A cozy & peaceful home base with easy access to both Seattle and the Eastside, as well as nearby parks & trails. There's 2 bedrooms and a full bath upstairs; downstairs is a chef's kitchen, living/dining area and a second 3/4 bath. Amenities include a washer/dryer, wifi, cable, TV, DVD, free parking and your own deck with gas BBQ. Lockbox keyed entrance for easy access.
Enjoy this quiet and stylish retreat just minutes from urban amenities! We're nestled on a wooded 1/4 acre, where you'll have green views and light from every window of this fully updated apartment. Coming into the entry foyer there's a fully stocked 3/4 bath with a glass shower to your left, to your right is an area to hang your coats and shoes, and the steps leading into the fully outfitted chef's kitchen. We keep the kitchen stocked with tea, coffee, spices and some other basics. The dining table seats four, and has locking wheels should you like to move it to seat a child's high chair or additional chair next to it. There's an outlet next to the dining table should you want to use the space as a desk, and the lighting is excellent. Next to the dining area is the living room, where there's a flat screen TV and DVD player; you'll also have cable and wireless WiFi access. The cable program guide is accessible via the remote. The sofa is also a pull-out bed should you need it. There's an electric fireplace here as well for your enjoyment. The bookcase in the living area is actually a "Murphy bookcase", it opens up to access the washer/dryer and additional storage, as well as the vacuum cleaner and other cleaning supplies. On the landing of the stairs up to the bedrooms is another bookcase stocked with books, games, puzzles, coloring books for both kids and adults, and some toys. Upstairs there's two bedrooms and a full bath. The master bedroom has a custom-made Queen tatami "bed of light" frame, that's lit from below, light controlled by a dimmer switch. The mattress itself is a high quality spring 'futon'. The second bedroom has a full size bed with a brand new memory foam mattress. Both beds have duvet covers, with the option for fiberfill covers and additional blankets depending on the season and your preference. There is additional bedding in the back of the master bedroom large closet, and additional sheets and towels in the linen closet in the downstairs bathroom. Both baths are fully stocked with towels, shampoo, conditioner and soap, and there's 4 adult fluffy terrycloth bathrobes available for your use. During the day you'll hear lots of birds, at night you'll sometimes hear owls, occasionally coyotes. In the morning you might see our resident wild rabbit, or the occasional deer.
It's a two-story apartment attached but separate from our home, with a private lockbox keyed entrance so that you have 24/7 access. We'll provide you with the lockbox code before you arrive. Detailed instructions for how to operate the lockbox are in the online house manual. We're on a corner lot, so the driveway is around the corner from the front entrance of the house. You're welcome to park your car in the right side of the driveway, plus there's additional off-street parking to the right of the driveway itself. The only shared amenity of note between us is the electric panel located in the apartment foyer, otherwise the rest of the apartment is completely private. (The need for us to access the electric panel is very infrequent, but if it were necessary we would contact you first.) In addition to the apartment itself, you have a private deck with adirondack chairs and a gas BBQ outside the apartment living room. The surrounding front yard is yours to enjoy as well but its not fenced. Our back yard is fully fenced and separate, and its where we and our dogs hang out. Our front door is near the right of your deck, but since we use our back door to come and go you'll seldom see us that way, other than to retrieve the occasional package delivery on the step.
Interaction with guests
We enjoy meeting guests and providing tips for their stay, but we err on the side of providing privacy. We've placed a lockbox with the key next to the apartment entrance to make it really convenient for you to check in on your own, and we've provided a handbook inside that gives all the information you're likely to need. We're always available via text or phone for questions. When we're not at work, dancing or travelling, one or both of us are often home.
Other things to note
Because you can access the lockbox with the key outside the entrance any time, you can check in at any time from 3pm on, and check out easily as well. Please leave the key in the lockbox when you're not using it as there's a $150 apartment re-key fee if you lose it. The front door needs a push to open once unlocked. Inside, you have free wifi and basic cable service, the wifi passcode is in the guest handbook. We'll also send you the lockbox number and wifi password after you book.
The apartment's hot water supply is provided by an on-demand hot water heater for all but the downstairs bathroom. If you've not used this kind of system before, it behaves a bit differently than a conventional tank heater water supply. On the plus side you will never run out of hot water as long as you're not running multiple appliances at once, but the water can be hot. We can reduce the hot water temperature on the instant hot water heater if you prefer, just let us know. For kids we recommend they use the downstairs shower as the water there is heated conventionally.
Each of the living areas has it's own heater. The bedroom heaters have wall thermostats to operate them, as does the upstairs bath and entry foyer. The living/dining room has an infrared wall heater, the switch is on the heater itself. The downstairs bath also has a wall heater with the switch on the heater itself. Both bathrooms are equipped with timed ventilation fans, please use them during and after showering/bathing to prevent mold and paint damage.
Safety details about our apartment:
There's a fire extinguisher under the kitchen sink, and a first aid kit and small sewing kit in the pantry.
We supply a baby gate, a pack & play with optional mattress, and safety plugs and cabinet lock for your use if you have a baby or toddler. In the interests of young kid's safety we should add that wall heaters can get hot, be sure to keep children away from them. Also FYI, the upstairs bedrooms have blinds with pull strings so we ask that young kids be not left unsupervised when upstairs. The living and dining area blinds are all pull string-free.
To keep the space odor-free for all our guests, we ask that you please refrain from using strongly scented personal products or dryer sheets. No smoking or burning of candles aside from birthday cake candles, please, candles are a big fire hazard.
It's worth mentioning for those with mobility issues or young kids that this apartment has stairs throughout, and a portion of the stairs up to the second floor are slightly steep. Families with young kids might want to make use of the supplied baby gate to prevent young ones from accessing the stairs without your supervision.
If you are staying over a Tuesday night, please empty the trash/recycling into the containers in the driveway as they are picked up Wednesday mornings. General trash goes in the grey garbage can, food scraps (which you can collect in the green rectangular silicone container in the freezer if you like) go into the green yard waste container, and paper and plastic recycling goes into the blue container. We've placed photos in the kitchen for what goes into which container. We've provided trash containers in the kitchen, bathrooms and bedrooms, trash bag liners for them are under the kitchen sink. The paper/plastic recycling container is in the kitchen, lined with a paper bag. Unfortunately the trash and recycling service can refuse to pick up a trash or recycling container that has the wrong things in it, hence our detailed instructions about this. Any questions about what goes in which can, please don't hesitate to ask, we'd be glad to help!
While we have dogs in our house, there are no pets allowed in the apartment itself.
As an FYI to the bug-sensitive: we live in a forested area and as a result you may find the occasional spider or small insect in the apartment. All the windows are screened, and we also vacuum and dust thoroughly in-between guests...but nonetheless you may still encounter the occasional spider, mosquito, or other bug. They're a harmless minor nuisance that comes with living in a wooded location.
If you're staying for a week or longer, you're welcome to utilize the extra bedding in the smaller bedroom closet, and the extra towels in the downstairs bathroom closet. If you'd like to go swimming or could use a towel for cleanup or to protect the bedding from hair products, etc, we've supplied several extra older towels for this purpose. You'll find one in the entryway and a couple more in the linen closet.
Shoes off, no smoking, no candles with open flame except birthday candles, and observe the golden rule. Please turn off room heaters and lights when you're not in the apartment, and use bathroom fans when bathing. Please take any trash/recycling to the appropriate driveway containers by first thing Wed am if you are staying over on a Tuesday night, or if your trash/recycling containers in the apartment are full. Outside guests require prior approval. Given our peaceful neighborhood, quiet hours are between 10pm and 7am.

Please place used towels in the laundry hamper. Please also clean and put away your dishes, clean up any cooking grease or food spills, and we'd appreciate the removal of smelly trash or compost to the outside containers when you leave. Let us know if there's any problems or concerns immediately so we can address them right away. Thank you!

We're very excited to be AirBnB hosts! We enjoy meeting people and also understand the need for privacy. Cynthia is a psychotherapist, and Joe works for a local private university. We're both Canadian but have lived here in the Seattle area for over 30 years. We both love dancing, taking short trips in our RV, and going to Mariners games. We live next door to the apartment in the main house so we're easily accessible, but we want you to feel comfortable in your private retreat. We have two well-behaved dogs, and we're generally quiet ourselves.
