The bathroom and kitchen are both shared spaces, so please consider the next person using it.

Only environmentally friendly, biodegradable products are used in this household. To preserve the air-quality of this health-conscious home, there is to be no use of any products with strong chemical scents such as chemical perfumes, colognes, incense, room sprays, nail polish & remover.

The kitchen is available strictly for vegetarian food preparation, storage & consumption (no meat or fish or bi-products of). There is a toaster oven and a regular sized oven. There is no microwave oven.

Limited access to laundry facilities can be arranged.

Cancel up to 5 days before your trip and get a full refund. Cancel within 5 days of your trip and the first night is non-refundable, but 50% of the cost for the remaining nights will be refunded.

I stayed here for a month and had a fairly good experience. Lynn was friendly and communicative. The room was great, and a lot bigger than the other room Lynn lists. The location is excellent-- you are right off the Danforth in a quiet, quaint neighbourhood with grocery stores/bars/coffee shops nearby and the subway just down the street. Lynn asked for a key deposit but then clarified at the end that she learned this is not AirBnb-approved and she won't be asking for a cash deposit from tenants in the future. I think this shows she is very open to feedback and making her tenants feel as comfortable as possible. I would advise potential renters to read the listing carefully as there is no clothes dryer available (Lynn explains this), and no microwave or AC if that is something you are looking for. Renters have access to the kitchen minus Lynn's kitchen/appliances, which is fair. Lynn also works from home, so she will be around most of the time if you run into any issues. There were some quirks to the house; Lynn wants renters to ensure all windows are closed before leaving the house, and also has a specific system for the shared bathroom; you are to squeegee the shower after every use, which isn't a huge burden, but something to remember. It's an older house so the plumbing isn't the best in the bathroom. You are given storage space in the kitchen, but there's not room to keep large luggage/items outside your room if that is something you are worried about. The Internet was a bit slow at times, and cut in and out on mobile devices; Lynn is in the process of resolving her Internet issues with Bell so this might improve for the next tenant. My experience was unique in that Lynn went away halfway through the month, requesting a number of chores for me and her other tenant to take care of (her friends weren't available to help out). I felt bad that I wasn't around every single day to water the plants but hopefully they survived :) The raccoons also got into the garbage one day, but this was my mistake for leaving it out overnight (you should keep garbage in the freezer until the morning of pickup!) Every recyclable container is also to be rinsed out and kept so it is a very environmentally friendly household. Overall Lynn is a sweet lady and if you are looking for a simple place to stay, I think her apartment makes a good home base on the Danforth!
