It is a studio flat based on the ground floor in a quiet and typical venetian public courtyard, in central zone in the quarter of San Marco, between Palazzo Grassi, Campo S. Stefano and Accademia.

Please note before booking:
the sleeping arrangements are 2 sofa beds and 1 toddler bed (on request) and, for a ecological choice, the studio is not provided by air conditioning but we have nice ceiling fans instead.

* When you stay in the studio feel like you are at your own home, and please treat it in that way.

* Please, when you exit, close the lights in respect of the environmet.

* No other visitors are allowed.

* Between 1:00 pm and 4 pm and after 10:00 pm, in respect of the neighborhood, it is forbidden to make noise.

* Please tell us if you accidentally break something.

* When you're departing, please leave the space as it was when you came, especially kitchen and bathroom.

The little studio was perfect for a 4 night stay in Venice. Centrally located , close to the no. 2 vaporetto stop from P. Roma so very easy access but very quiet and beautifully decorated. Luca couldnt have been a better host and was very helpful with information about places to visit new eat in Venice. I would definitely stay here if in Venice again.

Seriously the best Airbnb we've stayed at. The apartment is very nice and central, and Luca is an absolutely amazing host. When we arrived, he met us at the boat stop and personally walked us to the apartment. When we arrived, he recommended all the best restaurants and bars in the area, along with giving us tips for activities, and a bit of history about Venice! The Airbnb is small, but has everything you need. There's a couch in the front room that can turn into a bed while there's also a futon that can turn into a bed in the back room. Very nicely furnished/decorated... plus there's a record player with an extensive and varied music collection! The apartment is also very close to the Accademia Bridge where you can purchase day tickets for the vaporetto (bus/boat) to go around town. But getting around Venice is like a maze, so make sure you have maps open on your phone, otherwise you'll get lost very easily. Overall a great stay, and would recommend this place to anyone!

This place is so wonderful, in such a fantastic and scenic area. Directly next to a lovely courtyard with a drinking fountain and along the street of many artisan shops. Tucked well away enough from the touristy places but close enough to walk to all of the most popular spots. Luca was the best host, I was greeted at Sant Angelo so he could walk me to the apartment and was given really interesting information all about Venice as well as all of his top rated places to go! Luca was always on hand if I ever needed him and him and his family made my stay in Venice a memorable one! The place to come if you want to get down deep and really appreciate the culture of Venice!

Luca's place is a jewel in the heart of Venece. It's really close to the San Marco square but in a quiet and not full of tourists area. The apartment is beautifully designed and really comfortable. Luca is kind and helpful host and you can rely on his recommendations about bars, restaurants, coffee places and non-touristic places. Just perfect place to stay in Vinece

Look no further for accomodation in Venice. The apartment is in a great location - a quiet area, but still very accessible to restaurants and all the main tourist attractions by foot (about 15 mins walk to St Mark square, 5 mins to grand canal). The apartment is super clean, practical and BEAUTIFUL! It is spacious, has great kitchen utensils (save money by eating at home) and even a working record player with a great selection of records! A really cool touch. To top it off, Luca is a great host. When we arrived he talked us through his recommendations. He is very kind (when I was feeling ill he offered to show me the closest pharmacy) and he is a fast, effective communicator. The apartment made our trip in Venice. Thank you so much Luca.

Luca's place was our favorite of all the places my wife and I stayed (there were four other airbnb places and three hotels) in Italy for two weeks. It is really comfortable and quiet, with a well-designed set-up to maximize the usability of the furniture and space. There is a public water fountain right in the courtyard (which are difficult to come by in Venice!), and 2 minutes to walk to the least crowded water bus stop. Also, it is in the old city center, but is at least 5-10 minutes from huge crowds of tourists you find at Ponte di Rialto or Ponte d'Accademia, so you feel like you can escape the craziness, but still be in the middle of the action. The best part was the incredible welcome we received from Luca. He showed us his place, and then gave us at least a 45 minute history of Venice, told us places to see and avoid, great restaurants, grocery store, best gelato locations, and best art to see. He even walked us to a few places to be sure we knew where to go. He is a really nice guy, his place is beautiful, and we'll reserve it again in the future if we are fortunate enough to make it back to Venice!
