The house is decorated with a comfortable country decor. It is located within the private and secluded Farm Ridge development over looking Lake Rescue just outside the Village of Ludlow Near Okemo Ski Mountain.
The home has Free WiFi and has spacious rooms on three levels. Within the upper half of the house, the three bedrooms sleep 8 and the living room features a pull out sofa. The lower half of the house features a fourth bedroom, a third bathroom and a family room with a pull out sofa, that increases the sleeping capacity to a total of 14 comfortably, perfect for up to three families. The house has a fully equipped kitchen (including microwave, compactor, and dishwasher), washer/dryer, and bed and bath linens. The dining room, which can seat 14, has a sliding door that opens onto a private deck with gorgeous views. We even have a tree fort for the kids to play in! After a long day you can relax in the hot tub outside on the deck, enjoy a fire in our file pit and roast marsh mellows while gazing at the stars in the summer or warm yourself around the wood burning fireplace in the living room during the winter.
You have access to the entire house except for one room that we store our personal belongings in. You will also have access to our shed where you will find bikes to use in the warmer months and sleds to use on this hill in the winter.
Interaction with guests
I am available by phone or email. If I do not respond right away, I have a local caretaker that can handle any question or issue that arises.
Other things to note
We supply all linens, towels, wash clothes, hand soap, dish washer detergent, laundry detergent, toilet paper, fire wood, and arrange the cleaning of the entire house and hot tub after each guest's stay.
If you are under the age of 30, please do not ask to stay at our home. No smoking or pets allowed and no guest parties greater than 14 people. We only request is that you treat our home as if it was your own and that you have a pleasant stay!
1. It is understood that due to the short period available for renting said property, that time is of the essence for all installments of rental payments, therefore the parties agree that any delinquency in the above mentioned payments shall necessarily void the lease at the option of the lessor. In the event of default, any and all amounts paid under this lease shall be held by the lessor as liquidated damages, unless a replacement tenant is secured at equal or better terms than this lease. Otherwise there are no refunds.
2. All basic fuel costs and utility charges, including Wi-Fi, are included in the rent excepting long distance telephone charges.
** Please note that all non-local calls are blocked by the phone company so we suggest that you bring a calling card to make toll calls or use an internet app, like FaceTime or Vonage, for long distance communication. If you choose to dial-up to access the internet, you can only use an 800 number. Local calls include both Ludlow, (Okemo area), & Killington
3.Damage deposit stipulated in item (1) above shall be held by the owner for a period of (30) days following the termination of the lease, or until the phone bill is received, said deposit money to be used by owner in the event of damage or loss resulting from the leesee’s use of the premises and/or to the lessor’s personal property contained therein and not repaired before the end of tenancy. Said money may then be used to clean, repair, or replace same, or to pay any unpaid utility bills or for supplies for which the lessee is responsible. However, said deposit does not release lessee from obligation to pay for the same when bills are presented, and the balance, if any, will be returned to the lessee within 45 days of the termination of the lease. The lessee hereby authorizes the lessor to pay out of the aforesaid deposit such charges and expenses as are herein set forth. In cases where a deposit is not collected or the deposit collected is inadequate to cover costs of damage, bills, or services, the lessee agrees to pay for same within 10 days of notification by the lessor in the form of cash or bank check.
4.The lessee shall take good care of the premises and furniture and chattels therein contained, and at the end or sooner termination of the lease shall deliver up the demised premises and furniture and chattels in as good state and condition as they were at the commencement of the term.
5.If the house and all appliances are left in a clean condition to the reasonable satisfaction of the lessor, there will be no charge made for cleaning same. If this does not occur, lessee will be responsible for cost of cleaning.
6.The lessee will make no alterations or additions to or upon said premises without the written consent of the lessor.
7.The lessee agrees to maintain his own insurance on any personal property, which he may have in said premises and is personally responsible for the cost of the same. The lessee further agrees to be responsible for the injury to any person on said leased premises during the term of said lease and to maintain his own liability insurance to this regard.
8.The lessee agrees that no more than 14 persons shall occupy the leased premises, and that no pets are allowed in the house or on the grounds.
9.The lessor covenants and agrees to pay all real estate tax and fire insurance on the building or buildings.
10.The lessor, his agents, or representatives, shall have the right to enter and inspect the premises at any reasonable time, to make any necessary repairs or to show the home to potential tenants or those with ownership interests. Potential tenants or those with ownership interest will be accompanied by a real estate agent or other party as appointed by the lessor. The lessor or agent will give a minimum of 24 hours verbal notice in the event that the house will be shown during an occupied period.
11.The lessee covenants and agrees to pay all court costs and reasonable attorney’s fees incurred by the lessor in enforcing, through legal action or otherwise, any of the lessors rights under this lease, or under any law of the State of Vermont, including the collection of unpaid rent. The lessee further agrees to pay interest at the rate of 12% per annum on any rent that is overdue at the time of collection.
12.The lessee covenants and agrees not to assign, sell or transfer any of his rights under this lease, and not to sublet any of the premises during the term of this lease.
13.Any violation of any provision of the lease by the lessee or any person on the premises with the lessee’s consent, or any failure to pay rent on the date due shall result, at the option of the lessor, in the immediate termination of this lease without notice of any kind, and lessor may therefore enter said premises and take and retain possession thereof and exclude lessee therefrom.
14.The lessee shall be responsible for removal of all refuse and garbage from the dwelling and placement of same in trashcans in outside trash shed during lease period and upon departure.
15.This agreement shall be binding upon the heirs, executors, successors, and assigns of the parties hereto.
16.No smoking is permitted in the dwelling or on porches.
17.The lessor hereby covenants that said lessee on paying said rent and performing covenants aforesaid shall and may peaceably and quietly have hold and enjoy the said demised premises for the aforesaid term.
