the year.

All within easy reach, are the well-known hill-top towns such as Todi, Assisi, Fonti del Clitunno, Orvieto, Trevi, Spello and, the close by and historically significant Spoleto; Or, further away, there is the outstandingly beautiful Gran Piano and Casteluccio (1 hr 30 mins), passing Norcia (1 hr) along the way.

About 12 kms away, is the impressive Marmore Falls, the largest waterfalls in Europe !

You can ride horses through the mountains, play Golf or go wine and/or olive oil tasting.

At the edge of the village, a few minutes walk away from the cottages, so as not to disturb, Acquaiura offers the use of barbecues, ping pong tables, exercise machinery and basketball hoops, in a covered, outdoor area.

HOW TO GET TO US.....

BY CAR - take A1 motorway direction Florence, exit Orte, go towards Terni + Spoleto. After the tunnel called "Valico della Somma" 7 kilometers from Spoleto, exit on the 1st turning on the right and follow the sign to Acquaiura.

BY TRAIN - Spoleto is the main station and it is very close to the Borgo (7 km). High speed train (EuroStar) leaves from Rome and it takes 1 hour and ten minutes.

There is a private tennis club in central Spoleto that accepts temporary memberships.

Further. there is a State of the Art gym called “Unique" in Spoleto that also accepts temporary memberships. Here there are weight rooms, many classes, a large pool and a huge sauna.

And, in the nearby hills, there are fantastic riding stables, where you can practice in the paddock or trek in the mountains under the sun or the stars.

Indeed, there are many things to see and do in and around Spoleto that we can arrange for you. This is because our small partnership group, ourselves included, own all the properties that we advertise, about 70 in all, from villas with pools to smart town houses to central city apartments.

Subsequently, we can organise olive oil tasting, wine tasting, chef at home, eating in chef's house, truffle hunting, picnics with a donkey, cheese making, caving, canyoning, rafting, canoeing, horse riding.....anything you like.......all at better rates than you get going through the conventional channels. This is because all the aforementioned activities, except for horse-riding, are offered by our partners to ensure you have the holiday of a lifetime !

For instance, the olive oil of one of our partners (Ciarletti) was blessed by the Pope 2 years ago, after it had won the top prize in Italy. He, amongst other of our partners, offers olive oil tasting, accompanied by a lunch, at his farmhouse.

All our activities are totally authentic, put on by Italians, whose familes go back for centuries and who have been in the truffle, olive oil and wine trade for all of that time.

And, because all the activities we offer are "inhouse" we can undercut all the "professional" businesses, for whom it is their livelihood. Such activities are not our livelihood. Neither are they the livelihood of our partners. We and our partners offer these activities with the aim of enriching your holiday.

Lovely area about 10 minutes outside of Spoleto, gardens and pool fantastic. Other little niggles with apartment stopped it been perfect. Note no air-conditioning in bedrooms so very hot.

We had such a beautiful time at the house! Every day felt like Sunday, peaceful and relaxing. The location was perfect, close to many incredible places like Spoleto, Asissi and Orvieto. The pool was delicious and we were upgraded to a little house called Torretta - just perfect. Thanks again for making our week so special.

I arrived here 30 odd years ago, fell in love with the place, my 1st spiritual home. Couldn't wait to move here permanently. Did so. With 2nd husband. Ist husband declined.

Was persuaded to rent to someone, whose violinist daughter was performing in a Spoleto festival because she couldn't find anywhere to stay.....and, we happened to be holidaying in Sydney. That's how it started. 11 years ago.

We bought more property here.

Sydney lost its appeal as we started to introduce potential guests to the beautiful properties that our small partnership group offers, about 50 in all....apartments, villas and pool properties. It is such a joyful experience to be able to offer people the holiday of a lifetime.

Never having been in business before, both of us retired academics, we wished we'd done this all our lives. However, our hard-nosed business friends describe our activity as merely a life-style. "You should charge for this, charge for that, the euros add up", they say. But money is not our goal. Your happiness is.
