House Rules

- CHECK-­‐IN is AFTER 4:00 PM PST CHECKOUT is 11:00 AM PST. NO Early Check-­‐in or late checkout. SMOKING – This is a NON SMOKING unit. NO SMOKING is allowed in the home. PETS – not permitted. DAMAGES/RESERVATION Deposit –The deposit is NOT applied toward rent; however, it is fully refundable after departure, providing the following provisions are met: • No damage is done to the home or its contents, beyond normal wear and tear • None of the home's contents are stolen, lost or missing • All debris, rubbish and discards are placed in the garbage can (green bin with locking device at end of driveway) and soiled dishes are placed in the dishwasher and cleaned • The home is left locked • All charges, if any, accrued during the stay are paid prior to departure • No linens or any other items are lost, stolen, or damaged • No early check in or late checkout -- this means you don't arrive before the stated check-in time or depart after the stated check-out time. If you arrive before the check-in time, or depart after the check-out time, then you will forfeit 50% of your deposit. • The renter is not evicted by the owner (or representative of the owner) or local law enforcement. • There has been no smoking in the home • There have been no pets in the home. • There is no underage drinking on the property or in the home. If there is underage drinking on the property, the full authorities will be notified, and the full deposit will be forfeited. In the event that damages or costs incurred for repairs or replacement of the above listed items exceeds the security deposit, additional costs shall be charged to the authorized credit card. If payment is by check or wired funds, then a bill shall be sent to the signer of this agreement for the balance of the costs incurred. The deposit is not to be considered the full amount that will be charged for damages. REPORT DAMAGE – For the convenience of the next guests, please report any damaged or non-­‐operable items. MAXIMUM OCCUPANCY – The maximum number of guests is limited to twelve (12) persons. INCLUSIVE FEES – Rates include a one-­‐time linen and towel setup. HOT TUB – Safety Rules: 1. No lifeguard on duty. Swim at your own risk. 2. Children are allowed in the hot tub only when adults are present. Please maintain constant supervision over children. 3. No pets in the hot tub. 4. Walk slowly around the hot tub area. No roughhousing, dunking, pushing, or wrestling. 5. Keep the area clear of clutter and toys. Toys can often attract young children to the hot tub. 6. No use of the hot tub during thunderstorms. 7. No eating, drinking or chewing gum in the hot tub. 8. No glass near the hot tub area. 9. Hot tub should be immediately covered when not in use. NO DAILY HOUSEKEEPING SERVICE – While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. However, you may use the laundry facilities in the unit. We do not permit bath towels or linens to be taken from the unit. SUBLETTING – The tenant shall not sublet the home. WRITTEN EXCEPTIONS – Any exceptions to the above mentioned policies must be approved in writing in advance. WATER AND SEWER – The home is on the City of South Lake Tahoe sewer system which is very effective; however, it will clog up if improper material is flushed. DO NOT FLUSH anything other than toilet paper. No feminine products should be flushed at anytime. If it is found that feminine products have been flushed and clog the sewer system, you could be charged damages of up to two hundred dollars ($200). NOISE – There shall be no excessive noise allowed after 10PM. Please be respectful of our neighbors. Creating a disturbance, or excessive noise shall be grounds for immediate termination of this Rental Agreement and Tenants shall immediately vacate the premises. A fee of $500.00 shall be charged to the Tenant if the police are called to the home. INDEMNITY – Tenants and Tenants Guests shall hereby indemnify and hold harmless the Owner, Owners representatives, and employees against any and all claims of personal injury or property damage or loss arising from the use of the premises regardless of the nature of the accident, injury or loss. Tenant expressly recognizes that any insurance for property damage or loss, which the Owner may maintain on the property, does not cover the personal property of the Tenants, or the Tenants guests, and that the Tenants should purchase their own insurance for the Tenants and the Tenants Guests if such coverage is desired. GUEST PERSONAL PROPERTY – Guests shall be solely responsible for their personal property and belongings. Items lost, stolen, or left behind are not the responsibility of the Owner, although we will make every attempt to return items found. If items left are not claimed for longer than six months they shall become the property of the Owner. ATTORNEY'S FEES – Tenants agree to pay all reasonable attorney's fees and expense that shall be made or incurred by Owner enforcing this agreement. OCCUPANCY – Tenants expressly acknowledge and agree that the home is for transient occupancy of the home and that Tenants do not intent to make the property a residence or household. WEATHER POLICY – No refunds will be given for unsatisfactory weather, including storms, overcast skies or low temperatures. The home is privately owned; the owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Owners are not responsible or the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of harm from their use of the premises or others whom they invite to use the premises(URL HIDDEN)VIOLATION WARNING
Strict ordinances govern Lake Tahoe vacation rentals. This home cannot be used for any parties/weddings/receptions. Maximum allowable occupancy is 12 people and 3 cars, enforced/patrolled 24 hours/day. Excessive noise or over-occupancy at any time of day will result in guest fine up to $2,000 (as well as any fines assessed against the homeowner). Failure to observe the NO PARTY policy will result in eviction. Absolutely no use of the hot tub after 10 PM; violations will result in immediate fine! WARNING: City of SLT License # 2202

Oh my goodness! Talk about SPACIOUS! We had 8 adults and 4 kids (kids ages between 8 and 11) and the kids never seemed underfoot. We all had space to stretch out and have quiet time if we wanted. Big family meals where all 12 of us fit at the dining table. Plenty of room in the kitchen for cooking meals together. We had a blast! I was nervous that the place looked a bit more formal in the pictures but it's super cozy with extremely comfy plush furniture. The kids enjoyed the backyard(playing in the snow)and the mudroom was a lifesaver as they went out in the snow or the hot tube. The pool room was a hit too! For the adults who weren't into snow activity they had a 5 minute walk to Heavenly Village for shops, etc. or 7 minute walk to the big casinos. For snow activities Heavenly was a bit pricey for us so we headed up the road but it was nice to have the option. Eddie has premium cable channels for movies and all your vegging out needs. We didn't even really need to bring our chromecast with us but we did and hooked it up to both TVs no problem. The only thing that was tricky was the high tech stove top but we called Eddie and he was over helping us out in a flash! Other than that, everything worked perfectly. Oh! I don't want to forget the beautiful bathrooms with the rain shower shower-heads. Heavenly hot showers after a long day in the cold.

The location is perfect, no driving necessary. The house is a great size. We had 6 adults and two toddlers with room to spare. Great place to stay winter or summer! Short walk to the gondola and the lake. We would stay again!

My family and I spent a long weekend at Manzanita House and loved it! The home was great for a family getaway, with the beautiful yard, piano, pool table and hot tub being great hits. The photos don't even do the home justice. The home was very clean, inviting and had everything we needed. The location was also incredibly close to everything. Eddie was very responsive and helpful. We'd highly recommend this home!

We felt welcome at the house. It was as described. The yard was great. We liked sitting out on the deck. Walking distance to the casinos. Eddie left all of the information we would need in the house. We had a great time! We were concerned about the neighbors, there were lots of signs that said we shouldn't be outside after ten. So we would leave around that time to head to the casinos. That was the only downside. Otherwise it was all great!

I had this house built in 1980 for my family and now that the kids are gone it is a perfect Vacation Rental , Two blks to casinos,gondola,skiing / snowboarding,fine restaurants,golfing,shopping and Three blks to private beach with free parking. The property is completely fenced . With lots of flowers and lawn to relax with .
