Hi, you’ll love my place because of it's spaciousness, light and original features. It has a nice size lounge with a fireplace, a very spacious bedroom with a comfortable bed, a well kited out kitchen and a large bathroom with walking shower. It's tucked away from the busy city centre, but close to shops, bars, pubs&public transport.Near London Road station and walkable to city centre&seafront. It's a great space for couples or small families as well as business travellers and solo adventures. .

The space

I'm sure you will enjoy our home which is very spacious, with original features designed in an Victorian style with high ceilings and lot's of light. I usually live here with my son and occasionally my boyfriend so it's a much loved home.

It has recently been decorated and fitted with a new kitchen that includes a large oven, washer/dryer, dishwasher, many pots, pans and cooking spices as I love cooking. Also a selection of cook books, teas and a large dinner table in kitchen. It's a great space to enjoy your food, but also to hang out as there is a lot of sunshine in the afternoon/evening here and good space to use the table for your laptops.

The hallway its nice and large, with space for shoes and coats in the cupboard under the stairs.

The lounge is spacious and light, with a comfortable carpet, a cosy fireplace, lot's of books, games and a guitar if you like playing. There is also space to plug in your laptop/i-phone in the amplifier to listen to music or into the TV if you want to watch a movie. I don't have cable TV as I like to spend a lot of time being creative, reading, making music, doing yoga and lots of cooking and entertaining friends for dinner.

There is yoga equipment in the lounge in the grey and black box and you are welcomed to use it. The lounge it's a nice space for a morning or evening practice.

The stair case takes you to the first floor where the bathroom and bedrooms are located. We have a great size bathroom, with a huge walking shower and a nice and deep bath. It's just been recently done up.

The bedroom I've kept it simple, it's not over cluttered and it has space in the wardrobe for your own close in one of the draws and on hangers. I like the light here and it's quiet. The bed is memory foam and very comfortable. Also lots of space for suitcases. I like to go to bed early sometimes and just read. It's great for that.

On this floor it's my son's bedroom which I very occasionally rent to families with a child. Please send me a message if you are interested in this option, otherwise it's out of use for guests.

The road is in between two parks so it's great for a quick walk to the park. And it's very near a great gastropub which is on my road just two minutes walk if you fancy a drink or a bite to eat.

There are shops near by and also number 5 bus from a parallel road that takes you straight to town if you don't fancy the walk.

London Road station is 10 minutes walk, Brighton Station is 20 minutes walk and the seafront is 30 minutes.

At the bottom of the road or the top of the road are shops, delis and cafes too. It's also near 5 ways and Preston Circus and London Road for restaurants and other bars/pubs.

Also if you require parking permits please let me know in advance as it's residential parking only. There is free parking 5 minutes away.

Guest access

You have the whole house to yourself, except my son's bedroom. There isn't anybody else in the house except yourselves.

Interaction with guests

I will be accessible on the phone and usually there to let you in the property and show you around. If not there, I usually leave a key to get in. Everything is straight forward to use and I am available to chat if needed. Extra towels/bedding is the chest of draws in the hallway.

Nico's home is beautiful. It was clean, bright and spacious. It's located a little outside the centre of town but the walk is fine. We had a fantastic stay and would definitely recommend!

Nico's house was great for our stay, and the house was clearly a well-loved family home with lots of character. Taxis into town were a little expensive, but it was only a 25 minute walk so we didn't mind. Thank you for a great stay!

Nico's house is lovely. Really attractive and welcoming and on a lovely, quiet street and a good location (about 20 mins walk into the centre of Brighton). It's a gorgeous and comfortable place to stay and Nico was great with communication. Definitely one to recommend.

Really charming flat - beautifully furnished. Gorgeous views across to the sea. Good location to explore Brighton. Kitchen is well set out for cooking yourself if you want to. Separate lounge makes it good for spending time together. Possibly useful information if you're going to stay here: it's half way up a quite steep hill. Also, if you have a pram the front door is 5-6 steps up from the street.

Nico's home is amazing! We really felt at home there. It was right next to Preston Park where the Pride festival was and about 30 minutes walk from the seafront.
