Very spacious, well maintained, fully equipped house, conveniently located just 15 minutes walk from O'Connell Street and beside Croke Park (Convention Centre 1.6km, Temple Bar & Trinity College 2km). Great local bus service that passes by many of the main tourist attractions. A traditional working class area of Dublin that's a bit shabby in places, but lovely neighbours - this little cul-de-sac so close to the city bustle is surprisingly peaceful. Guests have exclusive use of the entire house.

The space

This spacious property has been newly decorated and has all the essentials for a comfortable stay for a group of friends or for families. All the essentials are provided: towels and bed linen, shampoo/shower gel, hairdryer, breakfast essentials (tea, coffee, cereal), cosy and warm - central heating throughout, fully equipped kitchen with cooker, microwave, toaster, kettle, cafetiere, larder fridge and a separate stand-alone freezer, washing machine (clothes drying rack for indoor drying, washing line in yard), iron and ironing board. Wifi. "Smart" tv's in living room and twin bedroom, both with 240mb broadband internet connection, Netflix enabled, digital channels (plus integrated DVD player on bedroom TV), ideal for parents spending the night in with young children.

Business and Family friendly: 24 hr check-in, wifi and unlimited 240mb broadband, "smart" television with local and digital channels and web apps (Netflix enabled), and screen mirroring, infant high chair and cot.

There are 2 bathrooms.

Although located just 15 minutes walk from O'Connell Street, one of the main city centre thoroughfares, it is on a quiet, secluded cul-de-sac, with the benefit of free on-street parking (subject to availability), unusual in such a central location. The local bus just 2 minutes walk away brings you on a route that takes in O'Connell Street (where you can pick up most of the tour buses), Henry Street (one of the main shopping streets in Dublin), Temple Bar, Trinity College and Book of Kells, Grafton Street, Christchurch, Dublinia, St Patrick's Cathedral, and the Guiness Hop Store, etc.

No smoking in the house please. There is a small back yard where you can smoke in peace, please dispose of cigarette butts in the garbage, after fully extinguishing under the tap. Party people welcome as long as you intend doing your partying in town and using the house to relax and recover!

Guest access

Full use of the entire house during your stay. Private entrance. Late arrival no problem - arrangements for key collection at any time day or night. Free unallocated parking on the street (subject to availability of space - if you are bringing a car).

Interaction with guests

I may not be able to meet you but will be contactable by telephone, text (SENSITIVE CONTENTS HIDDEN) or AirBnB messages during your stay. My number (PHONE NUMBER HIDDEN). If you can't get hold of me you can telephone my hosting service in an emergency on +(PHONE NUMBER HIDDEN) (calls only, don't text this last number, it won't be seen!). If you are arriving by plane, you can take the airport bus for €6, but will have a 15 minute walk from the drop-off point on Gardiner Street. If there are 3 of you or more, it is cheaper to take a taxi, which should cost between €18 and €30 depending on whether day (8am-8pm) or night (8pm - 8am) and number of passengers.

Other things to note

Unlimited 240mb broadband. WiFi. Smart TV with tv channels and online apps including Netflix (if you have your own subscription) and mirroring in living room and second Smart tv with DVD player in the twin bedroom. The free on-street parking is subject to availability on arrival, as the parking spaces are unallocated (arrive before 5.30pm on weekdays to make sure of a space). The house is on a very private street, which makes it very quiet and pleasant, but can be difficult to find, I will send detailed directions. Croke Park is 2 minutes walk away and the Spire (centre of O'Connell Street) is 20 minutes walk, while Temple Bar is a short bus ride away (or 25 minutes walk if feeling energetic). Dublin is a well-connected city - good 3G/4G signal almost everywhere for mobile internet, and nearly every bar and coffee shop in Dublin has free wifi.

This is a quiet neighbourhood with some elderly residents, so please be aware of this. No parties, loud music etc.
Please wash the dishes before you leave. A few unwashed cups would be acceptable if you are rushing for a flight, but don't leave a pile of dirty dishes in the sink for the cleaner, it is not her job.
I will consider pets, but there will be an additional cleaning charge, as a more thorough clean will be necessary, since subsequent guests may have an allergy to pet hairs.
- If guests lock themselves out of the property OR they do not place keys in the lockbox at checkout, a £50 fee will apply. If a guest loses a set of keys during their stay, an £80 fee will apply.

This is a great, clean property with three bedrooms and two full baths. We had five (two couples, one single) but could easily sleep six. Joan supplied great recommendations and was a very quick communicator - certainly appreciated in a foreign country! Grafton Street is about a 30 minute walk but, as with all city walks, it goes fast! For the size of our group the value was nearly unmatched -- would definitely recommend! Thanks Joan!

Joan's place is well decorated, clean and well furnished. Good & roomy for 4 people and in s good location to get taxis to all sorts of Dublin. Joan was very helpful with information about the booking and actually met us at the door when we arrived! Would use her house again if we ever come back to Dublin as a family.

It's a great space tucked away so it's fairly quiet. Not directly n the heart f things but very reasonable walking distance to lots of things or a short cab. Funny enough though had two cab drivers who had never heard of the road it's on so make sure to make note of the cross streets in the directions, your cabbie may need them.

Great house, very well maintained. Pleasure staying there. Everything is a walkable distance into the city centre, but there is close public transport if you don't fancy the walk. Joan is a great host and was very helpful - I'd stay again for sure !

This older townhome is nicely updated and we were happy to have two showers available. Everything was very clean. The neighborhood isn't the best, but it's conveniently close to downtown.
