THE GUEST SUITE:
Bright, Cozy Luxury, Ground Level, Private Entrance. Large south facing yard, gazebo, outdoor couch, table, fire table, seating, trampoline.

Our Guest Suite is very new, exceptionally maintained, and products are high quality! It is cozy, luxurious, clean and comfortable. We provide those special extras that you would not expect! You will notice little touches throughout your suite that will enhance your comfort and convenience.

Walk to bus routes, restaurants, cafes, shops, mall, beaches, sea walk, forest, aquatic centre, water slide, gym, yoga, tennis, sailing club, golf, grocery store, pharmacy, doctors office etc. Drive just minutes to world class activities, attractions & events. Winter, Water, and Land Activities; Beaches; Sea walks; Art & Festivals; Culture & History; Scenic Drives; Villages; Cuisine; and Shopping galore.

We offer a full kitchen with expansive granite counters; kitchen table for 4; living area with couch, cushions, blankets and lounge chairs; 2 umbrellas; 3 in 1 game table (pool, ping pong and air hockey); full laundry facilities; full 5 piece bathroom with shower/tub glass enclosure.

There are large windows in both bedrooms and the living area of the suite. There is a private entry with large side windows and french doors that open out to a walkway with pergola and man gate entrance to the street. Fully gated yard with man gate. Parking is on the street.

We are a family of 4 and we do have 2 small dogs who live in the main house with us. The dogs do not live in your Guest Suite. The dogs spend their outside time in the upper yard that is gated off from the lower yard where the suite is. Please do let us know if you have dog allergies and we will ensure they do not come into any contact with you. Please do not feed the dogs and do not allow your children to feed the dogs. Some people food can be poison to them.

Please advise us of any life-threatening allergies to seafood, nuts, pet or others and allergies to perfume, smoke etc. Dan does have an anaphylactic allergy to seafood, so please keep seafood within the suite and clean up well.

BEDROOMS:
Each bedroom is snuggly, luxurious and fully furnished with TV, bed, desk & hutch, desk lamp, bedside tables, table lamps, carpet, mirror, closet, closet safe for your valuables, luggage rack, hangers, snuggly bedding, warm duvets, extra pillows and a cozy chenille blanket.

BEDROOM WELCOME BASKETS:
To make your stay carefree and comfortable, we offer various comforts including bath robe, shopping carry bag, flashlight, hair dryer, water, treats, towels, hair twist towel; shampoo, conditioner, lotion, and body soap for your use during your stay. Both rooms can be locked from inside the bedroom. Each bedroom has a Quiet Time sign to hang on the door handle when you want privacy and quiet in the suite.

BATHROOM: Enjoy the luxury of a full 5 piece bathroom, complete with granite counter top, shower/tub with glass enclosure and spa style amenities for a soothing soak in the tub.

THE KITCHEN:
There are dozen's of restaurants and cafes walking distance from us. However, if you are inclined to prepare your own meals while away from home, or would like to take picnic to the beach or nearby parks, the kitchen includes: coffee maker, tea kettle, full fridge, stove and oven, microwave, toaster oven, toaster, rice cooker, pots, pans, cups, bowls, tupperware, dishes, cutlery, utensils, dishtowels, cleaning products, plastic plates & cutlery, thermos', insulated lunch bags, plastic water bottles etc.

KITCHEN WELCOME BASKETS:
We provide welcome baskets with basic staples including salt, pepper, olive oil spray, seasoning, soup, coffee, tea etc. Fresh Street Grocery store is an 8 min walk from our home. Osaka Asian Super Market is a 40 min walk at Park Royal Mall.

THE YARD & STREET:
We have a lovely sitting area in the yard, with chairs, table, umbrella, patio lights, gazebo, outdoor couch & table and a full size trampoline for your enjoyment. We are on a street with a Village Walk nearby, so a great spot to watch the walkers and their dogs pass by from time to time. There are country style streets and paths in the adjacent forest, with babbling creeks, bridges, benches; a small playground with swings in the forest; as well as urban streets with fully paved sidewalks, roads and shops, restaurants, cafes & services nearby. The best of both worlds!

THE RESTAURANTS AND CAFES:
There are many great shops, restaurants, cafes and grocery stores within walking distance from our Guest Suite! There are opportunities for ocean front and ocean view dining that are unparalleled anywhere else in Vancouver!

FITNESS AND ACTIVITY CENTRE:
There is a fully equipped gym, swimming pool, hot tubs, steam bath, sauna, yoga, tennis and exercise classes at the West Vancouver Community Centre and there is a Senior's Centre a 4 min walk from the house. This walk is relatively flat and has sidewalks.

LIBRARY:
The West Vancouver Library is also a 4 mins walk from the house. This walk is relatively flat and has sidewalks.

SEA WALK & BEACHES:
The West Vancouver Sea Wall is a 4 minute walk directly south of us, great for walking and jogging. It is slightly downhill to the sea wall. Bikes are not allowed on the sea wall, but there are dedicated bike route roads throughout West Vancouver that connect to North Shore bike trails and Stanley Park sea wall and forest bike routes.

WINTER ACTIVITIES: There are 3 local mountains offering a dizzying array of winter, Christmas and year round activities, with spectacular views and scenery of the city, oceans and mountains. You don't have to be a fitness enthusiast to enjoy them - they offer aerial trams, day lodges and restaurants for tourists and sight seeing as well.

WATER ACTIVITIES: There are incredible opportunities for boating, ferries, water taxis, fishing, pools, beaches, lakes, sailing, kayaking, paddle boarding, and ocean views abound in every direction from our home!

LAND ACTIVITIES: We are so incredibly close to every type of excursion you could imagine! The views and scenery are endless and jaw dropping! Sea walk; flat hiking; mountain hiking; forest trails for every level of fitness; suspension bridges; waterfalls; road biking; mountain biking; bmx biking; golf; tennis; gondolas and aerial trams for activities and for sight seeing; day lodges; yoga, jogging.

We are home base for you to take Scenic drives that are awe inspiring; Villages that are quaint, relaxing and memorable; Arts & Festivals that occur year round virtually in our "backyard"; and Culture and History that is captivating!

THE GUEST SUITE ENTRANCE:
The walkway to the suite entrance is flat and spacious. The private entrance to the suite has double french doors and side windows. Our family lives in the main house with 2 small dogs. (See Allergies Section below.)

* DRIVING:
If you are driving here, the Upper Levels Highway or Marine Dr, West Vancouver are very easy routes to follow on (SENSITIVE CONTENTS HIDDEN) maps, whether you are coming here from any of Vancouver's Airports, The BC Ferry Terminals, The Ski Hills, other Canadian Provinces or the United States. There is ample parking at our house.

DRIVING FROM VANCOUVER INTERNATIONAL AIRPORT:
We are 40 mins by car from Vancouver International Airport. We recommend you pick up and drop off your vehicle at Vancouver International Airport.

DRIVING FROM HORSESHOE BAY FERRIES:
We are 14 mins from Horseshoe Bay Ferry Terminal with sailings to The Sunshine Coast; Vancouver Island; Bowen Island, and The Canadian and US Gulf Islands.

DRIVING FROM THE UNITED STATES:
We are 50 mins by car from United States Peace Arch Border.

DRIVING FROM THE MOUNTAINS:
We are 1 hr 40 mins from Whistler Mountain Village; 2 hrs from Pemberton Village; and 45 mins from Squamish.

TRANSIT FROM VANCOUVER INTERNATIONAL AIRPORT:
We are 1 hr by Sky Train and Bus from Vancouver International Airport. When you arrive at Marine Drive in West Vancouver by bus, it is a slight uphill walk from Marine Dr to us. You can call North Shore Taxi at (PHONE NUMBER HIDDEN) to ride up the hill for a nominal fee (about $5 CAD). Or, you can also get off at Park Royal Mall and then take the 7 min taxi ride from Park Royal Mall to us, instead of walking uphill. *

TRANSIT FROM HORSESHOE BAY FERRIES:
We are 31 mins by bus from Horseshoe Bay Ferries. *

Other things to note

ALLERGIES:
We do have 2 small dogs who live in the main house with us. The dogs do not live in your Guest Suite. The dogs spend their outside time in the upper yard that is gated off from the lower yard where the suite is. CANADIAN WINTERS:
West Vancouver has much more temperate weather than the rest of Canada, and the temperature is usually a balmy 7-12 degrees celcius in the winter months. We can also get a few snow days between November and February. When the snow weighs heavy on the power lines or causes them to short out, it is possible to lose electricity and heat for a few hours or a day. We are very lucky because we are close to City Hall and Emergency Services, so we are usually one of the first streets to have our power turned back on. In the unlikely event that we have a power outage for a few hours or a day, we have extra blankets, battery operated flashlights and a room light for your use. There are always options and we are very fortunate to be a few minutes walk from amenities that have back up generators for power - groceries, cafes, restaurants, and shops. For a small fee, you can use the Community Center showers, hot tubs, steam room and sauna.

If there is a lot of snow and below zero temperatures, the roads can be icy for driving. Rental cars will have all season tires, but they will need winter tires if you plan to travel to the local mountains and up steeper mountain roads. On these days, it may be better to plan to use local transit or walk to the many options close by your guest suite.

The snow normally only lasts for a few days before we are back to the warmer, rainy weather before you know it!

We are so happy to invite you to our home and hope you feel like it is your own! We have taken great care and effort to provide you with amenities for your use and enjoyment during your stay with us! Please use what you need and leave the rest, for it may be helpful to the next guest!

Welcome Basket; Toiletries Basket; Everyday Needs Basket; Kitchen Staples Basket; Kitchen Extras Basket, Closet Safes, Bath Robes, Luggage Rack, Fans, Laundry Baskets, and more! Our home is best suited to guests who are respectful, considerate, clean and responsible.

CHILDREN:
Families are welcome! Our ground level suite and suite yard is perfect for families! Small children can easily be supervised inside and outside. Our yard is fully gated and secure; including an outdoor gazebo with seating and trampoline, large grass area and a small set of stairs to the main house gate. Adults can relax and enjoy, while the children play!

OUR DOGS:
Our 2 small dogs spend most of their time in the main house. They may be outside at various times throughout the day. They bark at passersby. Please advise us any times that you would need them to be kept inside the main house. For example, child's nap times; your nap times!

Please don't feed the dogs and don't allow your children to feed the dogs. Some people food is toxic to dogs.

MISCELLANEOUS:
Not suitable for guest pets – No events or parties - No outside guests - No drugs - Battery operated candles only - Parents are responsible for their children's safe behavior on the trampoline and the property. Guests are responsible for their safe behavior on the trampoline and the property.

NO SMOKING:
Inside our guest suite - Outside on our property - Outside on our bouvlevard - Do not put out cigarettes, cigars, or any other lit items on, in or near the grass. Doing so is the number 1 cause of deadly wild fires. BC can have very dry, hot periods where fire hazards are extreme and can result in a state of emergency for our province.

The fire table is not available for your use when the fire hazard is at the High or Extreme warning.

Our airbnb rental is not suitable for smokers. Anyone who violates this policy will be required to vacate the property immediately.

COMMUNICATION:
All rental related communications between the Host and Guest must be via airbnb messaging services. Direct cel phone contact will be reserved for social and urgent contacts.

INSURANCE REQUIREMENTS:
Our home insurance company provides very limited coverage for airbnb guests - at an additional cost. Most insurance companies will not even consider insuring homes with airbnb guests. Our insurance company is wary of the airbnb system, thus, we have extensive Host house rules to reassure them.

1. Guests agree to review the Guest Info binder, Fire table and Safety information when you arrive at your guest suite; and will confirm this agreement via airbnb messaging;
2. Guests agree to read, complete, sign & provide a copy of the 'VACATION PROPERTY RENTAL AGREEMENT & TERMS & CONDITIONS DOCUMENT' to the Host via airbnbn messaging within 48 hours of your reservation;
3. Guests acknowledge the Host will collect their garbage and compost from the suite every 3 or 4 days. The Host will text the guest via airbnb messaging to confirm a suitable time in the evening for the Guest and the Host.

BOOKING REQUIREMENTS FOR AIRBNB GUESTS:
1. 3 excellent airbnb Host references;
2. 3 excellent reference letters by verifiable professionals (copy & paste or send a photo to the Host via airbnb messaging).
3. The reference's occupation; contact email; contact text number sent to the Host via airbnb messaging;
4. A photo of each adult guest's Government verified ID sent to the Host via airbnb messaging;
5. Agree to the Host's House Rules as outlined on airbnb;
6. Confirm you are ok with 2 small dogs in the main house (not in the guest suite);
7. Respond to Host airbnb text or email messages within 24 hours;
8. Accept the Host airbnb request for payment of any additional charges owed, as agreed to or missing/damaged property assessed by the host, within 24 hours (eg extra person fee);
9. A list of the legal names, ages, occupation, employer, and employer's contact info for each adult Registered Guest;
10. Advise the Host immediately of any changes in the Registered Guests and submit a reservation change request to the Host via airbnb (changes submitted after check in will not be accepted and may result in cancellation of the rental);
11. Read, Complete, Sign & Forward to the Host via airbnb messaging the ***'VACATION PROPERTY RENTAL AGREEMENT & TERMS & CONDITIONS DOCUMENT' found at the bottom of the Host's airbnb House Rules page, within 24 - 48 hours of the reservation (take a photo and send to the Host via airbnb messaging);
12. Reply to the Host within 24 hours;
13. The Host reserves the right to cancel the reservation if all of the above requirements are not met.

BOOKING CHANGES:
If Guests need to change dates or the number of registered guests, guests agree to send the Host a change request via airbnb booking system. The request must be received by the Host prior to check in day; preferably as soon as the Guest knows about the change. It is at the Host's sole discretion whether to approve or decline the request.

GUEST LENGTH OF STAY:
The maximum booking allowed is 16 days. The Guest agrees to leave the premises on the check out date and time, as agreed to when booking the rental property from the Host.

Guests may send a special request via airbnb messaging to the Host to extend their number of days. If the Host approves the extension, the Guest must submit a new reservation or reservation change request to the Host via the airbnb system.

Guests agree to pay for each day of the rental in the amount and method outlined on the Host's airbnb site.

Guests agree the end rental date agreed to with the Host supersedes any and all local rental laws.

REGISTERED GUESTS:
The Host can accommodate Registered Guests only. The Guest booking is for a maximum of 4 guests. Guests will contact the Host via airbnb messaging for Host approval of Additional Guests (greater than the host maximum). Approval is at the Host's discretion.

ADDITIONAL PERSON FEE:
If approved, an additional person fee will be charged for each additional Guest beyond the maximum number shown on the Host airbnb site. Guests agree to accept the Host change request via airbnb within 24 hours of their request submission. To avoid the reservation being cancelled by the Host, the Additional Person fee must be accepted by the Guest on the same day the Host approves the request or 24 hours prior to check in, whichever is sooner.
If an additional Guest is approved by the Host, the Guest will be provided with an air mattress; a comforter and a "bed in a bag" set for use during their stay.

REGISTERED GUESTS NAMES AND AGES:
The Guest agrees to provide the Host via airbnb messaging with a list of the names, ages, occupations, employer and employer's contact info for the adult Registered Guests. Guests will advise the host immediately of any changes in the Registered Guests and will request the Host's approval via airbnb messaging.

If the Host approves Guests over the maximum allowable, the Guest will accept the additional payment request from the host within 24 hours of the request and/or prior to check in, whichever is sooner. Guests can be denied rental if they do not accept the additional payment request from the host for the additional guests and if they arrive at the suite with additional guests not paid for.

OUTSIDE GUESTS:
Are not allowed due to insurance liability. Special requests can be made to the Host via airbnb messaging for special circumstances. The Host reserves the right to decline the request at the Host's discretion.

INTERNET; CABLE; TV:
The Guest will not make any charges to the Host internet, cable, tv, apple tv and/or any other forms of technology purchases.
Guests agree to advise the Host via airbnb messaging at check out, of any charges made to the Host's technology devices.
Charges by the Guest on the Host's technology bills, will be charged back to the Guest, plus an administration fee and accepted by the Guest.

TV OPERATION AND HOOK UP:
If you need to take it apart for any reason, please put it back the way it was when you arrived! If Dan is not around when the next guest checks in, I will be at a loss to provide TV for them!

PARKING:
Guests are welcome to park in front of the man gate to unload belongings and groceries. please avoid parking on the Host boulevard grass.

At all other times, parking is on the south street beside the sidewalk. Ie not in front of the man gate and not in front of the creek.

West Vancouver by-laws require cars to park in the same direction as the traffic, on the same side of the street. Cars must also leave 1 car length from the street corner. Cars are not allowed to block access to fire hydrants.

ACCESS:
Each Guest reservation will have their own access key and code. Guests agree to be responsible for their key and code. Only Registered Guests are allowed to have the key and code information.

GATES:
The Guest agrees to securely close all gates on the property at all times; for the safety of the Host dogs and the Host's & Guest's children.

MAN GATE:
Guests agree to close the man gate quietly and gently. Slamming the gate is hard on the latch and reverberates through the house, which causes the Host's dogs to bark like maniacs!

HOUSE PHONE:
The house phone is for 911 EMERGENCY calls only. At check out, Guests agree to advise the Host via airbnb messaging, of all long distance calls made with the dates and numbers called. All long distance calls made by the Guest, as shown on the Host's phone bill, will be charged back to the Guest, plus an administration fee and accepted by the Guest.

EMERGENCY CONTACTS:
A list of emergency contacts and phone numbers is provided in the Guest Book at the Suite.

QUIET TIMES:
9 pm - 8 am Winter;
1030 pm - 8 am Summer;
West Van By-Laws: 8 pm - 8 am Year Round

WIFI:
WiFi info is in the Guest Binder in the suite. No illegal WiFi use or downloads are allowed.
Any charges and/or liability incurred by the Host due to illegal use by the Guest, will be billed back to the Guest, plus an administration fee and accepted by the Guest.

FIRE TABLE USAGE:
$20/hr Propane Fire Table fee per use. This is an honor system.
1. Please log your usage time and date in the Guest Book;
2. Get the "Fire Table Payment Envelope" from the Guest Book;
3. Insert your CAD$ payment into the Envelope;
4. Put your envelope in the mailbox column at the man gate.

GARBAGE, COMPOST and RECYCLING:
It is the law. Please use the containers provided for you in the suite.

BLACK BIN GARBAGE AND GREEN COMPOST PICK UP:
The Host will pick up the Guest’s Black Bin Garbage & Green Compost every 3 days. Tie bags closed when full.

ALL OTHER RECYCLING PICK UP:
The Guest will put their Recycling Blue, Yellow and Grey bins outside the Man Gate on the curb every Thursday morning, between 530 am and 730 am.

The Guest collect & wash their bins the same day.

BLACK BIN GARBAGE FEES:
The city charges a fee for extra garbage. Guests with more than one 20 L bag of garbage per week will be charged a $12 fee per bag. The Host will post an additional payment request on airbnb that the Guest will accept.

RECYCLING - SEPARATE AND WASH:
1. BLUE BIN - Wash and recycle hard plastic. (No plastic wrap, no plastic bags).
2. GREY BIN - Wash and recycle glass and tins.
2. YELLOW BAG - Recycle clean paper (No food waste paper).
3. GREEN BIN - Compost includes food waste, paper towels, tissue. Tie compost bags closed when full.
FREEZE your compost in compost bags until pick up day.
4. Cardboard boxes and packaging must be flattened and tied with twine.

RECYCLING PICK UP:
Blue Box / Yellow Bag / Grey Box / Green Box
1. Picked up EVERY THURSDAY.
2. Moves to Friday if there is a statutory holiday that week.
3. Recycling containers must be put outside the man gate between 5 AM and 730 AM ON PICK UP DAY.
4. Recycling CANNOT BE LEFT OUTSIDE OVERNIGHT OR ON ANY OTHER DAY!!!!! It will attract bears, rats, racoons and other wild animals that can be a danger to humans and may result in the animal being killed by officials.
5. Wash your bins after pick up so you don't attract wild animals.

GARBAGE:
1. BLACK BIN - No styrofoam, no packing materials, no batteries etc.
2. Tie bags closed when full.

GARBAGE PICK UP:
1. Picked up EVERY 2nd THURSDAY.

5. Wash your bins after pick up so you don't attract wild animals.

GARBAGE AND ANIMALS:
Do not approach a wild animal or entice them with food. No garbage outside. No food garbage in the bedrooms. No diaper garbage left in the bedrooms. Food and diaper garbage not properly disposed of will attract spiders and mice into the house.

DO NOT FEED WILD ANIMALS:
You may encounter some wild animals around us. Remember that these animals are nearly always in search of food, and feeding them will simply make them demand more from you. Some animals may seem tame and harmless while they interact with you, but they may get aggressive while they demand more food. Feeding any wild animals makes the area unsafe for you and for future guests.

SUITE ENTRY DOOR:
Please do not leave the entry door for extended periods of time; as spiders and mice will be attracted into the house to find a warm place to nest.

CABINETS:
Cabinets are self-closing hinges. Don’t push closed or it will break the hinge.

GAZEBO, FIRE TABLE, TRAMPOLINE & OUTDOOR FURNITURE:
The yard is a common area enjoyed by the Host and the Guest. The Guest is responsible to keep the area clean, tidy and free of garbage after each use.

BASIC CLEANING FEES:
Please see the Host airbnb site for basic cleaning fees when you reserve the suite. The Host only charges the Guests the cleaning company's fees to do a basic clean. The Host spends an additional 1-2 hours restocking and making the suite especially comfortable and attractive for the Guests, that is not charged to the Guests. Please do try to put things back in place when you leave and not make even more work for the Host and the Cleaners.

ADDITIONAL CLEANING:
$90/hr. Additional Cleaning Fee. Guests will be charged if Cleaning is required beyond the Basic Cleaning fee allotted for the cleaning company.

LOST KEYS:
$40 Lost Key Fee. The Guest will be charged a "Lost Key Fee" if keys are not returned at check out. The Guest can send them back to the Host within 3 days of Guest departure, at the Guest's cost. The Guest must send them requiring a signature for the Host to receive them. (Fed Ex and Canada Post offer these services.) The Lost Key Fee fee will be waived if the Host receives the keys within 3 days of the Guest departure.

CHECK OUT:
1. Please leave the suite in the neat and tidy condition you enjoyed upon arrival at the suite;
2. Place dirty / used bedding, towels, kitchen cloths and bath robes in the laundry baskets (if they are not in the laundry basket, we will assume it is clean for the next guest);
3. If you used the 5th guest blow up bed & bedding, do not pack it unless the bedding has been washed;
4. Start a load of laundry;
5. Wash your dishes and recycling bins;
6. Soak grimy pots and pans before washing them (there is a special scrubber & cleaner for you to ensure all the grease is easily removed);
7. Turn off and unplug small appliances and lights;
8. Close and lock all windows, doors and blinds;
9. Turn on the alarm;
10. Return your key to the lockbox;
11. Contact the Host via airbnb messaging to confirm all of the above has been completed when you leave.

ALARM:
Enter your code to turn it off.
Hold and press "stay" to turn it on.
If the police or fire department have to attend due to a false alarm caused by the Guest, the District of West Vancouver may charge a false alarm fee (approximately $500). The Host will practice the alarm with you at check in. If you are a self check in guest, pls ask the Host via airbnb messaging to meet you to practice the alarm with you if you have any hesitation.

The insurance company requires the alarm to be set whenever you leave the suite. The insurance will not cover theft or damage to the property if the alarm is not activated when you are not there.

1. Use the alarm when you come and go;
2. All doors, windows & blinds are closed and locked before you set the alarm. It is a common mistake to leave the suite door open, set the alarm and leave. The alarm does not turn on this way;
3. You must close the suite door before you set the alarm;
4. Turn the alarm on, then open the suite door and leave the suite;
5. Lock the door behind you when you leave;
6. Return the keys when you check out.

3 Rental Period
The period of this rental shall be from the ARRIVAL DATE accepted by THE OWNER on THE OWNER’S airbnb Host Site to the DEPARTURE DATE accepted by THE OWNER on THE OWNER’S airbnb Host Site. The property will be ready for occupancy from the Check in time advised by THE RENTER on the the ARRIVAL DATE, and must be vacated by THE OWNER’S Check out time on the airbnb host site on the DEPARTURE DATE accepted above (unless otherwise agreed with THE OWNER via airbnb Reservation Change Request submitted by THE RENTER via airbnb Message and accepted by THE OWNER).

4 Payment and Damage Deposit
The rent for the period is the AMOUNT payable as shown on THE OWNER’S airbnb Host Site.
A damage deposit of the AMOUNT as shown on THE OWNER’S airbnb Host Site is payable via airbnb’s Payment System. The damage deposit will be refunded to THE RENTER by airbnb according to airbnb’s Terms and Conditions, unless THE OWNER has a valid claim to make upon it.
All payment exchanges between THE RENTER and THE OWNER will be arranged and completed via airbnb’s Payment System.

5 Utilities
THE OWNER will provide THE RENTER with water, heat, electricity, linens and a telephone, which can be used for emergency purposes only (all long distance and international calls will be charged to THE RENTER via airbnb payment system). In the case of equipment breakage, repairs, and interruptions in services, THE OWNER will take all necessary steps to resume the provision of Utilities for THE RENTER; by contacting the relevant company to book the earliest available appointment for correction. THE RENTER shall indemnify and save harmless THE OWNER against and from any and all expenses, costs, damages, suits, actions or liabilities arising from any and all loss of Utilities; including but not limited to inclement weather’s impact on electrical lines; the city’s sewer and water lines and service; unanticipated problems with appliances and mechanics including but not limited to the hot water boiler, the washer, the dryer and plumbing fixtures.

6 Restrictions
Restrictions as outlined here and in THE OWNER’S airbnb House Rules, Additional House Rules and Host Site will be adhered to by THE RENTER (unless otherwise agreed to by THE OWNER via airbnb Message).

7 Damage
The cost of any damage caused by THE RENTER will be deducted from the damage deposit according to airbnb’s Payment System.
THE RENTER will be responsible for any damage caused in excess of the damage deposit and will be invoiced VIA AIRBNB PAYMENT SYSTEM.

8 General Conditions
The maximum number of guests using the rental premises shall not exceed the total number stated in the rental agreement, plus any additional REGISTERED GUESTS and/or OUTSIDE GUESTS agreed to by THE OWNER.
THE RENTER shall, at his/her expense, and throughout the period of the rental, keep the property in a state of cleanliness and in good condition and repair. THE RENTER acknowledges that at commencement of the rental, the property is in good and substantial repair except for any defect THE RENTER may report to THE OWNER via airbnb Message during the first day of the rental. THE RENTER shall leave the property in good repair, clean, dishes washed, bedding removed, towels gathered, all garbage and recycling separated appropriately in sealed garbage bags and left tidily in the bins provided.
The House Inspection check out list shall be completed and signed by THE RENTER.
Any unsafe or dangerous conditions must be reported to THE OWNER via airbnb Message immediately. THE RENTER acknowledges that the use of the property is entirely at THE RENTER’S risk. THE RENTER shall indemnify and save harmless THE OWNER against and from any and all expenses, costs, damages, suits, actions, or liabilities arising from any and all loss of or damage to personal property, injury or death resulting from the use of the rental property, grounds, and trampoline use.
THE RENTER assumes full responsibility for fulfilling the terms of the rental for the period stated.

We spent three lovely days in Dan and Diane’s house as our home base for a Vancouver trip. The house, hosts and location are all wonderful. The house is beautiful, clean and very well appointed and was nicer than any hotel we’ve ever stayed at (or our own home, frankly :-) ). As nice as the photos on the web site are, they don’t it justice. We didn’t spend much time in the home, as we were there to explore the city, but when we returned to the home it was wonderful. The kids enjoyed the pool table and trampoline and we enjoyed relaxing on the covered patio. Diane and Dan are exceptionally friendly and helpful. From the welcoming emails before we arrived, and the check-ins while we were there to make sure all was good, communications were very helpful and caring. Dan and Diane made a point of visiting us while we were there to introduce themselves and to say hi. They gave us great suggestions of places to eat and things to do which were appropriate for our family’s interests. We could tell that Dan and Diane loved having us in their home and loved sharing Vancouver with us. We thoroughly enjoyed our stay and will definitely stay there again the next time we are in Vancouver.

Dan and Diane's home is a quiet and in a convenient location of West Vancouver. The home is clean and very comfortable, along with a nice yard. It was the only place in Vancouver where we didn't have trouble finding parking.... They made check-in and check-out easy. Gave us our privacy, but were there if we needed them. They provided great information for the surrounding area. Beach is 5 to 10 minutes walking distance. Close to bus stop and to quaint shops and restaurants. They are close to North Vancouver, and 15 minutes or so away from Downtown. My kids even commented on how both Dan and Diane were so nice and that meant a lot to me.

We stayed at Diane &Dan's place for 10 nights ! Very nice well maintained and well organized place. Family friendly as our kids have enjoyed the outside trampoline as well as the cross proximity to the play ground at the park in addition to the beach. Great communications before and after check in . Diane suggested us some nice places for kids. Highly recommended!

We were a family of three spending two weeks in Diane and Dan house. I can not imagine Vancouver without this lovely family. They got in touch few days before our arrival to help us how to get their house. Upon arrival, they welcomed us and let us get familiar with their house. Everything was really really well organized in their house so that you can find everything even with blinded eyes! It was so clean and comfortable so that we felt as if we were in our house. During our stay, we took much benefit from their advices on how to spend our vacation in Vancouver. Meanwhile, my son had enjoyable evenings while playing with their puppies. Their house is located in a quite nice place with walking distance from ocean were you can spend a dramatic evening and a public clean swimming pool. Most of Vancouver natural sightseeing are located near north and west Vancouver and I strongly suggest renting a car to find the opportunity to visit most of these beautiful places. I strongly recommend their house for those who wish to spend a week or more in Vancouver. Hope to find another opportunity to travel Vancouver and their house will be undoubtedly the place where I rest.

I found the suite was the best place to stay in Vancouver airbnb. It's even better than the five-star hotel. Clean, well-organized, and warm. The suite has everything for the daily life. People doesn't need to worry about the cooking. Diane put everything what we need! She is a very responsible and nice person. Also I want to mention about the location: 5 minutes walking down to the beach. 5 minutes driving to Park Royal Mall. 10 minutes driving to DT Vancouver. Also it is quiet. I love to stay there longer and I would like to choose it again next time!

Diane and Dan's place is the perfect location for a Vancouver (URL HIDDEN) a short walk through a beautiful forest with a stream to everything you need.Excellent cafe's, tons of wonderful restaurants, a Fresh Market, boutique shops and every service you could want. It was easy to hop on the bus and explore downtown, Stanley park, shopping at the nearby mall. The Seawalk is great for walking or running. Safe area with tons to do. Much more relaxing than staying in the city, but still easy to get everywhere. Breathtaking location with beautiful views and springs running through the park. We went whale watching and it was amazing, we saw Orcas and Humpback whales! The apartment is large and new, perfect condition. Everything we needed was there. I can't think of a better location if you want to explore Vancouver, but want to relax in nature as well.
