Our home is located on a quiet street and is very peaceful. The area where the home is located is known as Deer Lodge Park. It is an amazing, cozy and relaxing home with charm. We are 3 miles from the small town of Blue Jay and about 4 miles from Lake Arrowhead Village. In the town of Blue Jay you will find restaurants, Rite Aid, Jensens grocery store, coffee shops and the cinema. At Lake Arrowhead Village there is Stater Brothers Grocery store, restaurants, entertainment, shopping, fun, and park.
As a guest in our home you will have access to the entire house except for the garage.

CHECK-IN TIME: 3:00 PM / CHECK-OUT TIME: 10:00 AM
Standard check-in time is 3:00 PM on every reservation. An additional charge will be added for any non-approved late check-outs ($50 per hour).
Maximum Occupancy: The maximum number of guests allowable to stay overnight is limited to 10 and or the amount of guests stated at booking and on this contract. The maximum number of guests allowable is limited to 10 persons total. An additional charge of $100 per person per night in addition to number of guests stated on rental agreement will be assessed for any last minute guest that you add on to your stay after your original booking. At all times if you plan on having any extra guests or visitors please notify homeowner and discuss. Having last minute guests stay the night that are not listed may or may not be possible depending on how many guest you already have and fees will be incurred. If you are found having extra guests or found that you had extra guest(s) who are not listed or haven’t it discussed it with the owner prior to your arrival or during your stay… your stay will be terminated, you will be asked to leave immediately and your payment for your stay and deposit will not be refunded.
SECURITY MONITORING: Please note that camera surveillance is used at the exterior and entrance of some of our properties for security use and management of our property. I understand that video surveillance of the exterior premises can be in effect at any time, and that video cameras may be used in order to help promote the safety and security of property and guests. I hereby give my consent to such video surveillance.
EARLY DEPARTURE/EVICTION POLICY: NO REFUNDS for early departure and/or eviction in any circumstance.
LATE DEPARTURE WITHOUT APPROVAL: If you have not vacated the premises by 10:00 am without prior approval for a later check-out time, you will be charged $50 per hour.
NO SMOKING POLICY: All of our properties are non-smoking. There will be a extra cleaning fees added if this rule is broken. Smoking is permitted outside only with kitchen slider, doors and windows closed.
NO PET(s) Policy regardless if you have a pet that is hypoallergenic. If you are found out that you brought a pet, your stay will be terminated, and you will be asked to leave immediately. A refund for your stay will not be issued and your deposit will not be refunded. We love pets but some of our family members have developed severe pet allergies as well as some our clients that book with us because we have a no pet policy.
DAMAGE DEPOSIT: $350.00 is due immediately and is applied towards balance owed.
The damage deposit shall be refunded within __14__ days of the Checkout Date provided no deductions are made due to:
*Damage to the property, items in or around property grounds and or furnishings;
*Dirt or other mess requiring extra cleaning; or extra cleaning due to extra guests, and or cleaning, item(s) replacement do to pet(s) or pet damage
*Any other cost incurred by Homeowner due to Guest’s stay
*Property manager visit(s)
*Having more guests than listed on rental agreement
*Not leaving trash out on trash day, extra trash disposal or dump
*Misplacement of ALA access cards $200.00 per card if lost and or stolen or taken by guest.
BELONGINGS: We are not responsible for any belongings left behind after departure. Please make sure you check for all belongings before you depart the property.
TRASH - Bag all your trash and place it in the trash bins located on the deck off of the kitchen. For your convenience, plastic trash bag liners are located in the pantry. Please do not put boxes in the bins as they take up to much space, instead place them aside.
Trash pickup day is every Wednesday. Please take the trash bins at the end of the driveway on Tuesday evening. Each bin should be placed back on the deck after trash pickup and relined with a new black trash bag. Please place trash cans with lids at the end of the driveway on the actual street off the wooden driveway. If trash is not left for the trash service a $50 dump fee will be deducted from the deposit.
NOISE DISTURBANCES - Please be respectful of all neighbors. Noise travels easily in the mountains & we require that our guests be respectful of the full-time residents that live nearby. Quiet time is from 10:00 pm - 8:00 am. If we receive any complaints, we will attempt to contact you once to request that you reduce the level of noise before the Sheriff is called. If the noise continues after being warned you may be evicted from the property without any refund.
WEATHER CONDITIONS - Guests are responsible for checking driving and weather forecasts in preparation for mountain conditions at various times of year, including, but not limited to: fog, wind, rain, storms or snow requiring tire chains, etc. We do not refund due to weather conditions, road closures, driver's abilities or vehicle limitations.
THEFT OR DAMAGE - In the event of theft from or damage to the property caused during my stay, I authorize the owners upon inspection, to notify me and charge my credit card for up to $5,000 to cover repair or replacement of property.

DIRTY LINENS: Please gather all your towels and place them in the laundry and start a load if you can before leaving. We would appreciate it.
BEDS: Do not make the beds, leave all beds as is.
KITCHEN: Please do not leave dirty dished in the sink or on the counter. Please rinse off the dishes, place them in the dishwasher and start it. Any rinsed leftover dishes are to be left on the counter.
DOORS: Please make sure all doors are locked before leaving.
RELEASE & WAIVER OF LIABILITY AND INDEMNIFICATION AGREEMENT.
Renter shall indemnify, defend and hold harmless the property owner, its respective affiliates and partners from and against all demands, suits, judgments, settlements, claims, damages to persons and/or property, fines, liens, losses and other liabilities, including attorneys' fees arising out of or in any way related to your stay in our property and its surrounding land including claims for loss or damage to any property or for death or injury to any individual. All of the homes are privately owned; the owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. If you leave any items behind we will not be responsible for the item(s) and we will not responsible to ship them to you. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to the property.
- Off street parking is limited to 2 vehicle(s) only in the driveway of the Aleutian Access Road
- Street parking is unlimited on Aleutian Drive
- Upon check in, 2 beach access cards will be provided (Only 6 guests total per cards is allowed) you may have up to 12 with both cards combined.
- A fee of $200 USD per pass will be deducted from deposit if a card is lost or stolen
-No shoes on in the house, we have provided several sized flip flops for your use when going on the decks or for outside use.
