Ideal for the Gatwick commuter, the race course goers in Lingfield, but also for a romantic getaway or a family holiday in the countryside with year round jacuzzi and summer pool time!

The space

The annexe is suitable for a couple and children under 14 years of age due to limited head room to access the upstairs bedroom and playroom.

However extra adults wanting to stay upstairs are welcome but be aware of head height issues!!! There are 2 full size single beds and one extra fold out bed for a lighter, smaller adult version! Therefore we can cater for 5 adults, though the table downstairs might be crowded at breakfast. Please bear that in mind at time of booking - we don't want to disappoint. 5 is also the maximum number of people allowed in the jacuzzi at any one time though 3-4 would be my recommendation.

Our annexe is set in 3 acres of land, including an orchard, a vegetable garden, a wood and a paddock!

The annexe itself is on two levels.

Downstairs is where the main room with the king size bed is. The room is vast, light, bright and airy with windows on three sides. There is some seating area and a dining table with 4 chairs.

Upstairs is the children's space. The stairs are quirky and require you to walk backward downstairs for anybody over 1m20! There are two full size single beds and a fold out camping style bed.
A possibility of an extra mattress can be requested for upstairs or downstairs for children under 12 only.
A travel cot with confortable mattress is also available on request and can be located upstairs or downstairs. A high chairs, a stair gate, a changing mat and other baby/toddler items can be requested in advance.

The shower room is compact and not particularly powerful.

The kitchenette is also compact but fully equipped. There is a fridge freezer, combi microwave, a dual ceramic hob with extractor fan and also amazingly a mini dishwasher.

A breakfast (fridge) hamper can be ordered in advance. The hamper generally includes the following;
Eggs from our organic free range eggs
Smoked salmon
Bread
Butter and a selection of jams and honey
Yogurt
A selection of cereals
A selection of fruit
Juice
Tea and coffee
Any specific dietary requirement will be endeavoured to be met. Please make requirements known at booking.

"Easy dinner", "light meal" and "prosecco" fridge hampers can also be purchased at booking time. Do ask for details.

The pool and jacuzzi can be used on request. Please ask at booking time that if available and not under maintenance. A two hour slot for the pool and a 1 hour jacuzzi slot are included in the price, where towelling robes, Turkish towels and flip flops can be used. Extra slots can be requested at £10/hour.

There is wifi in the main house which you are welcome to use. However full access in the annexe is currently not possible (we're working on it).

There is free off street parking during the stay. For extended car stay (for example during a holiday abroad via Gatwick) parking is £5 per 24 hours.

Early check-in and late check-out available with extra charge per hour (£10) subject to availability.

Climbing frame; including two 6 foot towers linked with bridge. The climbing frame has a slide, a climbing wall, a rope ladder, a firemans post and some steps. It also has 3 swinging items (2 swings and 1 trapeze).
Children must be supervised at all times.

3 acres of garden; with pool, jacuzzi, elaborate climbing frame (see above). The garden also includes a vegetable plot (with green house and poly tunnel), and an orchard with apple trees, a pear tree, plums and cherries. There is a wood, a paddock (where one day we will have alpacas or donkeys or...??) and a pond.
Children must be supervised at all times.

Walks; our garden is just off a bridle path which gives access to numerous walks. Bring wellies as they can get very muddy. Some of the walk can give access to bikes as well. One walk in particular gets you to a lovely pub (the curious pig), which is a 20/30 minutes walk. There are stiles to climb over so some fitness is required.

Interaction with guests

We will greet you on arrival, give you the keys and show you the annexe and grounds.

We live in the main house and are happy to help with any issues you may have.

Bed side lights are touch operated.

Light switches are quirky as to they are not all in logical places. (Follow labels)

The listing is for 2 adults and children. Extra adults are welcome too, though the extra beds are upstairs and have limited access and headroom. Please be aware of this. Also note that the dinning table caters for 4 (an extra chair/stool can be brought in). Breakfast for extra adults will of course be catered for, however all breakfast will need to be the same. Bedding and towels will be provided for up to 5 beds, however only 2 adult bathrobes are available for the pool and jacuzzi. Numerous Turkish towels will be available. Do please bring flip flops to access pool and jacuzzi.

Please do not smoke inside the annexe, by the pool or in the jacuzzi. The patio outside the annexe is the dedicated outdoor smoking area. Please keep cigarette buts in the ashtray and do not throw anywhere in our garden.

Swim suits are to be warn in both the jacuzzi and swimming pool.

No glassware by the pool or jacuzzi. Plastic glasses can be provided on request.

Children need to supervised at all times in the jacuzzi, swimming pool and anywhere in the garden (there is a pond). Young children to wear swim nappies in pool and jacuzzi. Please bring your own.

We have 2 large dogs, who bark initially and might jump (though we are training the puppy not to) through excitement. They are both harmless and quite friendly. Do mention if dogs make you nervous and we will endeavour to keep them a safe distance.

We enjoyed our stay in this lovely annexe. We have been travelling from Australia for 10 weeks and somehow failed to notice when booking that the property did not have wifi or a television. Not having wifi created problems for us confirming flights and onward travel, together with generally keeping in touch. Not having tv was less major but would have been welcome at the end or beginning of each day to catch up on news or the weather forecast. Sandra provided a wonderful array of food for us to cook breakfast. The property was very clean and comfortable. Their dogs kept their distance. It was a peaceful place to spend three nights.

Spacious annexe with fully stocked kitchen full of great organic foods for breakfast. Plus fresh fruit and juices. Pool was heated and great. My first jacuzzi experience ever, completely wonderful. As a disabled person with chronic pain I stayed in it a lot and it helped so much. The beds are memory foam not box spring so a note I'd like me you're I used to it. My able bodied friends had no issues but if you're disabled/have pain issues make sure you've slept on memory previously as it's very different. Friendly family, really sweet dogs. 7mon puppy as described is excitable and jumpy but in a happy to see everyone way. Older dog really lovely girl. My partner has allergies but they aren't allowed in annexe so his lungs were fine. It took us a little time to understand how to turn the heat on as it got chilly at night (British August weather at its finest) and there was a switch under the stairs we eventually found. Also cooker requires turning timer on first to work which stumped me at first and the grill/micro took me a few goes to work out. A short manual, an "idiot's guide" if you will on coming in blind on these just in case anyone is delayed (traffic in London delayed us but the family were very understanding of our check in moving from 3.30 to 6pm) and doesn't meet everyone the first day would probably be a good thing to add. We figured it all out, we might be the first daft people who had trouble honestly, so it wasn't a problem just a suggestion.

We had a lovely stay at Sandra's, the annex was quiet, spotless and welcoming. It is close to Gatwick but the noise of the planes is imperceptible so don't let that dissuade you from staying. The setting was charming and only a tad difficult to find (if like us you just trust the gps and our own eyes and don't actually read through all the thorough directions that Sandra carefully provided!). We had a lovely stay, fully catered for and perfectly comfortable, thank you!
