The space

Located in the same street that the Cabanyal train station, where you can take the underground to the city center, and also bus line 1.The underground stops at 100 meters. Just a 15 minute walk from the Polytechnic University gate. 100 meters to the Cabanyal Market. 800 meters from Malvarrosa beach. Quiet zone, with easy and free parking (in the gardened zone next to the block).

Second floor with no elevator. Just remodeled and refurbished.

75 square meters. Two bedrooms -there were four before- (one double with two beds that can be together or split), fully equipped kitchen (new electrical appliances: microwave, furnace, washing machine and refrigerator), living-dining room and spacious bathroom with bathtub and shower. It has a 42´´tv and also internet- wifi high speed. Security door. Three desks (one in each room and another beside the hall) with individual shelves and reading lamps. AC cooler/heater in the dining room. White coloured furniture. Available childrens bed, seat for eating babies, and also stroller for babies and kids.


It is a perfect place to go on turism by day or relax at beach, and go partying by night at the beach zone ( several pubs and disco).

-Reservations
Once the availability of the apartment is confirmed and after reading this document, you are ready to make the reservation.
When a customer makes the reservation, it is understood that the customer accepts the following terms as outlined below.
For any other questions or comments that you may have, please do not hesitate to contact us. We will be only too glad to help.
On your arrival you will be given this document with your personal data and the terms of your reservation to be signed, and you will also be given a copy of it at that time. If you wish to have an invoice, please ask us for it when you make the reservation and add your invoicing data. In that way we will be able to post you the invoice when Airbnb make the payment for your stay .

-Cleaning.
The apartment will be handed over in perfectly clean and tidy condition. We kindly ask you to treat the apartment with the greatest possible care. Should you require additional cleaning, we can provide this at a cost of 10 € per hour with a minimum of a 2 hours session. You can ask for a cleaning budget for your stay if you wish a weekly cleaning service.
Although the final cleaning is included in the price, if on check-out, the apartment does not comply with the minimum cleaning requirements, 50 € will be deducted from the breakage deposit. The minimum cleaning requirements are considered to be: not to leave any of rubbish in the bin or in the flat, to leave the fridge empty (without any of food) and any washing up to be done in the sink. To leave blankets, bedspreads or duvets and used sheets and towels in the cloth baskets or folded on the beds (please, not on the floor) and leave things and furniture in a tidy condition.

-Hours of Arrival and Departure of the apartment.
The arrival-departure time is flexible: you can check in-out between 9:00 h and 22:00 h. However between 22:00 h and 9:00 h, a 20€ surcharge will be applied.
The last day the customers can leave the flat as they wish, leaving the keys inside and shuting the door. The last day, customers can use the flat until 21:00 h
Please note however, if another visitor is arriving at the flat the same day of your departure, check-out must be before 12:00 h.

- Complaints
Should there be any problem during your stay, please contact us so that we can immediately proceed to rectify it. Please be aware that complaints will be not be considered at the time of your departure.
You can be assured in the unlikely event of a problem, the owner will put the maximum effort into resolving it as soon as possible with the minimum inconvenience to the customers.

-The following is forbidden during occupancy
•Introduce furnishings into the apartment or perform repairs or alterations.
•Exceed the maximum capacity of occupants as stated for the apartment.
• Sub-let the apartment or use it for purposes other than those for which it was contracted.
•Introduce flammable or explosive materials into the building or any other materials which could cause damage or disturbance to neighbours.
•Indulge in any activity which causes a hygiene or a public nuisance or disturbs other users of the building. Noise is forbidden after 22.00h inside the apartment and also on the staircase.
•Introduce animals into the building when it has been expressly forbidden to do so by the owner.
•Any breach of the above rules may result in the owner taking whatever necessary corrective action.
Guests not respecting these points will be immediately asked to leave the property with no refund of the rental payment and deposit. We thank you for your understanding.

-Loss of reservation and deposit.
The reservation of the apartment will be cancelled with the loss of the deposit if it is not occupied within a period of 48 hours from the stipulated day.
Only if the customer confirms his arrival in this period and occupies the property before the daily rate for the accommodation exceeds the deposit, will the reservation be maintained.

-Additional rules.
•Normal use of electricity and water is included in the price. Please, help us to control the utilities. Remind to switch off the lights, heating or air conditionig each time you leave or when you are not at home.
•Utilities use higher than 60 €/month will be deducted from the breakage deposit, and in that case the copies of the suppliers bills will be provided.
•All the keys provided must be returned at check-out. It’s absolutely forbidden to copy the keys. If the customer loses, breaks or damages them, 50 € must be paid for each set.

Adriana's flat look exactly like in the pictures, it's big and it has everything you need for a nice stay in Valencia. The position is pretty good, 15 minutes walking from the beach and many buses going basically wherever you need in the city. Also the communication with her has always been immediate. The neighborhood doesn't look amazing, but all the area close to the beach looks the same, so to stay at a walking distance from the sea it's a good solution and we actually never felt unsafe. If I have to point out something that could be improved I would mention the cleaning. The bathroom was ok, but the floor didn't look like it was just cleaned to welcome us as I usually expect and we didn't use some kitchen tools due to their condition. Overall we enjoyed our stay.

We had a good time staying here. It was a relatively short walk to the beach and in walking distance to the beach bars/ restaurants! The walk to the city was a little longer than expected but taxis are quite affordable. The place itself was super clean and tidy! Adriana gave us a lot of tips for what to do and where to go right at the start so we could make the most of our short stay! She was very considerate and both check in and out went smoothly. Thanks again Adriana!

The apartment is very comfortable and clean. Walking to the 'big' metro station took us 10/15 minutes, however walking to the small station could be done within 5 minutes. Adriana gave us a warm welcome and a lot of good tips for sightseeing in the city. Communication was always very easy and was willing to help us whenever she could.

Adriana's place is lovely and very well located; 10minutes walking distance from the beach (with bars and restaurants) and well connected to areas where the locals spend their evenings out and to the beautiful centre. The flat has air con, wi-fi and is well furnished with loads of great extras such as touristic information material, sun tan lotions and breakfast treats. We have not met Adriana as she was not in Valencia at the weekend but she was always available and happy to be reached by phone. Happy, definitely recommended :)

Adrianda is an excellent host, the flat is really nice and the beds are really comfortable. There's everything one needs. Excellent wifi and air conditioning. Tourist info about the city are provided by Adriana as well as tipps about the area. The bus stop to go to the city center is almost in front of the house (it takes about 20 minutes), a supermarket just opened really close. The beach is just a few minutes away by foot or by bus. Only one negative point: the flat is quite noisy as it si on the second floor and it faces a very busy road, also late at night and early in the morning.

Soy madre de familia ( tengo hijos universitarios ) y ejerzo profesión liberal ( abogada ). Me encanta viajar y descubrir otras formas de vivir , y me gusta conocer a personas de los lugares donde viajo para descubrir mejor los encantos de otros lugares, por eso he ofrecido mis servicios como anfitriona por si quienes vienen a Valencia piensan del mismo modo.

Me gustan los lugares bulliciosos, pero vivir en un entorno tranquilo, por eso compramos el apartamento junto al mar, que ha sido nuestra primera vivienda anunciada en Airbnb. En nuestro piso en la playa , es un lujo salir de casa en chanclas y pasear descalzo junto al mar al atardecer, desayunar en la terraza viendo el mar al fondo , y en 15 minutos de coche estar en el centro de Valencia para ir de compras , realizar una visita cultural a algún museo, o salir de tapas con los amigos.

La experiencia con Airbnb fue fantástica, asi que hemos reformado
otras viviendas en las que la playa no está tan cerca, pero tampoco tan lejos que haya que no puedas ir andando. En ellas cuidamos tambien de que nuestros inquilinos estén a gusto como en su casa y que tengan de todo para que sólo vengan con su ropa y cosas más personales de cosmética. En nuestros pisos tenemos libros para vuestro entretenimiento y , cuando vienen niños, les proveemos de colorines y cuentos adecuados a su edad. Y en la vivienda de la playa tenemos tambien juegos para la arena.

Nos gusta aconsejarles sobre qué ver, donde comer o como desplazarse, y nos encanta que , cuando se marchan, nos consideren amigos-anfitriones mas que propietarios. Después de casi dos años, es maravilloso que tengamos contacto con algunos de ellos de diferentes partes del mundo, y que piensen en Valencia como algo propio.

En casa hablamos inglés todos, alemán algunos y algo de francés, por lo que nos encanta tener alojados a extranjeros.

Las viviendas están reformadas en , respectivamente, y recien amuebladas de forma sencilla pero práctica y acogedora, como corresponde a un viviendas cercanas a la playa . Esperamos sea del agrado de los invitados, tanto como del nuestro.
