Luxury 2 bedroom & 2 bathroom apartment in a central location (with parking) - 5 minutes walk into the centre of Bournemouth with its award winning beach & shops. This gorgeous apartment comes with its own dedicated parking, private balcony & gardens.
The flat has a large living area with separate kitchen and can easily accommodate small groups. 2 full size bedrooms and 2 bathrooms (large ensuite and a family bathroom (with bath and shower))

The space

The flat is situated in a small, modern and safe apartment block - with its own parking space and lift.

2 large double bedrooms with 2 bathrooms. Accompanied by a large lounge/dining room (including deluxe sofa bed) and separate kitchen. There are two flatscreen TV's at the apartment - a large 42inch TV in the Living Room which is connected to Sky TV. Furthermore there is also a 32inch TV in the master bedroom with freeview.

The apartment also comes with its own private balcony, parking and gardens (communal).

A further cupboard in the hallway for even more storage.

NB. Please note that the security deposit is not taken from your account - it is merely what you agree to cover in the unlikely event of accidental damage.

Guest access

All of the apartment is available.

This is a small (only 6 flats per block) modern block of flats (with lift).

The flat is a second home for me which I rent out when I am not using it. Please note that there might be a small number of basic items (cleaning products, kitchen items, personal photographs) at the apartment during your stay. Unfortunately I am unable to remove these from the property - however the property is fully designed with your guest experience in mind and will not impact upon your stay.

Interaction with guests

I am not based full time in Bournemouth but I am available by email on airbnb/telephone anytime. My response times are normally immediate (especially when you email on airbnb).

As I have family ties in Bournemouth I am often nearby and so will do my utmost to meet you and check you in, however, in the event that I am not available there is a lockbox with keys in to provide you with 24 hour access to the property.

Other things to note

Parties/unauthorised guests are not allowed at the property. Please get my agreement for guests in advance. Please note that the flat is charged on a per person basis.

Unless agreed in advance, Check-in is strictly after 2pm. Check-out is no later than 11am. If i am not able to meet you for arrival/departure then adherence to these times may be checked remotely and an early checkin/late checkout will incur a £100 fee.

For groups where 5/6 guests are booked - the use of the sofa bed OR airbed is complimentary. For groups where 7/8 guests are booked - the use of the sofa bed AND airbed is complimentary. There is a £35 charge per bed/per stay for booked groups of 4 or less wishing to use them. Please book this in advance. Due to unanticipated washing and cleaning considerations there is a £50 charge + additional bedding charge of £35 for unauthorised use.

Please only use the allocated amount of towels and linen for your stay - this is set to 1 towel per guest and 1 set of bedding per 2 guests. There will be a £15 charge per additional item beyond this. Please note, that in the quieter winter months this fee can be waived - however, if you wish to use additional items please simply ask.

LONG TERM STAYS - I welcome long term bookings and will accommodate these wherever possible. These bookings will be on a self-cater basis. Amenities will be provided at the start of your stay only. A fortnightly cleaning service (not including washing of bed linens and towels) will be provided - you are welcome to use the washing machine. There will be a few private items and essentials left at the property during your stay (cleaning & kitchen products etc) - you are welcome to use these (with the exception of items on the shelf marked "private") but please inform me in advance of anything you finish so the cleaner can replenish these for me.

***First and foremost, please have fun and enjoy my apartment! The below Rules are not supposed to be overly strict or repetitive, simply common sense. I am confident you will have a great time and just like all the other guests before you, will have a lovely stay. If there is anything i can do to make your stay better than please let me know.***

*Please remember that this is not a hotel or a business, this is my home - please leave the property as clean and tidy as you found it. Please make sure that everything is put back in its original position.

*The property is not suitable for parties/gatherings and unauthorised guests (guests not agreed by me in advance - whether staying the night or not) will be charged at the unauthorised guest rate.

*Only use the one allocated parking space. Free on-street parking is available nearby on a first come, first served basis.

*Unless agreed in advance; Check-in time is strictly after 2pm. Checkout time is strictly no later than 11am (Early check-in/Late check-out will incur up to a £100 charge) N.B. Your e-key/access code will only work during the agreed times of your stay so please ensure, when checking out, that all personal items are removed.

*Please be aware that the shower screen in the Family bathroom is very close to the corner of the sink - please be extremely careful when opening it.

*Both bathroom towel rails can get extremely hot - please use caution.

*The Ensuite shower can splash over the shower basin slightly. Please use the bathmat provided on the floor at the bottom of the step to avoid water leaking out of the bathroom.

*Smoking is allowed on the balcony only - please shut the doors to avoid the flat smelling of smoke. Please dispose of your butts courteously. A cleaning fee will apply if cigarette odour remains (£250).

*Please note that the property is charged on a per person/per day basis and extra visitors/guests (i.e. any person in the property beyond the people booked) are not allowed in the property at any time – unless by prior agreement. A £150 surcharge per person/per day will be applied for unauthorised visitors.

*You are welcome to add guests to the booking at anytime with my agreement. Outside of 5 days before arrival, these are charged at the standard profile rate. Due to planning and cleaning considerations; within 5 days of arrival (or during your stay prior to checking out) there is a standard charge of £80 per person, per day.

*There is an internal CCTV/Security Camera by the front door. It fully complies with UK government usage guidelines and is there for security and insurance reasons. There is a “CCTV in Operation” sign by the front door to the property (if this is absent please contact me immediately). It has tamper-proof features so please do not compromise the security of my apartment (or your belongings) by switching these off, unplugging them or touching them at any time as your stay might be invalidated and your security deposit forfeited.

During quieter months the use of extra towels can be permitted but please check first. There will be a £15 extra cleaning charge for each unauthorised item used.

*You agree that, in the event of non-payment for any of the above rules being broken, the relevant amount will be removed from your security deposit by Airbnb.

*When checking out please follow the departure instructions provided in your welcome email and make sure all windows are closed and doors (including balcony) are double locked.

*Place the keys into the keysafe and SCRAMBLE the code.

This smart, modern apartment is great and absolutely in line with the photos and the description provided. It was immaculate inside and beds were really comfortable with very high quality bed linen. A modern apartment, very clean with good size bedrooms/living space. Balcony doors open onto living space which was welcomed as there was freak hot weather when we stayed and it's a hot apartment block! Downside for us was a Security camera within flat that looks into one bedroom and captures activity to and from bathroom. Location excellent, very close to town centre with step free access all the way but located at top of very steep hill, quite physical if pushing buggy/wheelchair etc. Lock on flat door is a virtual key and requires a smartphone and App to use. Back up key pad on door, when smartphone has run out of battery! Not set up for children but needed only minor child proofing e.g. removing sharps from accessible drawers etc nothing major and quite safe for active 2 year old to live in.

Firstly, to be completely clear - the security camera does not look into a bedroom (or anywhere near it) and had you had any concerns you were most welcome to contact me for clarification - or bring them up with me in the numerous emails i sent to check you were enjoying your stay. However, this aside, I am glad you felt the property was in an excellent location, very clean and a good size. It is worth stating that your private feedback admitted that you hadn't read all the information/House Rules prior to arriving/booking - which makes it slightly disappointing for me to receive the inaccurate comment above.
