Our family has been coming to Horseshoe Bay for many years to enjoy our summers. In fact, we rented this very townhome for the entire summer and we fell in love … so we purchased it.
We have learned that there are some very exclusive amenities that only certain homes can provide. Not only is our home lakefront it is an “East Facing” unit which allows you to use the deck in the evening all summer long without the scorching sun in your eyes or the blistering heat that makes many decks unusable during the summer months. You will have amazing lake views during the day and tranquil relaxing views at night. We have a double-decker deck with one deck off the living room and one upstairs off the master bedroom (with a spiral staircase down to the lower deck). Our main lower deck is covered and furnished so you will enjoy grilling, eating dinner here, or just relaxing with a cold drink while you watch the water activities in the cove (stand up paddle, jet skis, and boats). We have outdoor table seating for 6 and a super comfy outdoor couch so plenty of seating for your entire group. When we are in town we spend most every evening out on the deck and we bet you will too!
If you plan to bring a boat and/or jet ski or rent from the Marina; we have slip parking for boat or jet skis in front of this townhome complex and across the street in another condo complex that we own in as well.
Popular fishing cove! This is where all the bass boats come for prime fishing. Our son has caught some beautiful bass from our dock! You get to pull up a chair and throw your line in!
Enjoy a refreshing swim in our swimming pool located a 30 second walk from front door.
The living room offers amazing lake views with the over-sized picture pane windows overlooking the lake. It is just as beautiful inside as outside on the deck.
Our condo sleeps 8 on beds plus 2 on an available queen air mattress.
Master Bedroom #1 = Cal King (Brand new high end Serta mattress, resort quality linens and bedding)
Master Bedroom #2 = King (Brand new high end Serta mattress, resort quality linens and bedding)
Living Room = Queen Sofa Sleeper (Pottery Barn – super comfy! And all new quality linens and bedding)
Loft = Twin Bunk Beds and access to a Queen Air Mattress (all new quality linens and bedding with all needed bedding and pillows provided)
You will find plenty of closet space and usable dressers in both master bedrooms, and storage in the loft bedroom.
You will have a fully stocked kitchen: dishware and utensils for 12, glassware, stemware, bake ware, cooking items, wine opener, spices, refrigerator with ice maker, microwave, Keurig Coffee Maker (we provide a few k-cups for your stay but feel free to bring your favorites with you).
We have 3 bathrooms; 2 are full baths in each master bedroom, and there is a half bath downstairs. Each bathroom is fully stocked with resort quality bathroom towels and we have hair dryers in both master bathrooms.
We have flat-screen televisions mounted in the living room and in both of the master bedrooms with cable tv provided. There is also free high-speed internet access (password provided).
We have a washer and dryer in the unit including detergent and fabric softener.
We also own a one bedroom condo in HSB so you will have access to the private pool that is for condo owners/guests only. This is located across the street (about a 30 second walk). It is gorgeous and rarely used so it's practically private. There are gas grills so you can cook out while enjoying the pool. BBQ tools are located in the townhouse. You will love the fact that you can bring your own food and drinks into this pool area (no glass please).
Horseshoe Bay itself is an amazing place to visit and you will love it here!
There is great fishing in Horseshoe Bay! You can drop a line right off the dock, drop a line in various spots in the area ... or you can book a guided fishing excursion with one of the local fishing companies.
You can rent boats and/or jet skis from LBJ Yacht Club and Marina and we can help you book a private 80-90 minute sunset cruise on Lake LBJ (day trips available too).
There are also many local day trips that are wonderful!

* Hiking in Enchanted Rock (one hour)
* Shopping, eating, and drinking in Downtown Marble Falls (10 minutes)
* Tons of great Restaurants (Russo's - Italian, On the Rocks - food, drinks, and live music overlooking the dam, Chili's - overlooking Lake LBJ, and you have to try the famous Blue Bonnet Cafe - diner style home cooking - have breakfast here at least once during your stay! YUM!)

NOTE: We also have a 1 bedroom condo available (about a 30 second walk) so if you are traveling with a group we can help you with that as well. We network with other HSB owners too so if our unit is booked or you are traveling with a group let us know and we will help you get your trip all set up!

SHORT TERM RENTAL AGREEMENT
This Short Term Rental Agreement (the “Agreement") is made by and between Ken and Suzanne Land and corresponding guests listed in. For good and valuable consideration, the sufficiency of which is acknowledged, the parties hereby agree as follows:
1.Property. The property is located at:
105 Island Drive, Unit F Horseshoe Bay, TX 78657
The property is furnished and includes, Refrigerator, dishwasher, stove oven, microwave, two sets of linens for each bed, two sets of bathroom towels, and two beach towels
2.Rental Party: The rental party shall consist of Guest and the following persons adults or children.
3. Maximum Occupancy: The maximum number of guests is limited to 8 persons. An additional charge or $15 per person per night for guests in addition to Eight will be assessed.
4. Term of the Lease. The lease begins at 4 pm on check in date (the “Check-in Date") and ends at 11 am the check out date (the “Checkout Date").
6. Rental Rules: Guest agrees to abide by the Rental Rules attached as Exhibit A at all times while at the property and shall cause all members of the rental party and anyone else Guest permits on the property to abide by the following rules at all times while at the property.
7. Access: Guest shall allow Homeowner access to the property for purposes of repair and inspection. Homeowner shall exercise this right of access in a reasonable manner.
8.Rental Rate and Fees
50% due at the time of booking, 50% due 15 days prior to check in
9. Cancellation Policy: If Guest wishes to cancel his/her reservation, the payment will be refunded as follows:

10. Insurance: We encourage all renters to purchase traveler insurance, also property damage insurance is required
1.Smoking is NOT allowed on the property
2.People other than those in the Guest party set forth above may not stay overnight in the property. Any other person in the property is the sole responsibility of Guest.
3.All of the units are privately owned; the owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.
4.Keep the property and all furnishings in good order
5.Only use appliances for their intended uses
6.Pets are NOT allowed.
7.PARKING – Parking is limited to three vehicle(s). Vehicles are to be parked in designated parking areas only. Any illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner.
8.Housekeeping: There is no daily housekeeping service. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. We do not permit towels or linens to be taken from the units.
10. Toilet, DO NOT FLUSH anything other than toilet paper. No feminine products should be flushed at anytime.
If there is a storm or hurricane, no refunds will be given unless:
•The state or local authorities order mandatory evacuations in a "Tropical Storm/Hurricane Warning area" and/or
•A "mandatory evacuation order has been given for the Tropical Storm/Hurricane Warning" area of residence of a vacationing guest.
•The day that the authorities order a mandatory evacuation order in a "Tropical Storm/Hurricane Warning," area, we will refund:
Any unused portion of rent from a guest currently registered;
Any unused portion of rent from a guest that is scheduled to arrive, and wants to shorten the stay, to come in after the Hurricane Warning is lifted; and
Any advance rents collected or deposited for a reservation that is scheduled to arrive during the "Hurricane Warning" period.
We will be available by phone (call or text any time 24/7), and sometimes we are across the street at our condo. We know the area very well and can answer any questions you have or even help you with the planning phase of your visit so please don't hesitate to ask.

We both work from home in the Texas Hill Country (about an hour south of Horseshoe Bay) and we love to travel. We have spent many summers in Horseshoe Bay with our 5 kids but we also love to get away for some "couple time" as well. Our family loves the water! We all wakeboard, tube, ski, and jet ski.
