NEW OCEANFRONT LISTING! Welcome to our relaxing front-row seat to the best show in town: the beautiful Pacific Ocean! Situated right on the oceanfront, along the famous boardwalk of Newport Beach, is this gem of a family beach vacation home.
Flanked by 34th and 35th Streets, which are favored by locals, our downstairs 3 bedroom, 2 bathroom home has been a great family destination for many years: the best surf for the “big kids”; the friendliest shoreline for little ones; soft white sand for sunbathing or serious games of beach volleyball; rock jetties to climb and hunt for crabs or shells; close access to groceries, restaurants, shops and excursions….there is happily something for everyone’s idea of the perfect vacation!!
Upon arrival, our guests are welcomed by a spacious garage with designated 2-car tandem parking – a valuable commodity on the Newport Peninsula! And it doesn’t take long to settle into the open floor plan of the living room, dining area and fully-stocked kitchen, which is the command center for all activities. Step out the front sliding doors and those front-row seats are waiting for you, along with outdoor dining space and propane barbecue. Keep an eye out for frolicking dolphins, migrating whales, and other sea life for a spectacular experience you’ll never forget! Likewise, there is plenty of interesting people-watching from our strategic viewpoint, too!
The first bedroom is outfitted with twin bunkbeds, followed by side by side twin beds in the next bedroom; and at the end of the hallway, the master bedroom is furnished with a queen bed, to comfortably accommodate 6 total guests throughout. Both hallway and master bathrooms provide a tub & shower combo. The cleaning and linen fee includes all bed linens, along with bath, kitchen and beach towels for every booked guest – which are completely installed and ready to use upon your arrival!
Most desired destinations are within easy walking or biking distance, so you can park the car for the duration of your stay! The Newport Pier area, including the historic Dory Fisherman’s Fleet, Seaside Donuts, Charlie’s Chili and much, much more, is a lovely 10-minute stroll along the boardwalk at most. A couple of miles beyond that is the Balboa Pier, with even more possibilities, including the historic Pavilion, Catalina Island Flyer, Balboa Island Auto Ferry, The Fun Zone, and a trip to Ruby’s Diner at the end of the pier for great burgers and shakes. You won’t go hungry in Newport Beach!
All bed/bath/kitchen/beach linens for the maximum number of guests are provided as part of the cleaning/linen fee and are attractively installed. Four beach chairs are provided for our guests' use. Additional beach gear or recreational equipment is available for rent from the management at very reasonable rates for our guests: bikes, child seats, trailers, body boards, surfboards, large ice chests, pop-up canopies; plus Pack n Play portable cribs, and portable high chairs, etc. Contact us for more information!
Our guests have the full use of the downstairs portion of the property and exclusive use of the front patio. The upper unit is the owner's personal vacation home. Parking is shared in the 4-car garage with the owner: Left side 2 spaces (tandem style) are for the property owner; Right side 2 spaces (tandem style) are for the vacationing guests. There is NO parking behind the garage, which blocks everyone's access. Guests will be towed!

We’ve included some detailed information and house rules to help you plan ahead for your upcoming vacation. Be sure all your visiting guests are aware of this information. Our goal is to provide an enjoyable experience for all our guests!

Note: Check-outs after 10:00 AM will result in Late Departure Fees. Leaving keys or garage remote at the rental will constitute a late check-out and is subject to Late Departure Fees.
PARKING: (specific details provided on the PROPERTY INFORMATION page)
Parking can be a challenge, so the following instructions are strictly enforced:
-Be considerate and do not encroach on any other parking area, other than your designated space.
-If your vehicle is oversized, it may not fit – then consider your garage spot as storage for beach gear, bikes, etc., and use carport or street parking. Lock everything!
-Respect all other private property in the area/alley by not parking, even momentarily, behind any other garage. Likewise, notify us if anyone is inconsiderate in the neighborhood regarding parking encroachment and we will take care of the situation as soon as possible.
Note: Violations of any Parking Instructions, requiring our intervention, may result in fines up to $100/day. In addition, your vehicle will be towed.
Metered Parking: There is metered and non-metered street parking in the surrounding neighborhood and throughout the city. Note: All Newport Beach parking meters are free after 6 p.m. and before 8 a.m. Be sure to read all posted signs.
Street Sweeping: Be aware of all street sweeping signs on each street as your street-parked vehicles must be moved by 8:30 a.m. on those days to avoid costly parking tickets. Each street has a different schedule. (Tip: you can re-park your vehicle immediately after the sweeper has gone by, no matter what time it is, even though the signs say “no parking” until 12:30 p.m.) Warning: Do not ever attempt to use local commercial parking lots for parking, unless shopping or eating in the actual establishments. Your vehicle will be towed by the establishments!
LINENS: An initial supply of bed, bath, kitchen & beach linens for all booked guests are provided & attractively installed as part of the cleaning/linen fee. Leave all bedding on beds upon departure for easier inventory control, (except for any sofabed or air mattress linens – please remove); place all used bath, kitchen & beach towels plus any sofabed/air mattress linens in the hampers provided. Bath towels are not to be used on the beach!
-Your vacation home will be clean for your arrival; however, daily maid service or linen change-out is not included. Additional services or supplies can be arranged with our office. Call for rates.
-There is to be NO FOOD or SNACKS or DRINKS (except bottled water) in the bedrooms at any time. Evidence of such will result in fines. Help keep our linens/carpets in good condition!
- Do not move or rearrange furniture or entertainment and internet equipment.
- All dishes, pots, pans, & utensils – including any dishes in the dishwasher - are to be left clean, dry, and returned to their proper place at the end of your stay.
-Rinse off all sand from your body/feet every time you enter the home to avoid clogging up the shower & bath drains. (The sand destroys our plumbing!) Foot wash tubs or hoses are provided. Some properties also have outdoor showers or accessible faucets.
-Always check the bottoms of your feet for black tar when coming back from the beach – this stains everything horribly! Use acetone or WD40 (provided in your unit) on a paper towel to remove tar; please be diligent about this! Do not use our bath, kitchen or beach towels!
-Be energy efficient to help keep the cost of our rentals reasonable: turn off lights (including all outdoor lights) & turn down the heat or AC (if it exists) whenever you leave or go to bed. Turn off lights, ceiling fans, heat, AC, thermostats, etc. when you check out.
-Use water sparingly!! We are in a serious drought, and the City is now issuing fines for water usage beyond State parameters.
-We have “vintage” plumbing! Please ONLY toilet paper is to be flushed down toilets – sparingly!
-Do not put wet, sandy towels/suits/clothing in the washer OR dryer…hang wet, sandy items outside to dry first, then shake out all the sand outdoors. THEN, if necessary, launder. (The sand destroys our appliances!) Evidence of sand in our laundry appliances will incur fines. Guests must provide all detergent & laundry supplies.
-For the consideration of all neighbors and other property guests:
Hours of laundry operations: 9 a.m. to 7 p.m. only
Please prevent kids from running in upstairs units - especially before 9:00 a.m.
Please limit late night or early morning showers in upstairs units: loud plumbing(URL HIDDEN)
-Notify us if anything needs repair, replacement or attention upon arrival, as soon as possible:
1.) so you are not held responsible; 2.) to determine if we need to schedule repairs right away, or if it can wait until your departure. While we don’t wish to interfere with your vacation, we want everything to operate properly for you! (Don’t wait until you’ve checked out to report an issue we could have mitigated.)
BARBECUE: Close off gas line or propane tank valve completely after each use. You are expected to thoroughly clean the barbecue grate after each use, and especially at the end of your stay. Failure to do so will result in a $25 charge.
PET-FRIENDLY HOMES: Guests must make arrangements with our office. A refundable pet security deposit will be added to all other fees. You must bring your pet’s own sleeping accommodations: kennel, crate, pillow, blankies, etc. Pets are not allowed on the furniture or beds at any time! Do not leave your pet unattended unless in a kennel/crate. Do not allow your pet to continuously bark whether attended or unattended. Be sure the very best water-proof, de-fleaing precautions, such as Frontline, are being used. Follow all local leash laws and remove all evidence of pet droppings properly at all times in all places…fully bagged and tied. Note all City posted signs regarding the hours that pets are allowed on the beach & beachfront.
NO-PET HOMES: Any sightings or evidence of a pet on the property (interior or exterior) will result in a $250 charge on your credit card, plus any related expenses.
SMOKING: All our properties are strict no-smoking zones. (Patios, balconies & rooftop decks included.) Smokers must leave the property to smoke. Infraction: $250 charge. In addition, the City of Newport Beach prohibits smoking on all beaches & boardwalk areas.
DRINKING GAMES: Drinking games are prohibited on all our properties – inside & outside.
NOISE CONTROL: The City of Newport Beach enforces a “Noise Ordinance” for any occupants of a residence which can result in sizable fines to property owners. It states: Excessive noise at any time (but especially after 10 p.m.) such as loud music, drinking games, constant outbursts of laughter, profanity, yelling, fighting, drunken/vulgar behavior, OR too many guests on the property, will not be tolerated. Neighbors can and will call the police if there are any disturbances. If a police visit to our property is necessary, due to a valid noise complaint, you may be asked to leave immediately with NO REFUND of rental amount or security deposit. Any fines issued to the property owners that were incurred by overnight OR visiting guests, will be passed on to those guests. We monitor any police visits to our property via the police department’s website.
Likewise, if YOU are being disturbed – especially from sleep at a reasonable hour (after 10 p.m.) – we ask that you would call the police non-emergency number, so they can discreetly handle the situation: ((PHONE NUMBER HIDDEN). Because everyone is in such close proximity with little foliage/barriers to buffer any sound, noise travels easily – even normal conversation outside late at night is very loud to neighbors. In addition, many folks around you are not on vacation. On the flip side, you are coming here to relax and have a good time, so feel free to enjoy yourselves in a considerate manner. The official City Noise Ordinance & L.U.G.O. (Large Unruly Gathering Ordinance) brochure is included in each unit for your reading pleasure, along with the number to the police department. Hint: the white noise of air purifier fans, music or T.V. can really help drown out neighborhood noise that just can’t be helped.
GUESTS: The City of Newport Beach requires the enforcement of a maximum occupancy of overnight & visiting day guests, specific for each property. Immediate termination of your occupancy may occur, with no refund of rental amount for numbers of guests that exceed the maximum occupancy. (details provided on the PROPERTY INFORMATION page)
EVENTS: All our vacation homes are licensed for residential purposes only – not for events.
TRASH: You are required to take all trash from the home to our large cans near the alley before your departure. Regularly-scheduled trash pick-up is Monday morning. (During summer months, there is an extra Saturday morning pick-up for all oceanfront and 100 block properties.)
NOTE: Please bag and tie all used baby diapers or feminine products before placing them in any of the indoor or outdoor trash cans. When possible, secure large cans with lids tightly to avoid insect pests. Let us know if you need more kitchen trash bags – all trash must be bagged!
FYI: You may put any recyclables in the regular trash cans, as all Newport Beach trash is sorted in a materials recovery facility, to extract all recyclables.
