Penrith is a lovely historic market town situated in ideal location for exploring the far northwest of England and is known as "The Gateway to The Lakes". It is not only easy to travel to, being both near to the M6 motorway (connecting Scotland to the rest of England) and the A66 (connecting East & West), but is also on the East Coast mainline railway connecting London (only 3H15M away) to Scotland.

Easy access to Hadrian's Wall country, thebeautiful Eden Valley, Yorkshire Dales National Park..

The space

This beautiful house sleeps 6-8 people (see notes below) and has been renovated recently keeping many of the original Victorian features whilst modernising throughout.

Large characterful house in quiet hillside area of Penrith with fantastic views over the Lake District. There's lots of different types of wood used throughout the house and a few interesting features that make it a different kind of holiday experience...

PLEASE NOTE that this is a listing for the use of the whole of our house (as per description below), it is a self catering rental and does not include breakfast as our other listings may.

First Floor
- Bedroom 1 - Double Bed, TV, Sofa and wash basin with views over to Barton Fell
- Bedroom 2 - Twin Beds, TV-DVD, Easy Chair and views towards Blencathra
- Large Bathroom with Bath, Basin, Double Shower & WC

Second Floor
- Bedroom 3 - Double Bed, TV-DVD, wash basin & floor mattresses for an additional 2 persons configured as either 2 singles or push together for a double. Views south towards the Howgill hills and the south lakes area
- Mezzanine Lounge above Bedroom 3 with sofa, Piano and fabulous "Mary Poppins" views over the rooftops to the Lake District

Outdoors
High level "secure" garden with patio, lawn and flower beds and lovely outlook. Gas BBQ & large outdoor table & chairs.

SLEEPS 6 COMFORTABLE BUT WILL SLEEP UP TO AN ADDITIONAL 2 PERSONS ON FLOOR MATRESSES. PLEASE CONTACT OWNER IF YOU WISH TO ENQUIRE ABOUT THIS OPTION AS IT IS ONLY SUITABLE FOR CERTAIN PARTIES. THERE IS AN ADDITIONAL CHARGE OF £10 PER SET OF BED LINEN FOR THIS OPTION. PLEASE ALSO NOTE THAT DINING SEATING DOWNSTAIRS IS LIMITED TO 6/7.

PLEASE NOTE THAT THIS PROPERTY HAS STEPS TO ACCESS THE PROPERTY AND STAIRS IN THE HOUSE TO ACCESS THE BEDROOMS. THE LADDER STAIRS TO ACCESS THE VERY TOP FLOOR LOUNGE ARE QUITE STEEP.

Guest access

The whole house and secluded, secure garden laid to lawn and flower beds with a small wild meadow section. There is a patio area with garden furniture and gas BBQ.

The greenhouse and garden shed are off limits. Please leave the fruit on the fruit trees as this is our crop of specialist apples.

Interaction with guests

We may be around and living in one of our other properties nearby so we may well get to meet you at some point during your stay. We are always available by phone or through the Airbnb App so please don't hesitate if you have any questions or queries...

We had a lovely long weekend at Martin & Jo's in Penrith (there were six of us!). Our dog enjoyed the benefit of a spacious secure garden too. The number of rules/instructions were a little overwhelming particularly as a lot were common sense. Regardless, this didn't impact how much we enjoyed our stay!

We're so glad that you enjoyed your stay and are sorry that you found the House manual a bit too formal, our intention is for it to be a comprehensive resource for those times when you can't work out how something works. It is more of a FAQ answering all the questions that we have been asked over the years that we have been hosts on Airbnb such as "how do we recycle packaging" etc. Which might seem simple to some but can be confusing for others. It is intended as something to dip into when needed. As for the "House Rules"... we ask only that there is no smoking, that outdoor shoes are not worn on the carpets and that guests enjoy their stay. Thanks for your feedback it is always useful - perhaps we will change the title of the Manual to Frequently Asked Questions...?

This is a house with a lot of character and warmth, and was comfortable for our family of 8 traveling to the Lake District for a few days. As described in the listing, this is a self-catering home so you will need to ensure you bring some essentials with you (towels + a spare for water spillage from the shower door, toiletries, etc.). It is a very short distance from the train station and grocery store, and within walking to distance to some great eats. Although we didn't get a chance to meet them, Martin & Jo were clear with check-in and check-out instructions.
