Situated at the end of a very quiet private road in an old estate neighborhood right on the water in the eastern end of North Sea, Southampton . With 3 bedrooms, 2 baths, a big chef’s kitchen with 36' Viking range with electrical oven and Miele Washer/Dryer and a big fireplace with comfortable couches in the kitchen and living room. Situated on an 3/4 acre with an open lawn garden with mature shady oak trees and 3 hammocks to hang out on.The access to the private beach and Nature / Wildlife Reserves of Little Peconic Bay is walking through a unique estate garden and a bridge over Davis creek on the northern part of the South Fork of Long Island, where you can enjoy your glass of wine looking at the most stunning sunsets.Explore the adjoining Nature Reserve in a kayak, a stand up paddle board or moor your boat right off the beach. Use Little Peconic Bay as your endless swimming pool or run the shore to recharge.Depending on how and when you drive, it’s 1.45 h to 2h to the center of Manhattan.Sag Harbor, Watermill or Southampton are within 5 to 7 miles.The Country Deli and the Peconic Farmers Market are a short bicycle ride away.North Sea is conveniently situated a 10-15 min. drive north of Southampton and Watermill and west of Sag Harbor. Bridgehampton, Easthampton and Montauk are a 30 to 45 min. drive further east. From the Robert Wilson Watermill Art Center to exclusive art galleries, restaurants, vineyards, local farm stands, exclusive shopping, international sports events in golf and polo to protected nature reserves and the most beautiful beaches on the east end, everything is easily accessible.

We love our place, because it let’s us enjoy the tremendous beauty and strength in every season of the year. Spring opens with the flowering of large Magnolia trees. We swim the Little Peconic Bay from May to November and the Ocean Beaches turn Caribbean in June, July and August. September is a magnificent month with the clearest air and skies. The Japanese Maples set the tone for Autumn with their golden red colors while winter gives us beautiful snow to cross country ski and go for long walks. Seasonally we utilize the hammocks in the garden and the open fire place to warm our bodies and souls. Our adjoining living room with the open fire place and large kitchen with a communal table and a couch are made to entertain family and friends and are surrounded by windows that make you feel like you are in the middle of Nature. One of our favorite things is being able to go for a walk at any time of the day or night, be mesmerized by a glorious sunset or blown through by the winter storm on the beach and return to a warm and cozy house.

Other things to note

We bought this property because of it’s unique access to the beach, nature and wildlife out in Long Island as well as it being low maintenance and the perfect distance to the city.

Hotel/Motel taxes : 3% on the top of the rent fee :
UTILITY DEPOSIT: the utility deposit is for oil, gas, electricity, internet, cable TV, gardener, garbage removal.
For rental up to 3 days the utilities are included.
For rental from 4 days and up we will request a utility deposit based on the
length of your staying
Cleaning: $180 paid via airbnb for staying up to 10 days.
For longer staying the cleaning woman will be requested once /week.

Cancellation Policy: If Guest wishes to cancel his/her reservation, the rental fees will be refunded as follows:
- 75% of fee will be deducted if reservation is cancelled within 7 days before your arrival date
-100% of fee will be deducted if reservation is cancelled within 48 hours prior to your arrival date.
1.USE: The Premises shall be used for residential purposes only by the Tenant andTenant’s immediate family and friends. Tenant shall comply with all laws, ordinances and regulations of Federal, State and Local governments, applicable to the Premises and Tenant’s use thereof. Any violation of said laws, ordinances or regulations shall be deemed a substantial breach of the Lease. Landlord agrees if Tenant pays the said rent and performs according to the terms of this Lease, the Tenant may peaceably have,hold and enjoy said Premises for term aforesaid.
2.SECURITY DEPOSIT: The security deposit shall be held against any injury to the property and any outstanding bills, itemized by Landlord for which the Tenant is responsible at end of Lease term and to ensure the performance to all terms of this Lease. This deposit shall be returned, minus deductions if any, within 14 days following the expiration of the Lease. Tenant shall remain responsible for any charges in excess of the security deposit. In no event shall Landlord hold the security deposit, nor be required to mediate disputes between the Landlord and the Tenant as relates to the security deposit or the Premises.
3.LANDLORD’S AUTHORITY: Landlord hereby represents that Landlord is the sole owner of the Premises with due power and authority to enter into this Lease with Tenant.
4.UTILITIES & SERVICES: all applicable utilities and services are provided at the premises including: fuel, internet, electricity, public water.
The property is furnished and has kitchen appliances and dishes/utensils, linens and towels.
5.CONDITION OF PREMISES: The Premises shall be delivered in clean condition, and in good order and repair, furnished as shown to Tenant. Tenant shall return the Premises and all furnishings and equipment at the end of the Lease term in as good state and condition as they were at the commencement of the term, subject only to ordinary wear and tear, damage by fire, other casualty and elements. Tenant agrees to make no alterations to the premises, including, but not limited to, any painting,structural changes and moving or removal to storage of any of the Landlord’s furnishings.
6.NOTICE OF DEFECTS: Tenant shall notify Landlord within 24 hours after taking possession of the Premises of any malfunction in equipment, breakage and damages existing at the commencement of the Lease term; after this period Landlord shall not be called upon to rectify any initial deficiencies..
7.REPAIRS: Tenant shall notify Landlord immediately in the event of any malfunction of any equipment or a condition creating an unsafe condition at the Premises. Landlord shall make such repairs, unless due to the acts or omissions of Tenant, Tenant’s employees or Tenant’s guests, in which case such repairs shall be made by Tenant orTenant shall immediately reimburse Landlord, at Landlord’s option.
8.INSURANCE & LIABILITY: Landlord shall not be liable for any injury, loss or damage sustained by Tenant or Tenant’s guests, employees, invitees, etc., including without limitation any damage to Tenant’s possessions, unless caused by Landlord’s gross negligence. Tenant shall indemnify, defend, and hold Landlord harmless for all costs, claims and expenses, including legal fees, arising from Tenant’s occupancy of the Premises, including without limitation the acts or omissions of Tenant, Tenant’s family,
employees, contractors, and guests . Tenant shall be responsible for maintaining insurance on any of Tenant’s possessions at the Premises. If, through no fault or negligence of the Tenant, the Premises shall suffer damage or destruction by fire or other unavoidable casualty, repairs shall be made by the Landlord as expeditiously as conveniently possible in the event of partial damage. In the event the damage shall be so extensive as to render the Premises uninhabitable, this Lease shall terminate, Tenant
shall vacate the Premises and the rent shall then be apportioned and paid up to the time surrenders the Premises, and the balance, less any amounts owing under this Lease, shall be refunded to Tenant..
9.ACCESS TO PREMISES: Tenant agrees that the Landlord and/or Landlord’s
representatives shall have the right to inspect the Premises, or show the Premises for rent at reasonable hours by prior appointment with Tenant.
10. SUBLET OR ASSIGNMENT: The Tenant shall not assign or sublet the whole or any part of the Premises. Maximum Occupancy: The maximum number of overnight guests is 6 persons
A. If Tenant should default on this agreement prior to taking possession, Tenant shall lose his initial payment which shall be considered Landlord’s liquidated damages.Further, it shall be lawful by the Landlord or his agents to re-enter, without notice, the said premises, the same to have again to repossess and enjoy for any default of this agreement.
B. Landlord may one (1) day written notice to Tenant to correct the following defaults:
1. Failure to pay rent or additional rent on time
2. Improper assignment of the Lease or sublet of the Property
3. Improper conduct by Tenant or other occupants
4. Failure to perform any term of the Lease.
C. If Tenant fails to correct any and all defaults under the Lease within five (5) days of written notice thereof by Landlord, Landlord may cancel the Lease by giving Tenant a written three (3) day notice stating the date on which the Term will end. On that date the Term and Tenant’s rights in this Lease will end and Tenant must leave the Property and give Landlord the keys. Tenant will continue to be responsible for any rent, expenses,losses and damages.
D. If the Lease is cancelled or rent or additional rent is not paid on time or Tenant vacates the Premises, in addition to any other remedy, Landlord may:
1. Enter the Lease Property and remove Tenant and any other person or property
2. Commence dispossess, eviction or other lawsuits to take back the Property
Tenant is responsible for all legal costs of Landlord due to Tenant’s default.
In any action for possession of the property, Tenant has no right to make any
counterclaim or claim any right of set off. Each party waives any right to jury trial in any claim regarding the Lease.
13. SMOKING/PETS: Tenant agrees that there will be no smoking or pets on the Premises. No cats are allowed in the house at any time.
14. The tenant agrees to park his and the visitor cars only in the driveway.
15. The tenant understands that the proper access (deeded to the house and
guaranteed to the tenant) to the beach is along the driveway into Mr. Sepan’s back property, walking to the left of his swimming pool, down the steps and over the bridge.
He will honor quiet beach behavior, no standing on the bridge or jumping off the bridge is allowed, and not harm the excellent relationship with the neighbors of the landlord.
16. In the summer, Tenant will not tamper with the irrigation system.
It is on automatic, for adjustments contact the landlord.
17. The tenant agrees to leave the house at the end of the lease in good conditions, with all windows closed and lights off, lowering the air conditioning as request, placing all used towels into the laundry room, leaving the used beds open, cleaning any dirty plates and bringing the garbage in the garbage cans outside.
18. The Tenant agrees to read the instructions for the usage and the maintenance of the stove and washer/dryer.
19. The Tenant agrees to use ONLY the organic products we’ll supply to clean the and not to dump any harsh chemicals since the septic system is running on an organic base. Any washer machine’s detergent should be organic and “HE”.
20. The Tenant agrees to take extra care with candles light.
The tenant will not burn any candles in the bathrooms and bedrooms.
21. The Tenant agrees not to leave the hammocks outside while it is raining or absent from the house. Please unfold the umbrella and place the bench’s cushions in the appropriate place once you leave the house. If any of the hammocks or cushions will be ruin there will be charged deducted from the deposit.
22. The Tenant will keep all property's gates closed at all time in order to avoid that deers will walk in the garden and damage the flowers, shrubs and trees.
23. If the house keys are going to get lost, or not returned, there will be a charge of $150 to replace the keys and lock.
24. For the time of the lease, the tenant will take out a tenant’s policy which is extending the coverage of the tenant’s own liability policy to the property rented above.
25. Landlord reserves the right to access the downstairs storage room during the rental time, giving a couple of days notice to the tenant.
26. ENTIRE AGREEMENT: This Lease constitutes the entire agreement of the partiesas to the subject matter hereof, and supersedes all prior discussions, negotiations and agreements, whether written or oral, between the parties with respect to the subject matter of this Lease.
27. MODIFICATION: This Agreement may not be modified except by a writing duly executed by all parties herein.
28. SEVERABILITY: A determination that any provision or provisions of this Agreement is unenforceable or invalid shall not affect the enforceability or validity of any remaining provisions of this agreement. The parties waive any rights to trial by jury.
29. NOTICES: Any notice or communication with regards to this Lease shall be sent in writing to the parties’ respective addresses as listed above.
30. Owner agrees that it is, and will continue to be, in compliance with all applicable governmental laws, rules and regulations.

My wife and I had a wonderful time at Maddalena's house. It was the perfect romantic getaway. The house was fully stocked with everything we needed and exceptionally clean. The location was beautiful. The home sits on the picturesque Peconic Bay and we watched the sunset in the evenings. Maddalena was very nice and easy to work with. We look forward to returning.

Maddalena's home is in a beautiful spot of the shoreline with direct access to the beach. It's a great place to relax both in terms of its location and also in terms of the hospitality of the cottage. We enjoyed the kitchen and breakfast in the garden immensely. It was comfortable, well-equipped and Maddalena was great in welcoming us and introducing us to the house and grounds. I would definitely come back!

A wonderful house situated close by the sea with a kitchen made for cooking and grounds for relaxing. The beach is a short walk away and a farm stand and fish market a short drive. The perfect place to spend a few days. Maddalena was a super gracious host, available to answer any questions we had and generally insuring a pleasant stay.

What a fabulous place! The house is in a private, wooded, Adirandackesque section of Southampton, near North Sea Harbor. The sleeping is very quiet so get ready to rest up! We kiyaked in Maddalena's double kiyak out to Peconic Bay, very peaceful and fun. Sunset watch on the private beach on Peconic Bay is a two minute walk from the back door, mix up a cocktail and enjoy the beauty. Maddalena's chef kitchen is fully stocked including a french press coffee maker, viking stove, herbs and spices and the two outdoor grills, both charcoal and propane. We cycled to the farm stand one mile away for local produce and fresh chickens raised on the farm, completely delicious. The bay is a beautiful place to swim in crystal clean water which was warm the first week of September. Friendly wildlife includes wild turkeys, deer and crabs in the pond. Southampton town is a five mile drive with access to the best restaurants, the ocean beaches and shopping. Maddalena and her husband are a wonderful hostess and host! The photos are accurate.
