Private annexe in extended 1840 cottage; private access. 1 double bedroom, bathroom (roll-top bath), & living-room (with futon) opening out through French doors to large balcony. Extensive views across Ynyslas Reserve, the Dyfi Estuary to the Tarren Mountains. Private parking. Great walks into the hills and to the Nature Reserve straight from house. Bus stop outside to Machynlleth and Aberystwyth town. Continental breakfast incl. A warm welcome to all to this beautiful, special part of Wales!

The space

1840 extended cottage with great character, annexe modern & light with huge fabulous views across to the Tarren mountains. Beautiful walks straight from house. A welcoming retreat.

Guest access

Guest can have access to house kitchen if pre-arranged, provided that guests clean up kitchen & wash up after eating ( no dishwasher). Private use of upstairs living-room with TV, opening out onto balcony providing amazing views. Access to car-port via external stairs from balcony. Private use of bathroom with roll-top bath & hand-held shower over bath. Parking available for up to 2 cars.

- No smoking inside or out. Please take shoes off in house. Quiet respectful guests welcomed.
- Please note potential hazards for young children: the Annexe is on the first floor with an external access staircase that leads directly off the balcony (no stair-gate); also that the drive opens directly on to the main road. Access can be provided to gated garden at back of house by arrangement (please note small pond so children must be supervised).
- Quiet please after 10pm

Nice, clean private annex in a quiet little village with beautiful views from the landing. Tracey was very welcoming and accommodating. Great communication throughout. Lovely breakfast provided. Will definitely recommend this property for a visit to Snowdonia National Park.

We had a fantastic time at Tracey's place, more space than you think and a cosy feel to the annex. The views were great from the balcony and we had a great continental breakfast. Tracey was a lovely host who gave us lots of advice and helped us with anything we needed. Would definitely come back in the future!
