Our guest house is located 15 minutes from Colgate University, 45 minutes from Cooperstown, and 20 Minutes from Bouckville Antiques. This is a great space for couples, outdoor adventurers, business travelers, families (with kids), big groups, and furry friends (pets). There are many biking trails, fishing spots and kayaking within a few miles. Hunters and Anglers welcome. GNB Farm Brewery - every Thursday at 6pm - both Road and MTB rides depart from there.
County Ranch with open concept living, dining and chef kitchen. The corian island is the heart of the house and seats 6, Jenn-Air, gas cook-top, standard or induction oven, cherry wood mode cabinets, side by side refrigerator with ice maker and filtered water, dish washer and all the cooking utensils and tableware provided. Two bedrooms on main floor; 1st with queen size bed, 2nd has bunk beds. Full bath with over-sized jetted tub and with rain shower. Downstairs has one full bedroom with queen, air mattress is available for 7th and or 8th guest, small living area and a full bath with shower only. Full walkout basement and second entrance. WiFi through the house and porches, TV on main floor, master bedroom and downstairs (URL HIDDEN) house is heated with wood / oil furnace, smells of wood burning fireplace are present in the house. We live next door and have two friendly black labs and 2 cats that roam the property.
Entire house and grounds. 17 acres with corn field and pumpkin patch.

Contact by text would be best, email will work (use provided wifi). Area map, things too see and do will be left in kitchen! Not all cell phones work in this area, you may want to check your coverage map before arrival.
Other things to note
Hunters and anglers welcome. Guided hunting and fishing tours available.
No smoking in the house. Pets welcome upon approval, pet deposit required and no pets allowed that are not covered by New York State rental insurance.
Firewood will be provided at request or they sell bundles in town.
When you leave put garbage, sheets and linens in the downstairs bathroom. Please leave a clean kitchen (turn dishwasher on before you leave). Text me at check out so we can prepare for the next guest.
If winter time please use basement entrance and leave shoes downstairs to dry out. Wood/oil furnace will keep our shoes and jackets toasty warm.
