We were disappointed with our stay here. We loved Tulum but the house listing wasn't very accurate. The location & security listed were two of our biggest complaints. The gate was always open & accessible to anyone. The location was not a "short bike ride" away from town & was not a "10 min drive" to the beach. We ended up renting a car, which was a costly, unexpected expense. The wifi was really spotty which wouldn't have been a big deal but we needed to communicate with our pet sitter back home. We ended up paying extra to use our cell phone for this issue. Again, an unexpected expense. The listing also states that there is AC, which there is in one bedroom & the living room but the other bedroom just had a fan. It was too hot to sleep in there so our daughter had to sleep on the extremely uncomfortable couch, not that the beds were much better. The host, Wendy, was quick to respond & always willing to help. Overall, we would not recommend others to stay here and we will not be coming back.

We enjoyed our stay although the map directions she gave us did not guide us straight to our airbnb. We had to search for the place & it wasn't until we called the property manager that we were able to get directions to guide us in. The apartment is clean & comfortable however the only shower that works properly is in the en suite bathroom & the hot water works on occasion. Wendy the woman who looks after the property was very helpful and attentive. Anytime we needed anything she took care of it right away. The only problem we had with the place was the Airbnb marker was way off as to where the apartment is located as it is outside of town and u need a car to get around. We were looking to stay in downtown Tulum so when we saw that airbnb had it located as being downtown we jumped on it as it seemed to be in the perfect location. After we booked and discovered it was way outside of where we were looking I wanted to cancel however with the strict cancelation policy we were stuck with the place. We made it work & enjoyed our stay.

The owner was very helpful and nice. It's a good apartment, very quiet, clean and safe. The only thing is that the kitchen is not very equipped. It has a wifi (not so strong). It's just 5 minutes by car from Tulum center. It's a good value for money! We recommend it

The house is located in "Fraccionamento Las Palmas", a residencial neighborhood 5 minutes by car from the center of Tulum, we had a car so it was very easy for us to move around the city, but I saw a few people going and coming by bike. I would not recommend going by feet because the street is quite dark. Since the apartment is not downtown we enjoyed very quiet nights: the neighborhood is silent and safe. The house is super new as everything in it: fridge, microwave, air conditioning and forniture. It is very basic though (as shown in the photos), we had the impression we were almost the first guests ever. The house had everything we needed and for any other necessity we had the opportunity to ask the house keeper who was very responsive and provided useful information since the beginning (and also a new hairdryer of her own). The only problem with the house were the showers: the hot flow is unbearably weak and apparently it is not possible to mix it with the cold one, once you open also the cold water it just gets cold, but if you try to use just the hot one you will get burned in a few minutes, so it was a bit difficult to use, but Mexico is a really hot country so many people enjoy cold showers!

Tulum itself is a treasure to explore, relax on the white sand beach, or snorkel in the turquoise water. There are the famous ruins of the Mayan city Chichen Itza located about 1 1/2 hours away, served by many tour operators. We highly recommend you plan a day in the Sian Ka'an biosphere. It is an expansive, beautiful, protected area that covers miles and miles of lagoon, beach, and mangrove. You will be blown away by the variety of birds, fish, dolphin, and other wildlife. Nearby there are dive shops, kite surfing shops, and places to rent kayaks or paddleboards.
