Imagine a holiday with all that the Gold Coast has to offer at your door, this house is so centrally located amazing location, walk to Convention Centre, new Pacific Fair Shopping Centre, Jupiter’s Casino, Restaurants and surf beach!!

In this 3-bedroom holiday retreat is your home away from home.
You will relax the moment you walk into the bright comfortable space, with in minutes you will be living like a local.
With a blend of air-conditioned comfort and open-air living this house accommodates up to 9 people, if trundles and sofa bed are used.

This great destination is in a supreme location on the Gold Coast, (our Golden Triangle) you can walk to the amazing new Pacific Fair shopping centre, Broadbeach vibrant restaurant/cafe strip, The Gold Coast Convention Centre & Jupiter’s Casino.
The trams have arrived now at the Gold Coast! G Link - offering a great service between Broadbeach - Pacific Fair to Southport - Griffith University and Hospital, with many stops in between.

There is an impressive entertaining deck overlooking the skyline of Broadbeach at the rear water side of the house . The expansive space is furnished with comfortable sofas and coffee table plus BBQ a comfortable dining setting for 8 people, take advantage of the fabulous Queensland climate and dine outdoors all year round.
You can relax with the knowledge that the pool is fully fenced as is the boundary that fronts the water on the canal, very safe for children & welcomed furry friends!

You can have sunset drinks watching the afternoon sun catch on the high rises at Broadbeach while you fish for bream or go for a paddle around the waterways in the 2 kayaks provided to check out the million dollar homes from the water side.

The bedroom configuration is:
2 x queen bedrooms & the other bedroom has 2 single beds with a comfortable trundle under each
There is also a double sofa bed in the TV room if required - really only ideal for 1 adult
The master bedroom opens out to the outdoor deck with a great open plan en-suite including a bath. There is a separate toilet
The other 2 bedrooms share the main bathroom with separate shower & Toilet.
All bedrooms have ceiling fans and split system air con.
Both lounge areas are air conditioned

There is Foxtel which will please all movie & sport fanatics we also supply Wi-Fi internet.

This property is really ideal for two families wishing to holiday together. 4 adults & 4/5 children or a maximum of 7 adults.
Sunrise on Sunshine is in a residential area so in accordance with Gold Coast City Council, (SENSITIVE CONTENTS HIDDEN) and Holiday Rental Group Code of Conduct, Sunrise on Sunshine has a strict NO party or end of school celebrations.

Bond - $500 Bond is payable prior to your stay directly to the owner, Annies Beach Holidays – this is done via pre authorisation on your credit card, a completion settlement is processed if required after your stay, you will always be notified of the amount in advance.
This is subject to the above conditions being met. It is designed to cover any additional costs incurred including but not limited to, any breakage, damage or extra wear and tear in terms of cleaning, garbage removal, repairs, extra guests beyond those declared. etc.

Standard Terms and Conditions of Temporary Holiday Accommodation: Annie’s Beach Holiday houses - Broadbeach

Payment of the rental deposit constitutes the client’s acceptance of these Terms and Conditions.
To maintain the best standard for our guests we require certain conditions to be complied with. The person making the booking (Minimum age to hire the property must be 24 years or older) has sole responsibility the property during the nominated stay.
We appreciate most will respect our property but the occasional abuse requires that we state the following conditions.

House Rules:
Number of Guests must not exceed amount stated for each house unless arranged with the owner. In the event that any additional persons staying at the property, an additional fee may be charged according to our usual rates and/or we reserve the right to terminate the booking without refund
Parties and Functions are strictly prohibited. We respect our neighbours our properties are not ‘party houses’ and these activities are strictly prohibited. By relevant Gold Coast laws these prohibited activities are defined as ‘parties, including, for example, buck’s nights, hen’s nights, wedding receptions, or end of school year celebrations.’
This property is in a residential area. Disturbance to our neighbours, including excessive noise, is prohibited and may result in termination of rental, the noise level must be inaudible from neighbouring properties between 10 pm and 8 am Mon -Thu, and between 11 pm and 9 am Fri- Sun
All guests are expected to behave in a manner that does not cause distress to neighbours or interfere in any way with their right to enjoy their properties. We reserve the right to remove guests who do not adhere to this code of behaviour. In these cases, no refund will be due, and we will not be responsible for finding or funding alternate accommodation, nor will we be responsible for any other associated costs.
The owner of the property may need access to the property occasionally. We will notify you by email or phone at least 24 hours prior, unless we have made verbal arrangements or it is a matter of urgency.
However, we have reason to believe that he property is being used for any reason that contravenes our terms and conditions we reserve the right to enter the property without notice.
Accordingly, this rate does not allow for the Damage, Breakages, Theft and Loss that is caused by the tenant during their stay.
Loss - the owners take no responsibility for the tenant’s personal property.

Pets:
One pet is allowed at this property unless otherwise arranged with the owner, the number of pet guests must be disclosed clearly at the time of booking.
All pets are to be flea and tick treated, fully vaccinated, and well behaved and under control at all times. Dogs are not to be left in the house, on decks, or in yards for prolonged periods of time unattended.
If guests are absent from the property during the day for extended periods, they will make arrangements to have their dog attended to throughout the day. If dogs are left alone and bark constantly during the day this contravenes local noise laws, upsets neighbours and guests may be asked to vacate the property without refund.
If extensive additional cleaning is required, this will be charged to the credit card provided for Bond security.
We have strict pet guest house rules where pets are not allowed on the beds and furniture and pet owner must clean up the yard and lawn area after their pet before leaving the property. Guests will be liable for any necessary cleaning if required.
It must be well behaved so as not to cause any disturbances to our neighbours or 'walkers'.

Check-In & Check-Out procedure:
Once full payment has been received, you will be emailed a code to access the key safe at your property, Check-In is 2 pm EST unless arranged prior with the owners.
Whilst we are more than happy to provide an early Check in and late Check Out wherever possible, this can only be confirmed at the last minute as it is dependent on other bookings at the time. Failure to adhere to those procedures could result in the incurring of additional costs Departure - the property should be left in a similar state to its condition on arrival. Check-out is 10 am EST (unless otherwise arranged), to allow time to prepare property for next guests.
Standard cleaning services on your departure are included in your rates. You are responsible for all cleaning charges in the event that the property is left in a state that requires more than standard cleaning. Linen is collected by the cleaning service, leave the beds made and wet towels in the bathroom. Please don’t wash any of the white laundry at the house, due to colour runs. An extra linen service can be provided mid stay at an extra cost for longer stays.

Our stay at Annie's place was marvellous. The house is just as described: big, clean and quite luxurious. There are two lounges, three bedrooms, a pool and a very large deck. The house is very central and is close to shops. Would definitely recommend!!

It is quite a nice property near big shopping mall and city center. It's full accommodation and convenient for a short time vacation. It makes us feel comfortable and relaxed. Strong recommend.

Very central to most that Broadbeach has to offer including Pacific Fair, Casino, Restaurants & a nice walk to the beach. Very relaxed setting from the outdoor deck area and a beautiful house. Highly recommended.
