St Julian's is now an extension of Sliema although it started life as a small fishing port based on Spinola and Balluta Bays. Like Sliema, it is now a major residential and tourist centre, and home to some of Malta's newest hotels. St Julian's merges with Paceville, Malta's main nightlife centre where there are clubs, casinos and numerous restaurants, cafes and bars. Picturesque Spinola Bay is still used by fishermen whose traditional boats are housed just below the restaurants. The bay is particularly attractive at night and as a venue for open-air dining. The elegant Spinola Palace, built in 1658 by an Italian knight, Giovanni Spinola, is the landmark historic building on the bay.

Rules & Regulations

The Lessee undertakes to allow the Lessor or his/her Agent to inspect the premises whenever the Lessor deems it necessary. For this purpose, the Lessor reserves for himself or his Agent or representative the right of access to the premises provided such inspection is carried out at a reasonable time and provided reasonable advance notice thereof shall have been given to Lessee.

The Lessee is liable for any damages sustained by him/her, this only applies through negligence.

The Lessee undertakes to leave the flat clean or the payment of a minimum charge of €50.00 to cover the services for cleaning.

Smoking inside is not permitted. A fine of € 250.00 will be charged.

No musical instrument / loud TV shall be played in upon any part of the property between the hours of eleven (11:00) p.m. and seven (7:00) a.m. nor shall any singing or dancing be permitted between the said hours and the Lessee shall use his best endeavours to prevent the occurrence of any undue noise.

The Lessee shall in no way encumber or interfere with the access to the common parts of the block by leaving rubbish, cycles, vehicles or things or any goods or packages belonging to him, his servants, agents or guests.

Rubbish containers are found in the Garbage room at level -5 where parking garage area is.

Article One: Use of the Apartment
The Lessee shall use the Apartment for residential purposes only.

Article Two: Maintenance of the Apartment
(a)The Lessee shall in all respects keep, maintain and take all reasonable care of the Apartment, appurtenances, fittings, furnishings, effects and other contents thereof, and at the end of the Lease, will deliver them up to the Lessor in as good a state and condition as at the Commencement Date, always excepting fair wear and tear. For this purpose, an inventory of the furnishings and other contents and a description of the condition thereof on the Commencement Date, is being attached to this Agreement and marked Annex A (hereinafter called the “Inventory") and is being signed by the Parties who are hereby confirming the veracity of its contents and details.

(b)If Lessee refuses or neglects to discharge its obligations pursuant to this Article to the reasonable satisfaction of Lessor, the Lessor shall inform the Lessee accordingly by notice in writing stating the default and the time within which it should be remedied. If the default is not remedied within the time stipulated in the notice, the Lessor may make such repairs or undertake such maintenance itself. Upon completion of such work, the Lessee shall promptly reimburse Lessor for all costs incurred by it in making such repairs or maintenance. Lessor's rights under this Article shall be without prejudice to any other right or remedy competent to it.

(c)The Lessor shall be responsible for all extraordinary repairs and maintenance throughout the term of the Lease.

(d)The clearing of sinks and drains, and damage to bulbs, light fittings, water geyser/s, fridge and cooker, microwave, hob as well as any minor defects in the water and electricity installation are to be addressed by the Lessor.

(e)The Lessee is not allowed to carry out any maintenance work and other reversible acts such as attaching appliances, hanging picture frames, television installation, telephone installation, etc. Attachments or installations which are irreversible will only be made by the Lessee with express prior consent in writing from the Lessor.

(f)The Lessee binds himself not to allow animals or other pets to be retained in the Apartment for any period of time.

(g)No washing, clothes, carpets, rugs, etc are to be hung in the terrace/s, balcony/s, or otherwise exposed to public view.

The Lessee undertakes to maintain the Apartment clean and tidy throughout the period of the Lease and on its termination.
Article Three: Assignment, Sub-Letting or Transfer
(a)The Lessee is not entitled to sublet any part of the Apartment, nor take in paying guests, without the prior written consent of the Lessor. Provided however that the Lessor hereby authorises the Lessee, on an a priori basis, to allow the Lessee's staff to reside within the Apartment.

(b)The Lessee shall not assign or transfer the Lease in any manner whatsoever, and any assignment or other transfer made in breach of this Agreement shall be null and void and shall entitle the Lessor to terminate this Agreement forthwith.

(c)The Lessor may transfer the Apartment at any time subject to ensuring that the new owner accepts to respect the terms of this Agreement.

(d)The Apartment is for the sole use of the Lessee.

This is a beautiful apartment in a beautiful area. Furnishings, appliances, cleanliness all first class. Close to excellent restaurants and a supermarket which sells everything you could wish for (including Waitrose products!). Maria is an excellent host. Every question was always answered within a few minutes and she was there to greet us, show us around the apartment and offer advice on things to do. We will definitely return.

Apartment is ok, good location but super annoying host. Over reacted to the maximum because we left a box of pizza and a couple of empty water bottles. Called us a bunch of animals and threatened to take my deposit for something this small... very out of line. I thought that's what the cleaning fee is for Maria! Anyways good experience but Maria will over react for everything so keep that in mind.

Farid, and his cousin (who I made an exception to stay and provide extra linen for as he wasn't booked) were extremely dirty and made a huge mess of the apartment. The whole apartment: kitchen, bedroom, bathroom was full of pizza boxes, bottles, toilet paper rolls and dirt. The kitchen was left with dirty pots, pans. There were 5 large bags of rubbish collected from what they left. The bed lights were bent. Apart from the fact that Farid is a very rude person, the worst thing is that they left the apartment door open so any stranger could just get into the apartment! (I couldn't go for check out as they left early). I definitely do not recommend them to any other host!!

Maria is a great host! She replied me emails very quick and always asked if I needed something. Her room had everything. Specialy washing and dryer machine were very usuful during the stay. There was a detergent as well. Also I love that there was macTV!! The location was perfect. A big supermarket, bus stop, bar, etc, everything were closed to the apartment. The view from window was beautiful as well. I really love the gorgeous room. Thank you very much!

Maria is a special Host! She was in the house when we arrived (even if we delayed) and helped us with everything we needed. The house i(URL HIDDEN)It is fully furnished with everything you could ever need , and it's also very safety . It is located in a perfect place to be quiet but everything is easy to reach by foot : from pubs to supermarkets , from tattoo studios to casino. Actually , Malta was a great experience also because of Maria and her House !

The location was perfect for us as it was really close to a marina with some nice restaurants and another bay nearby with more restaurants and a place to swim and snorkel off the rocks. The bus stop was also close when we wanted to try other beaches. The apartment was exactly like the photos and really clean. The wifi was really good and there was also an Apple TV. Our host maria was really helpful throughout our stay and gave us some recommendations and said we could text her if we wanted to ask her anything. I would definitely recommend this for anyone looking to be close to restaurants, buses and the night life of paceville is within walking distance also.
