Enjoy epic sunset views over the ocean while surrounded by lush jungle foliage. The scent of plumeria and the gentle calls of tropical birds will never let you forget you're in paradise. While you're here you'll be a stone's throw from many wonderful places to snorkel, as well as Place of Refuge National Park. This is a terrific base camp to explore Volcanoes National Park, Mauna Kea Observatories, the most southern point of the U.S., a black sand Beach and much more!

The space
The master bedroom has a King bed, the second bedroom has a Queen bed, and there is a King bed out on the lanai -- which is our favorite place to sleep! Wake up to wide ocean views, the floral aromas of the garden, and the cooing of doves. There is plenty of space to entertain in our large open kitchen, living room, and room and dining room. Outside, you can look for tropical birds and lizards while you stroll through the garden. Perhaps pick yourself a fresh papaya!

Guest access
The Sunset Home includes access all of the main floor of the house excepting the storage room in the southeast corner (which we are converting into an office space that will hopefully be ready in time for your booking!). The garden is yours to explore, and there is a shared laundry room downstairs.

Other things to note
IMPORTANT COVID-19 UPDATE

GUESTS ARE REQUIRED BY LAW TO SHELTER IN PLACE UNTIL NEGATIVE TEST RESULTS HAVE BEEN PRESENTED

We are excited that the state has found a way to open up to tourism in a way that is safe and responsible, but IF YOU DON'T INTEND TO QUARANTINE UNTIL YOU HAVE NEGATIVE TEST RESULTS, DO NOT BOOK A VISIT.

Hawai'i has been very strict in enforcing stay at home orders, and subsequently we've been able to keep our infection rates very low. Before booking, please realize that until a COVID-19 test taken 72 hours before your flight proves negative, you will have to remain within the home--that means you'd have the run of the home as well as the outdoor deck that runs along the south side of the house. Until that negative result is issued it would be illegal to step foot off the property. We can arrange to have groceries delivered in the event of a delay to your test results.

The official policy is copy/pasted below.

With proof of a valid negative COVID-19 test completed within 72 hours before arriving, visitors will not be subject to the 14-day quarantine. This process is due to begin August 1, 2020.
The requirements of the pre-travel COVID-19 testing are as follows:
Must be conducted within 72-hours prior to arrival.
Must be conducted at a testing location approved by the Hawaii State Department of Health. The DOH is in the process of developing this program, but anticipates requiring an FDA-approved PCR test from a CLIA certified laboratory per Gov. Ige’s press release. Lt. Gov. Green mentioned that CVS is a national pharmacy that will very likely be an approved testing site. Officials are seeking other large testing partners similar to CVS as well as tests provided by private physicians.
Evidence of a negative test result must be provided upon arrival in Hawaii. Per Gov. Ige’s press release regarding this announcement. They anticipate that travelers can provide either a printed or emailed pre-test certification as evidence of a negative test result.
The traveler is responsible for the cost of testing.
Other details are still to be determined.
Additionally, upon arrival in Hawaii, all travelers will be required to submit a completed State Travel and Health form. (The current form, which is in use for inter-island travel can be found here.) Temperature checks will be conducted. If a traveler has a temperature of 100.4°F (38°C) or higher and/or exhibits symptoms of COVID-19, the traveler will be subject to a secondary screening process.

Visitors arriving to Hawaii without a COVID-10 pre-test will continue to be subject to the mandatory 14-day quarantine.

At our elevation things are a bit more temperate than you'll find it at the ocean level. It's so temperate year round, no one here owns or needs heaters or AC. Our weather is often very predictable as well here in Kona Paradise. You'll tend to find clear skies and sunshine in the morning, a gentle rain in the afternoon, and broken cloud cover through the evening.

At the bottom of a hill you'll find a black pebble beach with excellent snorkeling (we have extra snorkeling gear to share) and pleasant hikes that run north or south along the coast (but bring rugged shoes, as the lava rough is tough!)

I move between Hawaii & Texas for living and work, so I may - or may not - be here in Hawaii when you arrive. My assistant lives in a private studio under our house, so he will be your backup host when I'm not here!
