The space

The farmstead of approx 110sq mt is an indipendent section of a typial small farm part of the O.N.C. (Opera Nazionale Combattenti), an organization founded during the 1st World Warwhich from 1928 worked in the agriculture recovery and development of the Agro Pontino.
The building has been recently renovated, keeping and maintaining its original parts still standing and preserving some of the furniture typical of the 50’s and 60’s. It develops on two levels and a mezzanine level and it boasts a double patio with built-in BBQ and surrounded by a garden of over 2000 sq mt.
On groundlevel there is a wide landing with the original staircase to reach the upperlevel where there is a fully self contained kitchen of approx 17sq mt with a large table for 8 people; a large bathroom with a bathtub. On the mezzanine level there is a chill-out room and a second bathroom with a shower – still on the upperlevel there are three large bedrooms: two with a queen size bed (in one it is possible to accomodate one bed more), and one with a single bed + loft bed.

All rooms overlook the garden and are full of natural light – they havewhite walls and they are decorated with paintings and vintage memorabilia.
If you decide to book the entire property on exclusive basis it is possible to accommodate one or two additional guests on a sofa bed placed in the chill-out room (therefore a total of 8/9 guests). Upon request and with an additional cost payable on site, it is possible to request the use of a washing machine, bicycles and a moped.
There is also the possibility to request a transportation service with a typical 1980’s VW van and organize full daysailing boat cruises on the surrounding islands.
Smoking is permitted only in designated sections of the property – Pets are allowed only on external areas. It is available a fanced area.

Unfortunately when we arrived at the property we were really upset to discover that the 'entire place' we had book 7 months in advance, was actually a separated part of a home which was also occupied by the host. Even more alarming was that an adjoining section of the property was essentially a youth hostel. In the hosts description of the property this v important fact is omitted. Initially this part of the property was occupied by 3 men (who we were also sharing the garden and the patio with us and our 3 young children). Unfortunately during our 2nd week a group of 5 teenage males arrived and made our stay quite unpleasant. We were woken every night by them returning home in the early hours and socialising until 6, 7 and 8am on the patio area. Obviously the host cannot control the behaviour of their guest but they must be held accountable for accepting a booking for a family with young children with a group of 5 young male holidaymakers. The hosts would know that they are not compatible. It is our opinion that the host has been dishonest in their description, deliberately vague and also thoughtless in compatibility of those sharing the property. On a more basic level there were other problems. The fridge doesn't work, towels were tiny (1 hand towel each for a 2 week stay) and there is a leak in the kitchen sink. Also the 'chill out room' has a bathroom in it. I would not recommend any family consider booking this property.

Response from Donatella:
Mr. Kevin Kallan was the only guest with whom I had serious problems since the beginning. All my guests have been very satisfied and many of them came back again this year. I think the only problem he had was thinking to be the only guest in the property. The other things he describes are the result of his fantacy (as the leak in the kitchen, the small towels etc.), exept those his family has broken. When He realized he wasn't the only guest, he wanted to go away finding a new accommodation. So I contacted Airbnb letting Kevin talk with them. They told him that in my description was clearly specified that the house he booked was "a section" of the property, obviously completely indipendent. So it wasn't my fault but only his negligence and I'm not bound to specify what is in the other section of the property. That's why he couldn't receive his money back. By that moment He was so angry with me that these 14 days were for me and the other guests a really obsession, even thougt I put myself at his completely disposition for any kind of request. Children played football inside and destroyed many objects (ornaments, dishes, glasses, doors wardrobe), they scratched the walls, the leather chaise, and the floor, in old bricks, was irreversibly stained by them. The shower curtain was teared off the wall, probably hanging on it, that I had to reconstruct the wall. The fridge worked perfectly before they broke the door. More over beating violently the room door, they cause many cracks on the walls. When I entered in the house repairing the wall for the curtain shower, I discovered how this family leaved: a total confusion of clothes, shoes, toys and trash everywhere on the foor. The location didn't small so good. The other guest and I couldn't leave peacefully because these children didn't respect the quiet, and not the contrary! Kevin says that I have to select my guest, but this should go against the precepts of Airbnb Policy, that says not to have any kind of discrimination about race, AGE, and sex. What I had to do with kevin's family, I had not to accept them because children, as we know, are lively, but kevin's children were really too much! And...what against the bathroom in the chill out room? I really don't understand! More over I couldn't receive any other guest to clean and repair what they have cause. I will not recommend this family to anyone at all.
