An unspoilt gem in an idyllic countryside setting. Tucked away at the end of a leafy rural lane in a small and pretty village, nestled in the Lincolnshire Wolds, a designated area of outstanding natural beauty. A short walk/drive (1.5 miles) from a quaint little market town brimming with antique shops, pubs and restaurants. Historic Lincoln is 30mins in the car. Perfect for relaxing countryside walks, cycling and wildlife. Not too far from the coast either!

The space

A well loved work in progress that really benefits from the wild and wonderful look and feel of the grounds. Peaceful and serene, listen to the birds sing.

A grade II listed farm building that benefits from a number of period barns and outbuildings.

Inside the farm house you'll find an eclectic mix of modern rustic and period design with a splash of bohemia.

The room features a very comfortable bed, lots of draw space, a wardrobe and a desk with a beauty mirror.

The guest bathroom is just across the hall.

Guest access

Entrance via the front door to the house, you shall be given keys so you'll be free to come and go as you please.

There are two bedrooms located on the first floor, with access to your own living room.

Kitchen is shared and will be accessible in the mornings.

Guests are free to enjoy the majority of the grounds, with plenty a peaceful spots available, perfect for enjoying picnics, cups of tea and glasses of wine.

Lots of space to park available. Space to store bicycles and motorcycles .

Interaction with guests

This is our family home so we will be here to greet you and show you around. We'll invariably be around the house somewhere if you need any help or advice on where to go. We're very un-intrusive and we're happy to let you enjoy your own space. As and when you need us.

Other things to note

Well behaved dogs are welcome. We also have dogs of our own, a timid cat and a number of free roaming chickens, so please don't bring it if you can't control it ;) If you would like to bring your dog please let us know in advance.

We'll provide tea, coffee, milk, bread, cereal, spreads and condiments.

A cooked breakfast is available upon request at a fee of £6 ppn (fresh eggs!)

Washing or drying of clothes can be done for a small charge.

Those with allergies to cats and dogs - staying with us is unadvisable.

Please note if you book for multiple nights it is expected that you will leave your room each day by 10am and return no earlier than 4pm.
This is a family house, so if you do come back late, please come in quietly :)

I want to rate Karoline's place at 6 stars because we were made to feel very welcome and for the following reasons. The bedroom was clean, spacious and beautifully-decorated, the bed very comfortable and the bathroom had plenty of hot water and was also spacious and clean. Although we chose not to have a hot breakfast, there were plenty of cereals, and spreads for our toast and a choice of coffee or tea.
