Centrally located adjacent to the Grassmarket and within easy walking distance of the Old Town, Edinburgh Castle and Princes Street, this spacious 1 bedroom traditional Edinburgh Tenement flat is ideally placed for accessing many of Edinburgh's famous attractions.

The space

There is a good size Lounge, Kitchen/Diningroom, Double Bedroom and Newly Fitted Bathroom.
The fitted kitchen includes an electric oven and hob, a microwave oven and fridge/freezer and washing machine.
The bathroom has a bath with electric shower, wash hand basin and WC.
New carpets and or laminate flooring has been installed throughout the property along with new furnishings including a new Kingsize bed and mattress in the bedroom. There is a new double bed settee located in the lounge.
There is gas fired central heating with instant hot water capability.
An Internet connection with wifi has been installed. A hair dryer is in the bedroom cupboard.
Edinburgh is lucky to have 4G in most areas including the neighbourhood where our property is located so mobile devices are well served. We do not have a current TV license or TV in the property.

Guest access

Guests have access to the whole property.

Interaction with guests

We will meet the guests when they arrive and show them round the property. We are happy to answer any questions about the property and location.
We live in Edinburgh so we are on hand to help if required.
The property would be cleaned with new sheets and towels on a weekly basis for lets that last longer than a week.

Other things to note

The property is located on the second floor of a traditional tenement building. Entrance is by a Main (dark grey) door with Number 30 on it. This entrance serves the 9 flats within the tenement. The property is in the old part of Edinburgh (Grassmarket area) and dates back to approx. 1895. The common entrance can appear fairly dark; this is the nature of Edinburgh's Tenement housing but there is lighting on all landings. Once inside the property the features of the old tenement style can be valued, the property has high ceilings and very spacious accommodation areas as seen in the photographs.
Due to the age of the property there is NO LIFT. It is therefore unlikely to be suitable for disabled guests.
We do not have a current TV license or TV in the property at present.
There is no unregulated parking in the vicinity.

We would expect guests to take care of our property and furnishings and to respect our neighbours, especially if returning late to the property.
There is no smoking allowed in the property or in the common stairway.
The property cannot accommodate pets.

You must also acknowledge
Must climb stairs - The property is on the second floor of an old building with no lift. This can prove awkward if you have heavy luggage or a disability.
No parking on property - Parking in Edinburgh city centre is restricted and expensive. We can suggest alternative arrangements on request.

Delightful stay we had in our 3 nights at Nigel's! Very conveniently located to sights, attractions and amenities. Beautiful and spacious apartment made us live very comfortably. Nigel was very kind and accommodating when it came to checking in and out. Superb host and highly recommended!

Nice to stay that close to the city centre, in a neat and spacious appartment. Nigel is a great host( didn't mind to meet us late in the evening) and communication goes easily!

The apartment is nice and comfortable. It has all the goods you need, and the position is perfect if you want to see the city center. Nigel was very kind and polite, even if we had the check out at 10 a.m. he let us leave in the apartment the luggages until the 5 p.m., because our flight left later.

Great location for easily walking Edinburgh! Close to restaurants, bars, and attractions. It's quite spacious and in a secure building. No problems whatsoever! Would definitely recommend!

Nigel's place is very spacious, clean and well-facilitated. The location is in the middle of city centre so that convenient to go anywhere in Edinburgh. Although my flight was delayed and I arrived there quite late at night, he kindly waited for me and welcomed me with big smile. Highly-recommended and I would like to stay there again if I have another chance to go to Edinburgh.
