Ideal for a couple or a small group of friends, this charming two bedroom house is located outside the artsy town of Narrowsburg and two hours from NYC's George Washington Bridge. Enjoy access to my private 2 acres on the Ten Mile River, gorgeous in all seasons.

The space

The legendary Luxton Lake / Ten Mile River region is the setting for the cutest little house in Narrowsburg, NY. Ideal for a couple, a small group of friends, or an artist looking for inspiration, this charming house is located two miles from the artsy town of Narrowsburg, nestled along the Delaware River and chock-a-block with art galleries, antiques, ice cream & coffee shops, a supermarket, gas station, and several of the best restaurants in the region.

Renovated in 2013, this cozy 2-bedroom cottage is furnished with one full-size bed, bunk beds, a claw foot bathtub (no shower), a restored 1950s cooking stove, wood floors, and ceiling fan. It is stocked with soft cotton linens, wool blankets, mid-century dishware, and classic games. Start your morning with coffee on the front deck, and wrap up the day with a barbeque on the back deck.

Located two hours from the George Washington Bridge. Close to Bethel Woods Center for the Arts (15 miles), Callicoon (8 miles) and the Delaware River (2 miles).

The nightly rate includes all local taxes.

Three-night minimum holiday weekends.

Photo and film shoots welcome. Location fees apply.

Strict no pet policy. Please don't ask for an exception. If you want to bring your dog with you, I recommend the local dog boarding kennel Dog Mountain Lodge in Cochecton, NY.

Guest access

In addition to the house, feel free to enjoy the three-acre park across the road that bustles with wildlife and offers a swing set for the kids.

A short walk down a quiet country road leads you to my private 2-acre picnic spot and swimming hole at the picturesque Ten Mile River Falls.

Several outdoor fire pits along the river make a great setting for roasting marshmallows and telling stories. Free firewood provided.

Large back yard is shared with a Vintage Canned Ham, also available for rent on airbnb.

Interaction with guests

I live next door and am available as needed, but will not be intrusive during your stay.

Check out by 11AM

Rate is based on single or double occupancy. Additional guests are $25/night.
A child under 12 months does not count toward your number of guests.
However, a child, one year or older counts toward your number of guests.
You will be asked to sign a release of liability form upon arrival.
Check in time is after 3 p.m. Once your booking is confirmed, we will discuss your plans and what time you would like to arrive. Sometimes check-in times can be flexible.
Check out time is 11 a.m., however I can be flexible about this too, if there is no guest checking in that day.
AT&T cell service works in Narrowsburg, however Verizon is much less reliable.
Free WiFi.
Local taxes included in nightly rate.
No smoking in the house (if you smoke outside, please clean up butts).
No pets allowed. No exceptions.

The house is really nice! We love to stay there! The neighborhood is really quiet. There are few options for restaurants in Narrowsburg and all the area is wonderful. I would definitely recommend Tina's house.

Tina's place is perfect for a getaway from the city. It is just as cute as it looks in the pictures and the proximity to Narrowsburg, Callicoon, and Bethel is perfect. The riverfront property parcel is just an added bonus! Tina is a great host with a wonderful place. Check-in couldn't have been easier. Would absolutely return.

We had a fantastic stay. The house was cozy and clean and had everything we needed for a comfortable stay. Tina was great and gave us lots of tips for restaurants/coffee shops/local hikes. We loved the location and spent most of our time either reading on the porch, exploring the nearby river or driving the short distance to the cute town of Narrowsburg. We are already planning a return trip.

Tina was a great host. She provided us with travel info and hints for where to go hike as well as coffee. Don't let the lack of air conditioning throw you off, while is was in the 80's during the day, the cool nights kept the house comfortable throughout our stay. We are already planning our return trip!

Tina's cabin is The area is fantastic for hiking or just taking a walk. There are plenty of possibilities to see and experience the stunning nature around the cabin.
