We are making our cherished weekend home available to rent for the first time since we had it built 4 years ago. We have spent many happy weekends and holidays there with family and friends but due to a change in our circumstances we are spending more time abroad and are not taking full advantage of the property.
Our home has been uniquely and beautifully furnished by a well regarded Spanish interior designer and would provide a relaxing and comfortable stay for families with up to 6 adults and 4 children. The accommodation is spread over 3 floors and consists of a large master bedroom with a super king size bed and ensuite bathroom, 2 double bedrooms with king size beds, 2 further bedrooms with 2 single beds in each, a second bathroom and large shower room. All of the bedrooms are fitted with electric black-out blinds to ensure a good 'siesta' during the day and of course night sleep.
The main living space is on the top floor and consists of an open plan kitchen with all mod cons, a spacious dining area with table to seat 10, comfortable seating area with TV and wood burning stove. The top floor is also fitted with electric blinds if the bright light becomes too much on a sunny day. The house has an east to west aspect - the front terrace on the top floor faces east and has a large outdoor dinning area and BBQ that overlooks the estate and waterways, and is perfectly situated for a sunshine breakfast and lunch. The rear terraces face west and have beautiful uninterrupted views across a large lake and woodland beyond. On a sunny day it it the perfect place to bask in the sunshine without being overlooked and into the evening to enjoy a relaxed drink with friends against the backdrop of a stunning sunset.
The house includes Sky TV and wifi. As a new build it is very well insulted and is warm even in the cold winter months. Free use of our kayak if you wish (life vests can be hired on the estate).
The house is situated in a private gated area called the Orchid Village at the far end of the overall development which contains 7 houses hence ascribes more privacy, peace and quiet than other areas of the estate. Guests have access to the estates spa with use of heated outdoor and indoor swimming pools, sauna, steam room and gym but please book well ahead should you wish to have beauty treatments. There are 3 tennis courts (guests can reserve a slot by writing their name on the list at the entrance of the court), soccer pitch and large play areas for the kids. There is a newly opened restaurant with a nice terrace, cafe and small shop on the estate for the basics. There are fantastic paths around the estate with great opportunities to observe the local wildlife either for leisurely walks or for fun bike rides. (Bikes are available to hire on the estate or take advantage of an excellent bike hire company situated close to the estates entrance).
Guests have access to all facilities on the estate.
Relax and unwind in the exclusive 4 million pound Art Spa, everything is included apart from the treatment which you can find a price list of at the property.
Balihoo is the new restaurant opened in Aug, snacks ,lunch and evening meals.
There is a on site shop that stocks most essentials, take away coffee and snacks, order your fresh bread and daily newspaper.
There are 3 swimming pools (one indoors) a sauna, steam room, 3 tennis courts, soccer pitch, trampoline, water activities on the lake in season only.
Canoe hire on site but you are more than welcome to use ours, cycle tracks throughout the estate and around the lakes, for the more adventurous there are a number of tracks around the Cotswold water park (bike hire on site ), you can do as many out door things as you can manage.

Other things to note
Upon arrival there will be a hamper filled with yummy treats and a welcome pack including instructions on how to work things in the house, info about things to do, places to eat, opening times of the shop and restaurant etc.
The spa passes will be found within this pack and will be needed to gain entry to the spa.
Codes to the gates and keysafe will be sent out 3 days before arrival including directions of how to get to the property.
Child/ baby equipment can be arranged
The wifi code will be on the box within the property
We provide a few complimentary items, T. Roll in each bathroom, hand soap, hand lotion, t. Towels, oven glove, k. Roll, foil, fairy liquid, dish wash tabs, kitchen spray, waging liquid, j cloth, sponge, dish brush, bin bags, tea, coffee and sugar.
Please keep to the speed limits set at 10mph to protect the nature and wildlife which is wandering around the estate and to keep the Children and guests safe.
There will be a charge to the security deposit if the guest loses a spa pass as they cost £30 to replace.
There is free parking on the estate, we have 1 allocated Space at the property marked 71 and a space for a visitor next to it marked V, there is an additional 4 visitor parking spaces next to the Orchid Village entrance (reserved exclusively to OV guests) and in addition an overflow car park around the Corner for all other cars to park in.
If you are arriving later than check In at 3 pm and it is dark, I must inform you there is minimal lighting to the estate as we are in the country and the Estate is eco friendly so the main lights are turned off at 10 pm so again very minimal lighting a torch would be a wise item to bring.
Early check in on the day of arrival available free of charge if the house available on the day of arrival and agreed with the host.

- Please make sure all SPA passes are left at the property upon vacate, if lost charge of £30 pounds to replace will be charged to your deposit, if taken home by accident please inform Lucy or Neil immediatly so they can organise a substitute and post back to us ASAP.
- Please make sure all windows, doors are closed and electric blinds are down upon vacating
- Please remove all rubbish from the house
- Please remove all outdoor wear outside of the house or in the hall area, please do not walk in the carpets with outdoor wear. The house is only 4yrs old so everything is new and furnished to very high standards.
