Charming self-contained annexe (kitchen/living/dining room, bathroom and bedroom) in my home next to Culloden Battlefield. Own entrance, garden area and plenty parking. Comfortable & spacious - a lovely 'home from home' to relax in after a day's sightseeing.


Brilliant location - short walks to Culloden Battlefield & Visitor Centre, Clava Cairns and Culloden Moor Inn Restaurant. Outlander fans love it!


Rural, but not remote, this is a great base from which to explore the Highlands.

The space

The annexe is clean, modern and very comfortable. It is a self-contained suite of 3 rooms - an open-plan living/kitchen/dining room, bathroom and a bedroom (with king size bed). It measures 530² feet making it spacious and comfortable for both couples or single travellers. It is in my home which is located on Culloden Moor at the very edge of Culloden Battlefield.


The annexe is for the sole use of guests. It has its own entrance via French doors which lead into the open-plan living accommodation. This is a bright room with windows at both ends allowing lots of natural light.


The full kitchen has an integrated fridge and freezer, a larder cupboard, an electric hob, oven and grill, a toaster, a microwave oven and a dishwasher (well, who wants to wash-up on holiday!). The lounge area has a large comfy sofa, electric 'wood-burning' stove, footstool, coffee table and TV. There is a dining table and chairs between the kitchen and lounge areas.
The bedroom has a king size bed, a dressing table and hanging space for clothes.
The bathroom has a large shower cubicle with a mains-fed shower (no bath).


For your comfort, the annexe has its own thermostatically controlled central heating system. You can select a temperature to suit yourself, ensuring that you'll be cosy no matter what the weather does. The individual radiators within the rooms can be adjusted to suit too. There is an electric stove in the lounge area which adds to the lovely homely feel within the annexe. We also provide an electric fan for the rare occasions when temperatures rise in the Highlands of Scotland. The annexe has its own hot water tank which supplies the kitchen and bathroom, including the shower.


Outside, guests have their own seating area with table and chairs. There is a fence-mounted clothes airer for drying off any laundry. Because of my 'out of town' location, my guests usually have a car with them. There is a large parking area within my garden and guests have a dedicated parking space towards the front of the house which is overlooked by the lounge and bedroom windows of the annexe.


The annexe is rented on a self-catering basis and the kitchen includes all the usual pots, pans and utensils. I provide tea, coffee (instant and ground), milk and some snacks so that there will be something to eat and drink on arrival and for breakfast on your first day.
Bedding and towels, hairdryer, toiletries, kitchen cloths, tea towels and detergents plus some basic kitchen supplies (condiments, salt and pepper, olive oil and balsamic) are included. Note that there is no washing machine in the annexe, but there is a laundry basket, pegs, clothes airer and clothes hand washing detergent which guests who were `travelling light` have found useful.


I absolutely love the location of my home and I am delighted to be able to offer the annexe for use as holiday accommodation. I hope that guests will enjoy staying here on holiday just as much as I do every day. Although we're in a rural area, it should be noted that our proximity to the Battlefield, the Cairns and the Culloden Moor Inn, and having Inverness just a few miles away, means that there are still plenty of people around. If isolation and seclusion are what you're looking for, you may want to search for a property a little further out of town.

Guest access

The annexe is for the sole use of guests who can come and go as they please. Although it is part of my house, the access door between the main house and the annexe will be locked for the duration of your stay.


I operate a 'self check-in' for guests. I send a message via Airbnb which includes the code for the key box approximately one week before guests' arrival. You can collect the key for the annexe from the key box next to the entrance door any time after 3pm on the day of arrival.


There are 3 steps from the garden to the access door. The rooms in the annexe are all on the same level.

Interaction with guests

I realise guests value their privacy and therefore I leave guests to check-in, make themselves at home, relax and enjoy their stay. Having said that, if you need me for anything you can just come and knock on the door of the main house and I'll do everything I can to help out. Alternatively, you'll have my mobile number which I give to guests along with the address and directions when I confirm a booking. If it's more convenient, you can send a text.


I'd be very happy to help you make restaurant reservations, book excursions, arrange a round of golf or a day's fishing on the River Ness or River Nairn, etc. All you need to do is ask.

Other things to note

The annexe is closed off from the rest of the house by a door which shall remain locked throughout your stay. In true Airbnb style, the annexe is part of my home and not a commercial property. We always strive to be quiet and considerate when there are guests in the annexe but you should be aware that family life goes on, even when we have guests, and therefore you are likely to be aware of us going to and returning from work, doing housework, etc. We do not have young children or any pets.

Clean, comfortable, spacious and well located! We definitely recommend this place. Cath's place has everything you need -and also the stuff you didn't know you needed. E.g. there was bread, milk, fruit, tea etc. upon arrival - very welcome as we arrived late in the evening. This place is highly functional and also well located, a good base for day trips to e.g. Loch Ness area, Black Isle or the National Park. We would gladly stay here again!

What a fantastic place! The views are spectacular and the accommodations are better than advertised. Check in was simple and straightforward. The annex is very spacious for two people and has everything you'd need for two nights or two weeks. Cath was very easy to communicate with and did a great job of clearly explaining the house rules and check in/check out process. We rented a car during our stay and the location was very convenient to town, the airport and the surrounding sights. Overall a great value and a place we'd love to come back to.
